Rude office staff

Not impressed with anything so far during my stay and deeply regret my decision. Please do your research beforehand. Especially for what the price is, you think that the upkeep would be high priority and it is sadly not.

I just moved in this apartment. The process of move-in was smooth. Residents can send their elementary school children to a school that is a 9 out of 10. The pool is fantastic. Its size is the greatest in Tampa apartments. The business center hours are too short. Extending the hours to 7am-9pm would be beneficial for residents.

Quiet community, apartments are a bit outdated and could use a remodel. Parking not great, office staff hit or miss, water not great (both pressure and availability of hot water). Maintenance staff very friendly.

A lot of Richard it's disgusting and ants windows messed up outlets have roach residue outlets are warn out the windows weren't even clean nor shower rusty dish washer the wall separates from flooring

Starting from the office staff eing very helpfull in many aspects to the timely maintenance responses. I do recommend liveing here also for the great school ratings and friendly community. The grounds are maintained and amenities are in good shape.

Beautiful safe place to live but really thin floors and noise above is pretty awful. Top notch maintenance staff. Extremely fast responses to any maintenance issues. Office staff is hit or miss depends who you get.

The apartments themselves are very nice. Not too noisy, nice kitchen, and love the high ceilings. Maintenance has been prompt. I've had a few issues with roaches but we are on the first floor and traps seemed to work pretty quickly. My biggest issue is parking. I get home late at night and can NEVER park near my apartment, so I have to walk far through the dark parking lot. I know the complex is fairly densely packed, but if they charge for parking permits you should get a reserved spot. Guest parking isn't regulated either. Not sure if I'll renew as I don't think a one bedroom is worth $1750.

Very clean and nice community with good size apartments and nice amenities. Nice friendly neighbors. Very nicely located to lots of stores, parks, and schools for families. Lots of parking available so no need to stress about that

Took a tour of the location. It looked nice and Arlene was super sweet. I liked that there were a lot of amenities, but it ultimately wasn't exactly what I was looking for. The units themselves look good, though I'm not a fan of the fireplaces.

The Sales team is nice, friendly, and knowledgeable. the Maintenance team is outstatnding and responsive. Neighbors keep to themselves and are respectful and friendly. Nice amenities. The overall nighborhood is very nice and in an area with all the essential shopping. Great place to live.

It is a decent community for the size of the apartment. Not is everything always addressed but they do try. Building are getting a little outdated but that is expected for rentals. But know up front it is not always what you see is what you get.

The Grand Reserve is by far my favorite community. I absolutely love the gas ranges in the kitchen the nine foot ceiling and most of all the spacious floor plans and layouts. I lived here in 2010 and I'm happy to possibly make this my home once more.

Apartment is OK; fixtures in good shape; decent flooring and utilities; community is in below shape; dead grass; dog waste; lots of litter. Price is not reflective of value. Price increases with no major capital upgrades to community or units. No renewal incentive like fresh paint or new carpet. Valet trash bins size decreased but Price stays the same. Office staff is very mediocre.

Overall this is a great community. The staff are all very kind and helpful. The apartments are beautiful inside and out. Parking is also never an issue as there are plenty of spots available at all times. I really like living here and would definitely recommend the community.

RUN. The management team is the rudest professional people I've ever come across. Our time at this community was not fun to start with (they messed up/forgot about our contract and blamed it on us, almost had us paying month-to-month which was ridiculously high to begin with) nor end (the 60-day ahead notice got lost in the email and now we have to pay another month of over-the-top expensive rent). We've spoken to multiple tenants who cannot agree with me more. At this point, I just never ever want to come back here or see these people ever again.

Not good. Maintenance is very slow. At the time of service, technicians are not polite. Leaving dirty spots (footprints, dirt, etc) after service. No effort listening to residents. No respect. No further explanation or follow-up from office staffs.
