We love it here. There is tons of light in the apartment and the apartments are so spacious. The staff is super friendly and I love the people who live here. I haven't even been here for a year and I know for a fact I'll be living here next year. We love living here!

Living hear is Expensive, parking arrangements are not convenient. To find a convenient parking, you got a be lucky. If not you have to walk a long way. Everything else is good. Need to pay the attention for cleanliness too.

My experience with this community is great and I would let my friends know about this community. The office staff has a great attitude and the maintenance men treat every tenant with respect. I'm glad I move in a wonderful community.

Beautiful place! It's practically a challenge to find a problem here. The units are very nice and the neighborhood is excellent. It's not easy finding a good apartment complex in Tampa with natural gas stove/fireplace/water heater, so it's one of the key reasons why I leased here. The leasing staff are very friendly and they answered every question I had.

My move in experience was exceptional! Everything inside and outside of apt was clean and everything worked onside apt at move in. The community grounds and amenities are very well kept and our 1st resident event we attended was very welcoming. Community is filled with extremelt friendly and pleasant people and neighbors from all sorts of backgrounds. I recommend this community to anybody wanting to live here.

Not good. The apartment has so many issues. Mold, equipment failures, water leaks, plumbing issues. Every week there is at least one problem. The community management are not courteous. Sometimes, major repairs are carried out without any dust covers or any protection material. I have young kids and worried they will have health issues due to unhealthy repairs done.

We absolutely love the gym and pool. Everyone is always so nice in the community. The maintenance are always friendly and very professional. The only issue we have is the parking and the flooding that occurs during the rainy season

I think the service quality worsened after the management company changed. When one staff came to my room to clean the patio, I asked him to take off his shoes and used the slipper in my room. However, he declined my suggestion. I rejected cleaning of the patio. When the light bulb was broken, maintenance staff entered my room and changed it without my permission. I didn't think someone entered my room while I was out of room. Some staff started lawn mowing from 6am with very very large noise. It also happened after the management company changed. I like this apartment environment and front staff's support. I hope the maintenance should be improved soon.

Well maintained and clean. Friendly staff and friendly maintenance staff. Concerns are handle immediately and professionally. Located in a great area and close to everything. The apartments are well kept.

This is my first experience living in an apartment and so far it has been very positive. Any issues with maintenance have been quickly handled and every email has been answered promptly. The front office staff is always friendly and work quickly to solve any issues that arise.

The apartment complex is really nice, although the parking can be a pain if you work nights. I come home and often have to park a ways away. The amenities are all really nice and the dog park was one of the major reasons I decided to live her. There is a fee for trash which is okay but often times neighbors don't lock their trash in causing raccoons to get in and cause a mess and nothing is done by the staff. I have also been charged wrong amounts from my statement before and had to fight for my money back which is a little sketchy considering that the apartment isn't cheap to begin with.

Grand Reserve is a great place to live. Staff are very friendly and willing to help where needed. They have many amenities for all. Near major shopping areas and A plus schools. Good place to raise a family.

The apartment has a large open layout coupled with large windows that helps you feel relaxed and at ease. Amenities within the apartment are high in quality such as with the granite countertops and wood flooring. The staff are friendly and shared areas such as the pool and fitness center are better than many other apartment communities in the area.

Great complex. Safe community. Updated apartments with nice appliances. Maintenance has a lot of ground to cover for one two people. Some requests get fixed while others do not. Few issues still reoccurring. I do enjoy living here.

The staff is very professional and always helpful and friendly. The community is always kept clean and it is a very safe environment. The people that live there I find to be professial working people and they are also very friendly. There is NEVER any disturbance like excess loud music playing etc etc. This community is very quiet and people are very respectful to others. This is the BEST apartment complex I ever lived at. LOVE it.

The apartment complex is located in a great location. It is very close to interstate, restaurants, and shopping. We paid a lot of money for a very small 2/2 apartment. The rent increase each year is drastic ($45). The grounds could be maintained better and residents could be held more accountable for pet waste.

Grand reserve has been great thus far! Any service complaints have been handled in a timely manner, and office staff is happy to help whenever there is a problem. The apartments are well kept up, and amenities are also excellent.

The location is great near the best elementary school in Tampa, which is the reason we moved in, and with grocery stores and others stores close by. The staff is friendly and the amenities are great. Overall, the apartment is in good conditions as it has been renovated a few years ago I guess. However, the windows are kind of falling apart with pieces of the frame broken and they did not provide any insulation form noise and outside conditions. Being on the ground floor, the A/C units are near our bedroom windows and when they are running it is like they are in the bedroom.

The staff is great and very prompt replies. Really my only major issue has been with limited parking at times. And kids tend to treat the parking lot like a playground and had several instances where they dart out whip turning a corner.

Overall, my experience here at The Grand Reserve at Tampa Palms Apartments is good. Its has its ups and downs like everything does so I dont expect it to be 100% good, but it does have more ups then downs.

Ive only been living here for about a month now but I absolutely love it! The gym is a reasonable size and doesnt get too busy, the dog park is great, and I love the pool. The package delivery system is great as well and the staff is extremely friendly. I really appreciate that guests can park anywhere, which is something that was always a problem for me in previous apartments

This place is made perfect, even for a family of four! Its safe for kids to just be kids and play around. The families here are just that families everyone is here to support. The place is well kept up the clean up crew is on point!
