I was in need of an apartment immediately and Kayla made it happen in 2 days! She was prompt and made it happen. I never had to leave voicemails because she always answered her phone. The apartment was move in ready. No complaints other than parking can be a challenged u get home too late. Limited handicap spots available.

Good sized apartments, perfect location for a family with small kids, easy accessibility to grocery stores, Indian stores as well, easy accessibility to I75, great pool and gym area ...friendly and helpful staff, neat and clean community....

I feel that the maintenance team and leasing team care about the community. The complex itself has more features and amenities than I've ever experience before in a prior apartment complex. The unit came with fantastic modern appliances. Maintenance Team has been great the vast majority of the time, however with my latest work order, no one came, the issue is still visible, and it was deemed resolved.

Correct apartments in a calm part of Tampa Palms. Spent here most of my time in 2020 due to COVID lockdown, and enjoyed the community & neighborhood. Amazon locker inside the property is a great feature. Communication by staff members could be improved.

The apartment is really nice. We got bottom floor, middle apartment so it's a little loud for us. Lots of stomping above and you can hear if someone is in the room next to the wall you're near. Great sized room for 1 bedroom.

Overall is good. I found some black hair in my bathroom, and the toilet flushing system seems have some problems. Every time I flush, the water inside may come out, which is quite annoying. The rest looks good for me.

Grand Reserve is a beautiful, family community that I would highly recommend. The apartments are spacious, updated, and have a great floor design. I especially love the large kitchens and in-unit washer and dryers. Amenities at Grand Reserve are gorgeous and the perfect way to relax or workout.

Grand Reserve is a good apartment to live. Quieter neighborhood. Most of the staffs we have communicated were nice and friendly. They try to keep the place clean. Sometimes parking might be a problem. Some areas have problem with phone network. Overall, its a nice apartment to live in and all the necessities are nearby.

After looking at several apartments this one was our choice without question. The staff was friendly. Kayla helped us through the whole process. On top of the the neighbors are friendly and there is never any noise. Maintenance is always riding around just in case you need anything done and they are very welcoming.

So far, so good! A few things weren't thoroughly explained to us upon arrival, but we have been able to figure everything out. The service from some members of the front staff is horrible as they don't seem to know how exactly to help and some even ignore my emails asking for clarification, but a few of them are great (to my mind comes Kayla!)

Beautiful apartments which were perfectly clean on move-in. The staff here are genuinely very nice. The community is quiet, but people wave and say Hello. Beautiful location. Great walking/biking paths. The apartments all have exterior entrances and there are no elevators. There definitely isn't enough parking for everyone, but they are flexible (as long as you don't park in the No Parking Zone, they won't tow/ticket you). I have absolutely no regrets about renting here!

Overall, it's been great to live at the Grand Reserve! The good is the value of rent, sense of community, and parking availability. The biggest and one of the only complaints I have is we had a pest problem that never got under control and was slightly ignored by management.

It's ok. I have no significant complaints. But I never dreamed of having to live below an apartment where big foot and attilah the hun resides...at least that is how it feels to listen to banging and bar bells dropping constantly. I have contacted the team 3 times with no true follow through. I was told we have to learn to live with each other. But with all of us having to work from home right now, I would assume the staff would at least make a concerted effort to encourage neighbors to be considerate of others and keep the noise down since we are advised to work from home for the time being. I was awakened after midnight by said occupants and called the service officer. Still no office follow up and no replies to my emails. but overall, I have no real complaints about the apartment itself. Just the noise level. I have lived on the first floor for some time and never had this issue before so it's disappointing.
