Staff is friendly, maintenance used to be super quick and would leave cards in your unit telling you what work they completed. They don't do that anymore unfortunately. Kim in the front office is super helpful.

Moved in Fall of 2009 and have been very happy here. The office and maintenance staff are wonderful. They are always pleasant and and respond to any request in an efficient and timely manner. Also, I feel very safe living here.

I enjoyed touring the community. Heather was very knowledgeable and friendly. She made it feel like home before it being my home. I am definitely leaning towards this being my home. I love that's it's tucked away and that some of the employees live on property.

Loud kids and trash left everywhere on the property. Police raided neighbors unit first few weeks after I moved in. Staff is nice but definitely some sketchy elements in community. Put in a work order 3 times. Not getting repaired and closed out.

The staff is hands down the best. Honestly, when I moved here, I loved everything about the property and staff. Over the years, the property started feeling like it was losing its appeal, and that was largely because of the type of residents moving in. Even when the property started losing its appeal (messy grounds, residents not caring about what they were doing to the property, etc), the staff is what made me want to stay. Then, staff took care of it, and the property got better. They've done MAJOR upgrades! I love that we can electronically open gate access from our phones, gym, and etc. They repainted the buildings for cohesion. It is a great place to live. I would recommend it to anyone, especially because the staff is phenomenal.

Grand Reserve apartments is a really great apartment complex. I really enjoy living here. There are many great amenities here. If there is a maintenance request, everything is done in a timely manner.

Tenants need to do better

My family and I visited the family at this complex last week. The complex nice but the issue is that the tenants run up and down the stairs with their pets its very loud we can hear it from across the pathway. Also there's dog poop on the ground and sidewalks. I should taken a photo of the poop but I didn't want to see that again.

Tampa Palms has been one of my favorite places to live. I moved in 8 months ago. The apartment is beautiful and included the gas stove and granite countertops that I was hoping for. The gym is equipped with mostly anything you would need. Staff and maintenance are timely.

Great Helpful Staff, they helped me move in very quickly. Also the community is very good. The school district as well as the great elementary school nearby, The elementary school does not provide bus as it is very close still its very good in terms of location & connectivity to 75.

I've been in a 1-bedroom apartment for a few months so far. I'd definitely recommend this community for a rental if you're new to the area and trying to figure out where to go next. The apartments have plenty of space. The employees here are nice and helpful. A downside is that you can hear your neighbors sometimes if they're loud, but it's a safe community.

Well maintained apartment complex close to USF and an elementary school. Staff are nice and friendly. A large mall is about a 30 min drive up the 75 freeway. Good selection of local restaurants and shops. No complaints about the parking options here.

Very quiet and clean neighborhood. Feel safe here. The office staff has been great and very helpful in the 4 years we have been here. Especially Brandice, she has helped my family so much with any issues that have come up. Would highly recommend this complex.

Lots of restaurants and shopping centers near the community. Schools and parks are in close proximity. Quietness majority of time. Pool area is nice and the gym has nice equipment. Yoga area as well is available.

The community is good but I wish some residents will have manners and keep the community areas clean. I dislike how some residents leave garbage and food on the halls of the building, and their kids use the stairs as a playing ground rather than use the children park. The people at the office are great, and the maintenance team are very good too. The gym is very nice and the community is close to the highway.

So far has been ok no complaints. Like location and quiet. Only been here 2 months. If I could make a suggestion in I would like to see the car wash place kept up and the volleyball court. They need repairs and upkeep. Other than that as for now I'm satisfied.
