I was immediately surprised entering the neighborhood. It was much more beautiful than I expected. The amenities were all new and clean, and the apartments were so cozy and homey! Visiting in person is definitely a different experience than just viewing online- I'm way more convinced to move now!

Agent very professional, provided tours of 3 units on a horrible weather day. Each unit was move-in ready. I will be leasing a 2/2/2 unit in January 2023. This is one of Tampa Palms best place to live.

Absolutely love the people, love my neighbors and the staff and maintenance guys!! I am friends with all my neighbors and sometimes we meet outside when the dogs call to each other from balconies! And so quiet! Even with so many children and pets

Community is cashing in on the Pandemic Boom. Well maintained swimming pool though short one, A good enough Gym and Recreational amenities with great access to markets nearby. Maintenance folks are awesome but make sure to check the apartment thoroughly before moving in as i had a bitter experience with the move in. Overall Decent Community with a scope for improvements.

It is really great community with convenient apartment plans and awesome pool. Very quiet, with elementary school 9/10, a lot of good day cares in 5 mins by car. Very green and safe area. I'm really enjoy that there are a lot of wide pedestrian ways near the roads. Recommend.

Nice area to live. Sometimes the staff is helpful but anything outside the box goes ignored. Overall if your self sufficient you should be good to go. The premises are nice and well maintained. On occasion people sneak in and party at that club house

The complex is beautiful but my experience has been unsatisfactory. I have a hard time getting management to communicate or follow up. Maintenance doesn't seem to listen when explaining the issues and therefore the problems get swept under the rug and not completely fixed.

Experience living in this community has several advantages such as nearby places to eat shop. Advantaged and excelled further this community offers a world of education in walking distance. Great spot for pets.

This apartment is very nice and comfortable. All staffs are very kind and ready to help us. We enjoy the swimming pool with clean water and fitness center. I think our family will be able to make good memories while staying here.

Love it here. Since I moved here in 2019 the management group has not disappointed me. The employees here really try hard to make the residence feel at home on the property?since many are from out of state. Most of my neighbors are very friendly and willing to talk & share their backgrounds. That bonding experience between neighbors is essential towards a positive environment. Anything that the management can do to foster neighbors talking to neighbors is a step in a right direction.

This Community is quiet and safe to live so far. Maintenance works are done in a timely manner. There are couple of difficulties here. One, the postbox is located near leasing office for all the apartments, means you have to have long walk everytime to get your posts. Secondly, surprisingly there are not much (NO) Trash cans in the common places. You have to go into your apartment to throw the Trash or you have to go to the Centralized Trash place to throw even a single piece of paper. Common floors are not cleaned on a regular basis. From Security standpoint, they have automated gate using Access card and thats good. Elementary school is just a mile away. Car vaccum, Car wash place is provided with Water which is an added advantage. Vallet service for Trash is provided to compensate the difficulty in walking long distance to clear Trash. Means, Box is placed outside each apartment where you can keep Trash in a fully covered Cover and some person will come and collect everyday in the evening except Fri, Sat I guess. Tennis Court, Volley ball court, Fitness center and Swimming pool is available for everyone. Children play area is small with not much things to play. Amazon HUB is available where your packages from Amazon will be delivered in a safe way. McD, 7Eleven, CVS, Taaza mart, BJ's, Olive Garden are close by.

The Grand Reserve us a wonderful place to live. The staff, especially the maintenance guys are great. The pool is well kept and the neighbors are friendly. All of my maintenance requests are always handled immediately.

All was good except that it seems many residents do not adhere to community policies regarding common area usage, parking, trash, etc. Also, I'm not sure why it is allowed that young children are allowed to play in the parking areas at all times of the day. It is extremely unsafe and disruptive to other residents.

The community and complex overall is fine. Pretty well kept and appearances are clean. Maintenance requests are quick to be serviced. Be prepared to be squeezed of every last possible cent on the dollar and have your rent costs increased hundreds of dollars every year for no logical reason.

Pretty quiet and well kept community. It has a great pool and gym available for all of the residents. Maintenance is wonderful and they always give my dog a treat whenever we are on a walk around the neighborhood.

Excellent place to live. Well- maintained property. Great customer service. Superb maintenance and front office staff. Manager is SUPER! We moved here a year ago and have been happy with our choice. The area is beautiful, has great exercise opportunities and is close to shopping, medical facilities, and recreational spots. This is a beautiful place to live.

As I personally love animals, I once gave them some cat food when I found a raccoon. However, after contacting the apartment, I knew it was a wrong behavior, and I felt so sorry. But it's the kids in the neighborhood who are the most annoying, running around parking lots and houses screaming, and even Posting warnings on the first floor. But nothing changes. They even leave their garbage in the hallway.

I love the community. Me and my daughter feel very safe. I love the people everyone's so nice. Maintenance comes very fast, beautiful and spacious apartment. The pool star is so beautiful that's a plus.

We have had a wonderful stay here and have been here for almost 5 years. The location is very strategic and close to I 75 . Stores such as Publix, Lowes, BJ's Home Depot are less than 5 minutes drive. Community is excellent
