Great Experience for over 2 years
I just recently moved out of Grand Reserve after 2.5 years. I did not appreciate how terrific the complex's management was until I dealt with that of another complex. We changed our move out date several times, and were never given a hard time about it. They were always willing to help in any way they could to facilitate our move (even though we were moving OUT of their complex). The complex itself is really beautiful. It has a nice neighborhood feel and the location is very safe. In fact, quite a few families live there. I would tell people to check out the place first hand before letting the biased reviews on this site make you rule out a really great place. Let's face, most people only go online to post reviews when they are angry about something (me included...this is the first time I have ever posted a positive review and its really because of the terrible experience I had with the other apartment complex I was moving into!).

Great place to live...
I realize that most people only take the time to complain on this website so I wanted to make a point and mention that the Grand Reserve has been an great place to live. We had lived here for two years before our jobs forced us to relocate. The high points: the apartments are really nice and are in good shape, we always found the office staff to be VERY friendly and helpful, maintenance staff was also friendly and quick to respond, the pool and fitness area are immaculate, Tampa Palms is beautiful and is centrally located to restaurants, the interstate, wesley chapel, USF/Moffitt, etc. The low points: Parking is available but not ample. You may not be able to park near your building if you come in late at night. Being close to USF, there are a fairly large number of students mixed with young professionals. Our building was never loud, but I can imagine that this might not be the case across the entire complex. The pool area usually gets trashed a bit on the weekend when school is in session, but the maintenance crew is usually really quick to clean things. All in all, the pros far outweighed the cons. We loved living here and hated to leave.

A GOOD Place to Live
The two years I have lived at the Grand Reserve in Tampa Palms was great. It was close by the university and work with a up scale atmosphere. My building was quite and clean all the time. The staff was always helpful and did it with a smile. Great amenities such as a nice pool which was always filled with HOT women and a updated gym with some new equipment. Only downside to this place was parking. It was tight in most areas. Would keep renting, but just brought a huge house! Overall, a great place to live and to enjoy life.

i would not recommand this apartment :(
last month i stopped by at the office to pay my 2months rent because i was leaving to diffirent country for vacation but the manager overthere said i cant pay more than a month rent at a time they told me im just going to have to ask someone to pay for me or mail the check from overseas!!! on my vacation , end of month here im worring about my rent and try to find a post office thats close to my hotel which is very sucks!

Don't move in and don't resign the lease...
I moved into the Grand Reserve about two years ago because I heard good things about the apartment complex. The area was nice and when we (my roomate and I) pulled in, we were impressed by the grandeur of the buildings and the grounds. However, we made the mistake of signing the lease. Maintenance: We have continually had problems within our apartment with the lighting, electric plugs that don t work and many other things. From the time I was there, I continually had to call their maintenance service to come fix something, at least once a week. They come, it s fixed for a week, and then it breaks again. Our apartment actually flooded from the washer my entire kitchen floor was covered up to my ankles in water and my carpet was soaked. Parking: Horrible! They handed out decals to those who live in the complex; however, they don t enforce the towing services. In fact, the two years I have lived here I have yet to see a car get towed. As a resident, I have to park on the curb because I don t have a spot. My car was hit overnight a year ago; the driver broke my front lights, and then left without leaving me a note. This would not have happen if I was parked in a spot. I had to pay over $200 to get my car fixed. Management: Even more horrible! The staff up front is rude, will misplace your rent check and then claim you didn t pay it then they will attempt to try to evict you. After pointing out their mistakes, they simple cannot apologize for their wrongdoings. They leave every resident a note concerning at least one thing or another every day, but they don t follow up on what they threaten residents about. Residents pay a lot of money to live there. Gas and electric prices continually rise. Yet, our pool is never open, the gate is always broken, so what exactly are we paying them for? I don t recommend living at the Grand Reserve and I definitely don t recommend resigning the lease.

There were a lot of good things about Grand Reserve and some bad... Good: 1) The pool! HOT FRICKIN PEOPLE! We were college students and you will meet the hottest people down at the pool area OMG! Everytime you drive in theres a dozen hot men playing volleyball! LOVES IT! 2) Maintenance and Office ladies were extremely helpful and nice. 3) Its a nice apartment setup...I enjoyed it Bad 1) ELECTRIC BILLS!! in fact, I would not rent here again because the electric is RIDICULOUS. We had a four bedroom and I had 3 other roommates, however, our air conditioner could never get the apartment temperature below 80!!! AND ON TOP OF THAT, our electric bill would be $400!!! This happened June, July, August, and September - 4 months in a row. It was ridonculous! We put in several complaints about our air conditioner and ther would just say it really wasnt broken. We complained about out high utility bills and they said EVERYONE WAS HAVING HIGH ELECTRIC BILLS! We are not energy wasters - I am an environmentalist.... 2) Parking would sometimes be a problem 3) We had lots of parties and I see other people complaining about how it is just college kids there...not true. The cops came a few times when out parties got our of control but I mean...we had what...5 parties in one year. Who cares! ---------- Overall, its good and fun but beware of electric bills....and you have to pay for gas bills too (stove, fireplace, and water heating)

Nice place - Would recommend to a friend
I just moved out of the Grand Reserve due to a job transfer. I lived there for about 2 1/2 years. My experience was very good and if I have the opportunity to move back to Tampa, I would move back to Grand Reserve in a heartbeat. Maintenance was very good & the staff was always friendly. Parking is fair. The grounds are always clean and the landscaping is incredible - probably my most favorite thing of all. Their gym is always open which is a huge plus for me since I work crazy hours. Overall, I would recommend Grand Reserve to anyone looking for a decent apt in the New Tampa/Tampa Palms area.

Loud and Trashy
I have only lived here for 5 months and immediately realized this complex is nothing but a bunch of loud, disrespectful college students. These apts. have very thin windows and doors that you can hear loud talking and music right outside of them. I would not recommend this complex at all. In addition to the rude neighbors, a certain staff member is incompetent at documenting anything; from a maintenance request or a complaint. She never followed up on anything, you have to do it yourself. In that instance, the Manager is the only person you can depend on.

I lived here for nearly four years and absolutely loved it. The apartments are very nice, really upscale, and spacious. I never had a problem with a noisy neighbor and never had a complaint of any kind. The staff is great. Everyone in the front office is very helpful, accomodating and friendly and the maintenance people are tremendous. On the few ocassions that I needed to have something done, they were there promptly and they fixed the prolem without further issue. Parking became a bit of an issue, but never one that could not be resolved easily. If you're looking for a place to stay in North Tampa, this is it. I really doubt you'll have a better overall experience.

Gand Reserve Review
Paper thin walls; hearing neighbors doing you know what every night at 12:30 was somewhat comical. Some of the hottest women sunning themselves by the pool. A lot of college students and young professionals live here, not a place for families. Cheap and noisy washer and dryer. Inefficient AC unit will cause your electric bill to run high. Parking is fine, they don t tow so you can have friends over all the time. The gate is a joke, but really gated complexes do very little for safety anyway. Maintenance is fast and good. Compared to other apartment complexes, management is very good. Trash dumpster is comical. Nice sounding neighborhoods.

Place sucks
Grand Reserve is a horrible place to live. At first, management kept screwing up. Now, the parking lot is being resurfaced. It was all suppose to be done in a week. It has been a month, and they are still working on it. They told us we had to move our cars for the day it was being done, which everyone did. Now they are putting letters on our doors telling us we will be towed at our expense if the cars are not moved. The letters always give a date, and it never happens on the day. Then they make threats. The letters are also very blunt, and I do not believe very professional. Everyone that I have met at the place agrees. From what I hear, more people are moving out than in. I am sure no one would move in if they knew, and I sure as hell would warn them if I saw someone about to sign the lease. Find a better place to live. Grand Reserve is TERRIBLE

Absolutely Not
We moved out two months ago. After getting some distance and finding a peaceful place to live, we realized how much the trashy, party atmosphere at the Grand Reserve negatively effected our ability to relax. Half of the place is occupied by wild, drunken, college age students who will smoke cigarettes outside your door all night, drink till they collapse, and certainly not hesitate for a moment to use Daddy's college money on drugs. The pool facilities look fantastic, but after a maintenance person told us the type of items he removed from the sauna and pool on a regular basis, we decided to avoid this area for fear of contracting STDs. Police show up occasionally for other trouble, but mostly the Grand Reserve is a mecca for drunk college age folks who have no interest in studying. Lots of drugs going around, so avoid moving in with small children at all costs.

Comfortable & Affordable
I've lived at the Grand Reserve since 2004 and I've been happy overall. <br><br>The office staff seems to be pleasant and genuine and they help out as much as they can. <br><br>Maintenance is always responsive, even when I had an emergency maintenance request at 2am one time - they were at my apartment within 20 minutes. <br><br>The grounds are clean and attractive except when the raccoons get into the trash on occasion. <br><br>The gate works for the most part, but sometimes other tenants run in to it and break it. It's frustrating, but it's nothing new to me. Every apt complex I've lived at had problems with the gate at some point. <br><br>I haven't had any real problems with noise or my neighbors, as other people on this site have reported. It seems pretty quiet to me, and I've lived here for about 3 years now.<br><br>What I like most about the Grand Reserve is that it's close to I-75 which is convenient for me to drive to work since I work downtown and of course shopping is close too.<br><br>I would recommend living at the Grand Reserve. It's a nice place and the rent is reasonable for what you get in return.

I would not recommend or resign!
First let me say that this sight is such a great tool for renters and I am glad that I found it. <br>Now on to the great Grand Reserve...<br>The property grounds look great and you think that you hit the jackpot until you sign the paperwork, which unfortunately I did. They appear to be helpful and care, however when you live there it is quite different. We have had maintenance problems that were "fixed" 4-5 times, what a joke they are. Our electric bill was $285 dollars and they said that was "average" and that nothing was wrong with our a/c unit. Our gas bill was $65-80 and they said there was nothing wrong with our stove. I was not expecting by any means to pay over $325 for 2 of our 4 utility bills. The garbage pick up is great until you see the bill it comes on with your water, which also includes an association fee (which in the apartments around the area means that you are a part of the Tampa Palms Communtiy Club) but in the Grand Reserve it is just to live there! I thought that was what we pay rent for! The bugs, ok we are in FL and the bugs are kind of extreme, but you have to do a little more to help the problem. The buildings are definitely very poorly constructed. The noise is constent, partying all the time, and I have never seen a courtesy officer, even with phone calls to him! The gate never works, it closes maybe 1-2 times a month if that.<br>Well, if that is not enough I am not sure what would be. You have been warned, good luck if you do choose to rent here...

College kids rule
This place is definately not for families. Yes, the appearance is very well kept, but many promises were made when we moved in. We were told they don't tolerate noise, what a joke. We are kept up almost every night by our neighbors surround sound and I have complained more than 100 times in the last 5 months and the response I get is, "It is apartment living, I need to deal with it." When security is called, they come to my house as if I was the one that they were being called to quiet down. I have been treated like garbage by both Management and security. <br><br>Security is a about worthless....it is a police officer that only works when off duty. So when they are called to come take care of disturbances, they are pretty ticked off to be working when they are off, that all they know to do is be rude to us, a family that just wants to sleep at night. <br><br>I would never recommend anyone living here unless you are a college student and you only have 1 vehicle, because their is never anywhere to park.<br><br>Think twice, maybe 3 or 4 times before considering The Grand Reserve

Out of Control College Students
This place is out of control with wild undergraduate college students that play loud music early morning and late night.<br>I don't know why management have rules when tenants don't follow and/or consider them. These students constantly hang out in the halls smoking, drinking, and horse playing. I am considering breaking my lease very soon. <br>

Bridge in Brooklyn
i purchased a condo not an apartment. drunken parties EVERY night that last until the wee hours of the morning. the staff seems uncaring and talks a good game that when asked to address the problem. the staff makes idol threats and recommendations to how i might deal with the problems that i encounter. i am very unhappy here and wish i had never purchased the condo am in. i highly recommend that you explore all details of this complex as they have lied to me and the other homeowners here.

Honest Review
I lived there from 2002-2005 and every apartment has it's downfalls but honestly, I would live here again. The manager (if she is still there) Becky is a great person and the apartment itself is beautiful and in a safe area. Give this place a chance. I would live there if I still lived in Florida

Excellent Overall - Wild Partying Getting out of control
This is a really nice place to live if you have the right apartment and don't mind party animals from inside and out taking over the pool area at night. I honestly do not understand why they don't bother to lock up after 10PM. Partying college students rule the common areas after hours leaving behind bear bottles, used condoms, drug residue, etc. in an otherwise very nice pool area. Unsafe after 10 PM.

Cockroaches and cardboard walls
These apartments are very nice....lots of space, nice kitchens, bathrooms and room plans are terrific.... <br><br>However, if you dont mind cockroaches...and I mean the entire extended family...as well as hearing your neighbor walking, vacuuming, and all sorts of unmentionables, this is nice... <br><br>Also, with the lack of insulation comes a VERY LARGE electric bill. I personally do not have a high bill, but it is high considering I live on the first floor, have no direct sun, and most of my walls are insulated by the building.....<br><br>As for the pool area.... If you like a hot tub, the hot tub is constantly not working;....there are more days it doesn't function then it does....<br><br>Overall, the exorbitant pricing and nice features mean nothing come the end of day.... If you have this many deficiencies, then a cheaper more consistent place makes sense...<br><br>Oh....and keep in mind, the exterminator is suppose to leave a notice that he/she has been there....but they don;t....probably because they were never there! I still have roaches all over the place and I have requested service 4 times in two months.......each time they said he was here....(one time I was here when he was suppose to be, but he never showed up and he said he did).<br><br>Food for thought!

Excellent Apartments!!!
After searching thru many apartments in the Tampa area we finally hit the jackpot with this one. The apartments are located in one of the nicest area in New Tampa. The are similar apartments in other areas but the price for the square footage in these apartments can't be beat. These apartment are going condos and I thought about purchasing one but the monthly association fees are way too high. Maintenance responds promptly, the staff is friendly and helpful, the general appearance is extra clean and the residents are young, college students, but quite which is a plus. Garbage is picked up daily, the pool is relaxing and inviting but its maintenance can be taking up a notch. Your major stores are nearby which is good too. Complaints...the gym can be a lot better and the business center only opens during office hours, I assumed I can use these facilities when my computer stops working or I run out of ink late night but I can't. Another thing, I think the computers run on windows 98, definite room for improvement here. Overall great place to live, quite, CLEAN and safe with excellent rent, can't be beat. If your planning on buying be careful with the construction. My room is not leveled. The bathroom tiles are not tiles but like a plastic cover that look like tiles, I walk around and the cabinets vibrate as I pass them and I more that sure that my neighbors hear when I walk (Im on the upper level so it doesnt affect me). The Gate is broken or doesnt close all the way at least once a week.

Good place to live, but with a few cautions
My husband and I lived at the Grand Reserve from 2002 to 2004 in a huge (1800 SF) apartment (3 BR, 2 BA, plus an "Imagination" room--no closet, no door. We loved the apartment. But we had the same problem someone on this list reported--leaking in the ceiling on the second (middle) floor. The management admitted to building construction issues, but were unable to fix the problem before we left. We moved into a house, but I might have stayed longer had the leaking problem and the noise level been under better control. The noise didn't just come from college kids, but most were younger people hanging out. We are in our mid/late 50's, and there weren't many people in our age group. The gate was a joke ... anybody could come in at any time and haft the time, it was broken. We also had to rent a garage and the space just outside the garage was also our designated space, but all this made living there quite expensive. Our electric bill wasn't as high as some have reported here; it was about $125 at the highest point, summer. But at least three months a year, you didn't need air or heat, so it balanced out to about $80 a month. But the cost of energy has increased since then.<br><br>Things have now changed since they're going condo. I wouldn't buy a unit there until the water issues (leaking) is solved.

Too bad they're turning into condos
We're very impressed with these apartments, but unfortunately they're turning into condos, like most other places around here. We love our apartment; it has a beautiful view and the architecture is simple, yet elegant. It's rather expensive, but the maintenance staff are superb and the office staff is always charming. <br><br>My only real complaint is that they recently painted the complex from a stately grey to crazy, bright shades of mustard yellow, pumpkin orange, and a strange cocoa color. Whoever thought of that color scheme has no taste!<br><br>Anyhow, it's a shame they won't be apartments anymore, because we would have liked to stay here. Not sure about the other complaints regarding noise/college kids ... I haven;t had problems like that.

College Partyville
If you're looking for a quiet place for your family to live while you build your dream home, or if you're a career person looking for peaceful living, keep looking. What used to be considered elite, upscale apartment living has been turned over to college partygoers living on Daddy's money after the property was sold over to a different company and a new property manager was brought in. It got to be an uncommon occurrence to call the police to break up the drunken college boys having a rumble out in the parking lot. It was not unusual to have to bang on the door one floor up to ask the kids to please stop slam dancing. In addition, we had to rent a garage to ensure we'd have a parking space. It's not the kind of place where mature, responsible people would want to live. If management hasn't changed since 2002, nothing has changed. The only great thing about it was the quick response you'd receive on a maintenance call. Other than that...keep looking.
