My experience has been great. No issues and management/staff staff are always responsive and greets me with a smile when I enter the office. Ive also been able to place requests in the moment. I plan to renew for another year. Hopefully the rent wont go up too much. Would like to be here for more years to come.

Great location, great staff and great amenities!! The process of touring, lease application and acceptance was easy. Management was very flexible in allowing PODS to be delivered at the same time and it was just overall easy- which is how I like it!

community locality is too good when compared to any other community on near by. Interiors and neighborhood are excellent. Security practice on this community is followed opt safety feature. Gym and swimming pool are good.

Overall it is good. Except few maintenance issues and trash service. Some residents leave the pet droppings behind and seen left behind for many days. These things can be improved to give a better experience for the residents.

I applied and paid a whopping $450 fee. $400 in refundable admin fees. That's ridiculous but now, unfortunately, I know why it's so high. I was rejected within minutes of applying on their computer. The staff kept interrupting me while I completed the application. They came up with some bogus reason to reject me. THEN, here comes the hustle. They told me the refundable $400 would be mailed to me by check. Wth. They auto draft it from your account then mail it back to you. After not receiving it in the mail, nearly 2 weeks later, I called only to be told by a very rude manager , that it takes 30 days. They are earning interest off people's money. They are preying on people looking for a place to live. What a horrible business practice.

This is a great place to live; it is close to my work (Moffitt cancer center) and meets all of my needs (gym, parking, safe and secure). The woods and ponds around the complex are really beautiful and one of my favorite things about it

I love living here, it feels like home. It is safe and quiet, I've never had an issue . Staff and Maintenance are always willing to help. Extremely pet friendly community, great location. The apartments are great and the rental price is very reasonable.

It has been great experience so far. Moved in last week. Awesome management and staff to attend to your issues on priority. Having gas stove in kitchen is like cherry on the cake. I like the large conservation around this community which makes it quiet place yet close to schools and shopping areas. Just that I do not like the living room here since the fireplace shelf reduces distance between my couch and TV by more than 3 foot. Otherwise the room layout is very good. Lowe's and BJ's are within 0.7 miles while publix is at 2 miles. You have good restaurants around.

I give 10 stars! The Grand Reserve is the best apartment community my family and I have ever lived in. First, you have a thriving community with children riding bikes all over the place. The employees are so caring and more than willing to bend over backwards to serve you and your living space! One last thing, the apartment was so clean and remodeled that it seemed like it was brand new. It's a breath of fresh air living here. Thank you.

Great service from the community management. Nice amenities. Very clean community, quiet. Very close to schools, supermarkets, stores. Nice community to live with your family. I definitely will recomment the Grand Reserve to everyone.

Management has very bad attitude. They arent as helpful as they should be. They are very selective in how they treat tenants. We will not be renewing for that reason alone. People do not pick up after their dogs which is an issue.

Can't wait to move I have been shafted with high fees which makes my rent almost impossible to pay. Both my wife and I have had 5 surgery in the last 2 years and have been trapped here because we could not save enough to move but we finally will come June.

Overall good experience. It's nice, quiet, clean, close to everything I need since I walk everywhere but the one down fall is the high and increasing cost of rent versus the efficiency of the maintenance team.

If youre looking for a sturdy apartment with low fees, this is not the place for you. Over priced and falls apart by the day. I have been very disappointed on how things have gone here. Search elsewhere for a community that truly fits your needs.

It is has been exceptional. Truly A+ staff in customer service. The community is very luxurious! Cindy and staff go above and beyond to provide great service. Maintenance is timely and friendly. Amenities are great. It feels like home.

Valet trash removal, they keep the grounds beautifully kept. Love the renovations and propane grills they have added. Staff is wonderful, friendly,& willing to work with you in every way. Just feels like home, amenities are amazing nothing is to far out .

They could add cameras for added security but there is a patrol car and a coded gate, and we are in a very safe subdivision not far from an elementary school. Everything is nice here— open floor plans, maintenance and management are lovely. Literally the only annoying thing is the parking situation. They do have a lot with extra spots way in the back and if you come home after 9:30 on a weekday, that’s where you’ll be. But they recognize the issue and are courteous about it, they even understand if you park on the curb sometimes. Trash pickup from your door, beautiful pool area, clean grounds and well-maintained- I even have friends who live in complexes very close by that are not as good as this. Live here! You’ll like it. The location can be beat either. If you catch the light it’s 60 seconds from the highway all while having that nestled-in community feel. This is a great place to live

The community amenities are fantastic but if you have kids don't open your windows cause all the screens are broken and ask for the vents to be cleaned. We love the community but the apartment in itself needs a lot work.
