The Grand Reserve has been a great place to call home. We are in Tampa for 1 year. I greatly appreciated how few hidden fees (trash, pet, etc.) there were. We had considered another location that was "cheaper" until we added up monthly fees and found the difference between there and Grand Reserve was ~20$/mth. That said, I could not afford to re-up my lease if I were to stay. The price per month has increased almost $400/mth for next year. I will actually be discouraging the next physician trainee from renting here as a result.

I like the community. The neighbors are nice. Most neighbors are quiet and courteous. Pet owners keep their pets on leashes or carry them in their arms. During the last few months, parking has become difficult. I have to walk too far at night to get to my apartment.

Nice, Quiet, the grounds are kept well. Maintenance is really responsive, the office staff is as well. I have been here 3 years and have never experienced an issue with parking. They go out of their way to ensure your stay is comfortable.

Use to be cleaned but now garbage is left in hallways and smells . At least it did but I had to clean up neighbors mess because .management will not . This problem is on going and would not recommend anyone moving here

Since we moved into this community, we appreciate that this place has a lot to offer,?excellent staff, auxiliary workers maintenance people so friendly and accommodating, skillfully trained to their job,.. the environment is calm and collected, with safety measures posted around, well kept areas, amenities are well maintained. This community is the center to access nearby establishments that is so perfect for every resident would enjoy like Post Office, Banks, Restsurants,Grocery Stores, Gasoline Stations, Pharmacy,Pet shops and all?.It is indeed a recommendable place to live.. the comfort,the security and feeling you belong and well respected? thank you for this opportunity to express my appreciation as a long time resident of this prestigious place . Community is accessible to all the areas needed to function e.g. stores, post office, drug stores, restaurants, etc. I am very active, so Flatwood park is near, and the area in New Tampa is very conducive to walking, riding a bike, etc. Lastly, love the greener everywhere and nature. Awesome location!

Overall just "fair" is how I would rate this apartment complex. Great location to i75 and in a well kept area of Tampa Palms. The complex itself seems to have gone downhill a bit since I moved in almost two years ago. Landscape needs to be tended to as many weeds have overtaken the mulch beds around many of the buildings. Good amenities - pool, gym, volleyball, hot tub (when working), dog park, etc. I have a unit towards the back to frequently throughout the day delivery trucks and maintenance workers will be making noise but that's not a huge issue, just kind of annoying at times. Rent is a bit pricey in my opinion for a 1bd 1bath but I guess that's the norm these days.

Cons : Great area. Good school, on the higway, good restaurants and pharmacies near by. Good maintenance staff. Pros : very rude office staff.. literally do not know how to respect the residents once you are 1-2 yrs old in the community. If we follow up for amenities they never care on top of it they are argue as they offer all these amenities as favor. They shout and make fun of residents

Enjoy living here because office staff and neighbors are friendly. No bad experiences, only one young and noisy couple living upstairs. Plenty of space in the neighborhood to walk my dogs, run and bike. Amenities are great. Gas appliances are a little smelly, but cooking with them is nice. Overall safe zip code is worth living in and not a problem to commute to downtown when needed (45 minutes in traffic).

The location, community and rooms with propane grills and balconies sold me. Some people have loud cars, but that's the same everywhere, there are also lots of kids and they leave their bikes in the parking lot sometimes. I would highly recommend this community for young families and professionals/students.

Lousy management. Upstairs neighbors allowed their child to run and jump around the apartment all hours of the day, as early as 6:30 in the morning. Keep in mind this would shake air vents and window screens. We confronted the upstairs tenants twice but the noise persisted. Upon taking our complaints to management, they said there was nothing they could do because it was during "regular hours." How is that permissible? If you work a night shift, look elsewhere or get a top floor unit. Noise complaints go unaddressed.

The apartment complex is very family oriented. They have good amenities that can be used. The office staff and maintenance staff all are very nice. The walls are a little thin and the dog park/tennis court could use some work. Other then that everything is pretty good.

It is a great community to live in. It is in a nice Tampa Palms neighborhood and close to major highways. There are numerous nice restaurants, theaters, recreation centers, and shopping districts nearby. The staff is very nice, attentive, and prompt when maintenance issues occur (and they seldom do). I've lived in the community for years and would highly recommend it to any prospective renter.

The community is nice; amenities are great; location is great, since it is within walkingdistancefrom schools, cvs, lowest and 2 mi from Publix; the staff is very friendly. I would like a bit more control over who accesses the pool area; It is quite and safe otherwise.
