Great location, excellent management and maintenance staff. For every question or concern or maintenance issue I had received a reply almost the very same day every time. I strongly recommend living here if you can afford the rent rate and the cost for a garage so that you have parking.

Very quiet and peaceful. I feel that residents should always contact the office with complaints instead of directly confronting other residents. Otherwise the parking facilities are sufficient though, lighting can be improved at night,

The leasing office staff are always professional and courteous. The complex is always clean and parking is not usually a problem. The only issue I have is with maintenance marking service requests as "complete" without resolving this issues and that non-emergency request can take up to 3 or 4 weeks to be resolved.

I have really enjoyed living here. The services and amenities are very good. The grounds are clean and the other tenants are very nice and helpful. The ground keepers assist with any issues in a timely manner.

Overall good, my family is satisfied with this community.The community has good sanitation and environment. The office has a good working attitude. The maintenance personnel do their duty. The location is good. The entertainment facilities are also very good. Residential management is also very good. In a word, the whole is satisfactory.

I would never live here or let anyone I know live here. We have had many things stolen out of our apartment. Our roof has been leaking since the first day we moved in. I have had my car hit a few times in the parking lot by the drunk college kids flying in and out of the neighborhood. The mold is out of control everywhere. Staff is rude and have no idea what's going on half the time.

We love living here. Our apartment ( the Florence) is just what we need in terms of the large size and open floorplan. You can't find anything like this anywhere in this price range. The proximity to shopping and restaurants is unparalleled. Even the post office is minutes away. Rush hour traffic often isnt an issue with so much so close by. The office personnel somehow remember names and where we are very friendly and helpful. Maintenance guys are friendly and efficient too. All in all this is a great community.

I was a resident of this property for 4 years and was very pleased until a recent change in the management status with the assistant manager, who was very abrasive and several times in my presence the manager override decisions she made concerning guest. Unfortunately, I was evicted in July. I've been a student for the last 3.5 years completing a PhD degree, which I had started a few years ago, however was involved in an abusive relationship encountered debt from this and it left me struggling to keep my head above water, but was maintaining. However, again after they brought this new assistant manager in she was not as accommodating as others. I had five days to respond to the eviction. Finally my funds from school arrived that I was relying on to get rent paid. I went downtown to deposit June and july's rent on the 5th day into the Courts Depository. The desk clerk informed me that the judge signed off on the eviction on yesterday , which was the 4th day and the law states the tenant has to have 5 full days to respond to the eviction process It's the law, and the desk/window clerk agreed with me stating she does not know what happened, and was wanting to escalate it higher to her boss, but I chose not to and I left the court house making immediate plans to vacate the property. But I'm sure it was an agreement between Greystar Attorney and management staff to get me out of the property, which has damaged by credit and certainly my options of renting another property. I have never experienced anything like this before in my life. However, i am following up with the 5 days I was not giving to respond to the eviction. Moreover, the property is not well kept. I was paying over $1500 per month and it was not close to this worth of money. The front door is faded out and rust spots everywhere, my garage got flooded out due to a broken pipe left mildew everywhere and water standing for more than a week, water leaks inside the apartment, and for an high end apartment paying this amount of money, the amenities are very low class and does not equate to the money being spent at this property. No custom blinds, no chrome appliances, cheap washer and dryers but you paying out this ridiculous amounts of money monthly to live in a dump!!! When I moved out, I had a detached garage that I uses for storage; there were rats abd roaches all over my personal items I had to unpack these boxes and wipe down items and repack in different boxes! Terrible!!! And these cheap made garages are a joke for the amount of money being charged! Greystar and their Executive team is a bunch of scammers taking people money to live an indicated lifestyle of their own!!! That's their MO money!!! Sometimes it's good to have doors closed and in retrospect, I'm glad because I'm not jacked up highway robbery, because it is for sure a rip off!!! Management feel like they can charge you high sums of money to live here because the area that's it located in, so they can get away with it!!!!

I loved it here for the last 5 years. Now I can't wait for my lease to be up The new office staff is the worst. No one ever answers the phone. Before you always spoke to a person. Now you have to leave a message and keep checking your email waiting to hear back from someone For the rent prices the least they can do is answer the phone !!!!!

Great place, management, and close to almsot everything. Rent is a little high but its worth it for the place and minimal noise level. gated community which is a plus even though it is very easy to sneak in behind someone, wish it was harder or the gate closed faster not letting in 5-10 cars at once

I honestly have had the best experience moving here to the Grand Reserve At Tampa Palms. I relocated from New York to Florida within two weeks with ease. The entire process was great from start to finish. I applied online had the ability to choose which unit I wanted and sign my lease online. it was simple as 123. My leasing agent Rob was awesome and kept in contact with me through the entire process if I had any questions. Once we left New York and arrived in Tampa , the community was just what I saw online absolutely beautiful. I would definitely recommend the Grand Reserve At Tampa Palms for a great living experience.

I have been very pleased with my time living at The Grand Reserve. The staff (from maintenance to office staff) has always been professional, helpful, friendly and most importantly, accessible. I would not hesitate to recommend this community. The only reason I plan on moving is to relocate closer for work. Otherwise, I would happily sign a new lease as long as the pricing did not change too terribly much.

Overall good. My issue is with lack of oversight of the younger residents. Doorbell ditch and damage to my vehicle have been a problem and I havent been here that long. The unit needed better cleaning when we moved in as well.

We moved into the Grand Reserve a few months ago and have found it to be an ideal setting for our young family. If you have little kids, it's perfect -- it's a 10 minute walk to Chiles Elementary, and the Tampa Palms area itself is very pretty, with well-manicured landscaping and curving sidewalks that walkers/runners will love. The apartment complex itself is pretty, peaceful, and well kept. Cons: the gym is kind of small but I think they will be renovating it soon. Also, we have noisy neighbors upstairs who seem to stomp instead of walking, but we just shrug and deal with it because we were noisy upstairs neighbors ourselves at one point (especially with little kids!). Overall, I recommend it wholeheartedly: the Tampa Palms location is perfect and the complex itself is the nicest option out of all the nearby apartment complexes.

The Grand Reserve at Tampa Palms is an EXCELLENT place to live if you're a student, a middle aged couple working a hectic schedule, a couple with young children or a retired couple. It's beautiful, roomy and convenient. Even our refuse is picked-up at our door 5 times a week... not to mention the nice little play park for the kids, volleyball court, workout room, swimming pool and auto center for keeping our cars clean. Our office staff is really very helpful, nice and sweet too and our maintenance staff get the job done right. The neighborhood is excellent also, off of Bruce B Downs, very close to just about everything anyone could ever need or want and it's right around the corner from Interstate 75 North and South on ramps. My wife and I plan to stay here for the rest of our lives! Thanks Grand Reserve at Tampa Palms for our BEST apartment rental experience EVER! ~Joe Huguenard~

I love living here. The staff at the leasing office are always courteous and friendly. The greatest feature is the response time of the maintenance department. Any issues that I have are resolved within 24 hours. They do a great job with keeping the surroundings clean as well. There a lot of families that live here so the community feels safe.

I've lived here for about 6 months and I am very pleased with the community/staff. Meghan assisted me with my flawless move and the remainder of the staff is pleasant. I have a dog and she is always excited to see the maintenance guys on their golf carts because they hand out dog treats. It's a nice touch and really makes us feel welcomed. The area is convenient for work and play. My husband and I enjoy going to Peabody's on football Sundays. I would recommend The Grand Reserve to anyone looking for a quiet area and newer style apartments! A+

Despite a few flaws on behalf of the leasing staff and quite a few cleanliness issues upon move in, I really love being a part of this community. Everyone is very friendly, the area is great, I feel very safe, and the grounds are beautifully kept. I would recommend this community to anyone looking for a luxury apartment in the New Tampa area. I looked at about 12 apartments and condos and The Grand Reserve was my top pick since I saw it (it was the eighth I looked at).

Renter beware! You need very deep pockets to rent here. When I started renting here less than 2 years ago, I've renewed my lease twice because it's convenient to my work and did not want to go through the hassle of moving. But in that time, they've increased my rent each time to a total of $148 per month in that time period. They're owned by some company out of Texas called Greystar which I think must be another name for the Mafia. They also charge you for additional things that at most other rental properties are optional like trash pickup, HOA fees (yes, I also thought these were paid by the owner) and service fees on each rent bill which I guess is for the privilege of e-mailing your your rent statement. I've protested the rent increase each time as I consider myself a good tenant in paying my rent on on time each month and being a quiet tenant. But I'm always told I'm still paying less than the current "market rent". Must be why people are moving out of here all the time! Parking is horrible. Because they don't designate assigned parking spaces or guest parking, you can forget about a space anywhere close to your apartment on weekends or after 5 pm on weekdays. Oh, but you can rent your own garage for an additional $100+ per month. Like I said, Tony Soprano would love to own this place!
