I have been in the development for one and a half years and I would definitely recommend living here as my wife and I enjoyed living here. The staff is great and very helpful and courteous. Also it has several activities which my wife and I enjoy.

We were greeted by Kim Nichols and from our first interaction she seemed very interested in our needs. The tour was very different than others we've done because for most of it we were laughing and talking about our dogs. We told Kim about our need and time frame for our move and she made sure to let us know about that application fees and everything else we'd need to know. Great experience ??

THE ADMINISTRATIVE TEAM AND THE FACILITIES MANAGEMENT TEAMS ARE FOCUSED ON RESIDENT/ CUSTOMER SATISFACTION. THEY ARE EXPERTS WHO GO ABOVE AND BEYOND.

Grand reserve is good community to live, so many amenities to use. The swimming pool area is collect place here. Tennis court is also we'll maintained. Neighbours snd staff are so supportive here. Thanks to Grand Reserve

So far so good. I have moved in recently. There were some issues but almost all of them are being resolved on time. The management and maintenance team is awesome. They are friendly and easy going. All the maintenance requests were attended promptly

Apartment was infested with roaches when I went to go check the apartment after receiving my keys. The dryer was dirty. The tub was dirty. The apartment was not clean hinges infested with roach droppings roach droppings behind the fridge, in cabinets, everywhere, roaches crawling everywhere, roaches in the toilet after flushing. Strips left on the shower wall. The leasing office and corporate has been contacted, and I'm currently waiting for the lease to be broken. This all happened April 1 and it is currently the 8th. Countless videos and pictures were taken and emailed and I am still waiting. My current lease of where I am living ends April 30 and I still have yet to have my lease broken from this apartment and my funds returned. Very disappointed in this all and disgusted.

Average. Neighbors allow their dogs to bark a good portion for the day, people look at you crazy when they're walking in the middle of the street where you're driving, decent amount of sketchy people live here. Best keep to yourself

From the moment I arrived I was greeted by the security guard who was extremely welcoming and helpful. Kim was extremely kind and charismatic. The apartments were beautiful and spacious. The amenities were really cool.

Clean efficient but no security and other people use our services who don't live here. Kids mess up our amenities such as bathrooms and pools and car wash port. We have no protection and our gates to the community never work

The grand reserve offers a safe, clean, responsive staff and friendly environment. I am satisfied with my experience while living here. I made use of all of the amenities including the pool, gym, office, and outdoor party rooms. Although Tampa rent has been getting more expensive, the Grand reserve offers competitive pricing to other apartments in the area. It is located very close to I-75 making it easy to go to downtown Tampa and also the outlets.

Tenants walking on floors as if there's nobody underneath them. Children running up down stairs its dangerous if and accident occurs. I heard Man and woman arguing day night slammed doors. Dog poop all around complex nobody cleaning behind their pets. Its just awful while visiting over Christmas holidays. The property management need address noise pets children its bad for the community.

I moved here in 2017 because of it's proximity to my work. The staff has been great and I really love the layout of my unit. Unfortunately the one negative thing has been issues with the three different sets of people that occupied the unit above me. The first couple had a dog that barked NON stop when they went out and didn't stop until they returned. Anyone that walks in the unit above me sounds like Godzilla STOMPING through the city. The second set were young millennials that had no concept of time. Runining the sweeper at midnight, having shouting matches in the bathroom while one was showering, and of course the stomping. They had a baby and when that baby became a toddler and started waling, it sounded like a cattle stampede up/down the long hallway that leads to the bedroom . The current resident has been the WORST of the three. He keeps very unorthodox hours and has woken me 100x of times between midnight and six am. Everything that is done in the unit above me is amplified and just seems to echo into my unit. I shouldn't be able to hear drawers being open and closed or a man urinating, and the footsteps are really unnerving. There should be a concrete firewall between ALL units and children should not be allowed in 2nd/3rd floor units. For the last eight months, I had to listen to the baby run up/down the hall beginning at 8am in the morning. The plan was for me to leave in May of 2024, but for reasons I wouldn't care to mention in a survey, it didn't happen. I also suffer from chronic pain in my back/neck due to congential birth defects in my spine. Moving now will be quite a challenge for me. Also, the rent increases that happened during COVID were outrageous. A $520 increase. Seriously? I'm retired now and not living off of a six-figure income and the rent has put a huge strain on my budget.

So happy we chose to move to this unit, the floorpan is exactly what we were looking for and when we brought a couple items to their attention they were addressed immediately. The neighborhood is incredibly safe and family friendly, I have no problem with my son walking to school on his own here. The unit is very clean, appliances are good quality and overall everything has been well maintained, and I didn't even select one of the newer renovated units to lease. The front office has been incredibly helpful in guiding our process from moving out of state. Brandice showed us the unit via FaceTime before we came to Florida and answered all the questions we had and more.

Great community, well-maintained, and friendly staff. Maintenance staff is quick to respond and are also very friendly. Neighbors are respectful and everyone is very nice. It also feels very safe being semi-gated.

I am extremely pleased with my overall experience working with the office management team and maintenance staff. They have consistently demonstrated professionalism and responsiveness, which has made my time here enjoyable. The atmosphere is always very clean, and the amenities are elegant and up-to-date, enhancing my living experience. Additionally, the environment feels safe, which is a top priority for me. The location is ideal, being close to excellent schools and conveniently situated near the interstate, making commuting for work and leisure a breeze. I also appreciate the friendly neighborhood, which adds to the overall positive experience. I couldn't ask for a better place to call home!

Overall liked very much with exteriors and amenities. The apartment also very spacious and neat You can make it more appropriate if you can make use of the area surrounding the community. Also clean the water body near by it smells really bad. May be you can add little more play area.

It is a beautiful community in the Tampa Palms area, with quality and amenities that match the price closer than many places in Tampa. It feels quite safe despite the gates being open during the day. There were plenty of kids playing outside, but not being loud or obnoxious. Its far enough from the main road to be quiet, yet close enough that it won't take long to get anywhere. I did end up signing a lease after touring.

ROACHES EVERYWHERE EVERYDAY
Its the company that I hate. They hate people and only care about money. They overcharge for everything. the roach problem is out of control. They are in the microwave, oven, dishwasher, and refrigerator.

I love my apartment and it's a good size for how much you are paying. I was sad to see they painted the buildings grey when the color they had prior looked very good. The amenities are pretty good but the gym is lacking a bit

The apartment complex is very well maintained at all times. There are maintenance staff that live within the complex which allows timely response when needed. The office staff are friendly and supportive. And the complex has a great pool/barbeque area.
