I have lived here almost three years and have no complaints. Management staff is great and has answered my questions. The grounds are always kept nice and the pool is always kept very clean. The rooms and bathrooms are plently of room and closet space. This is the best place I have stayed.

I wish other apartment management could learn from the management staff here at The Grand Reserve. I am about to move in a couple of weeks and I must say that I will miss them very much.

I was at the apartment for two years. The pros-The staff was friendly and always helpful. The neighborhood is really nice. At night watch out for deer, boars and alligator. That's it for the pros now the cons....where do I start? The noisy USF college kids that live there. The security gates that are far from secure. They are always either broken or how easy it is to follow someone in to gain access. The pool on the weekends was full of bugs because there was no one to clean it. The walls are so thin you can hear the toilet flushing above you. You can here people above you walking around like they weigh 300 pounds. It is that clear. The appliances are old. And the thing that ran me out of there were the roaches. There were so many that they became roommates and I DID KEEP A CLEAN HOME! It's not true that all apartments are going to have bugs in the walls because there is a procedure where product can be sprayed inside the walls. After much frustration and a call to the office in the middle of the night practically cursing someone out on the message machine threatening to break the lease, an exterminating manager came and drilled holes in the walls and sprayed. I didnt have many problems after that. But they will not do that on the regular. Even moving out there are dead roaches everywhere. It's disgusting and not sanitary and those who are able to live like that good luck. I found a place that opened in August so I am now at peace. By the way on the weekends the trash bin was disgusting, it smelled and there were raccoons everywhere! Also the neighbor above me let his tub overflow. It left water stains on my ceiling which they had to bring into my house a big ole blow dryer,which stayed for days, then they had to paint, the color they used didn't match and you could still see the water marks. And it smelled like mold. That's how that problem was handle, not!

I have lived at GR for 3 years in a 2BR 2B Garage. Christine in the leasing office has always been amazing. She is friendly, understanding, has a great memory, is always willing to help and gets things done. I have never had a problem with maintenance, when I call they come with 48 hours unless it is an emergency. This is florida, so there are bugs - not many, keep your place clean and just call for Pest Control, it is included in your rent so utilize it. There will be bugs where ever you live. I have never felt unsafe living here, there have been gate issues but they get them fixed. The property grounds are maintained, trash pickup is reliable. The only reason I moved out is I needed a 3br and rent was getting costly, so I couldn't afford it there. If the rental rates and rent increases were a little more reasonable, I would have stayed 3 more years. The area is perfect, easily accessible to I-75, a lot of stores nearby. I would highly recommend Grand Reserve as a place to live. I also recommend that Christine gets a raise -- she is AMAZING at what she does!

My husband and I have lived here just shy of 3 years. We plan on renew in our lease this coming June. We looked around for several months before deciding that The Grand Reserve suited our needs. Since we were moved from a large home, we needed apartment space and two garages. The minute we walked into the model, The Florence, it felt like a home rather than an apartment. We love the staff here in the management office with special kudos to Christine and Becky. Actually, everyone has been attentive and take care of any questions or concerns we have. I have to mention one incident, we are in a home based alkaline water business and accidentally left some of our presentation materials, including our laptop, outside our attached garage. We had already reached Brandon and were afraid that our valuables would no longer be there. One of the staff, I believe it was Vanessa, had no problem with immediately volunteering to go see if she could find our things. Thank God, all of our valuables were still there and Vanessa took them back to the office with her for safekeeping. I think that also speaks of the type of neighbors we have here. Lastly, I need to say that the maintenance staff here is great with special attention from Scott and Lester. Whenever we have anything that needs addressing they are there without a second call or request.

My family and I moved into this apartment on a temporary basis while we looked for a new house. We loved moving here and felt very safe, which was one of our priorities. The staff and maintenance crew were always helpful to our needs and requests, and at all times any inquiries were addressed within 24 hours. The amenities were nice -- great pool, nice workout facility and a small park for the children. The only downside we had to living here was the fact that none of the neighboring parks are associated with this complex. However, we could still go to the New Tampa Recreation Center. I would highly recommend this for anyone looking for a nice, safe environment with a staff that is more than willing to assist with your needs. Thank you Christine and the rest of the staff for making our stay enjoyable.

My family and I have been living in The Grand Reserve of Tampa Palms close to four years. Our stay in your luxurious complex has been pleasant and comfortable. We give kudos to Becky and Christine of the administrative staff; but most especially to Mr. Lester Tatum of your service department who has really performed his duty with the upmost diligence and efficiency. He is kind-hearted and always wears a smile especially to our kids. He treats all of us like his closest friends and/or his family. Mr. Tatum has always seen to it that repairs are done on time. He is also prompt when he promises to come back for further repairs. He teaches us the best ways to keep household appliance perform at its peak. He does not leave the workplace untidy. He always greets and says hello when we see him around the apartment complex or even outside of the facility. Mr. Tatum is a great representative of service excellence that The Grand Reserve of Tampa Palms thrives for. As we look forward to another year of residence here, we are assured that all our future service needs will undoubtedly be satisfied ergo our stay will continue to be overwhelmingly pleasant and comfortable. The Grand Reserve has been my home now for about eight years. I think it is by far the nicest apartment community in the area due to its location, amenities, and management team. I have always had pleasant experiences when dealing with the office staff. Many of the staff members have remained employed there since I moved in. The maintenance crew is friendly and prompt and do a great job with keeping up with the place. I have a two-bedroom apartment that I pay around $1200/month for, including an additional storage space. I know there are lower priced apartments in the area since many of my friends and coworkers rent and have shared their rent amounts with me, but I truly think my floor plan and the community in general is better than the apartments my colleagues rent, so I don't mind paying a little more. Besides, I would not give up my gas stove for anything! I could not find a gas stove in any other community, so this was a huge selling point for me when I began my apartment search. My only complaint is that I wish I could have Verizon fios - Bright House is the only available cable provider. No big deal though. My neighbors are friendly and I don't ever hear them (I am on the second floor). Pest control is complimentary for the occasional water bug (which I had to get used to after moving to FL from GA!). Parking is decent. The gym is always open - another plus for me since I am a nurse and work crazy hours. The community is safe, there is a mix of people living here which is nice, and they allow pets (although I don't have any). If you are looking for a comfortable place to live in Tampa Palms, I would highly recommend this community.

------, Roaches, Horrible management and the property is run down. The AC unit was down never repaired till they day before moving out. Old Washer and Dryers and the day you decide to move out you will be charged additional fees just because and also the gate is always broken. Don't let the Tampa Palm address fool you. If you like Roaches and rude front office staff this is the place for you.

Going downhill
I have lived at the grand reserve for 2 and a half years. The first 2 years were fine, but recently the place has gotten horrible. The gate is broken almost constantly. Teenagers who don't live here think that this is the local hangout for some reason. They are loud and destructive - they leave trash every where, break holes in the gym wall, and will break the gate open since they do not have a swipe card to get in here. Many complaints have been filed with the neighborhood, the courtesy officer, and the police. There are cops here almost every night; yet, the problem is never solved. Other neighborhoods arrest people for trespassing...not this one! Parking is horrible. Cars get towed often whether they have a resident sticker or not. The maintenance workers are slow and incompetent. It took them 3 days to fix our broken A/C. When we first moved in here, there were fleas all over the carpet. Packages get stolen on a regular basis.

nicer than other apts ive lived in
i moved into grand reserve in nov. of 2009. and i am in the process of re-newing my lease for another year. i have a one bedroom apt with the imagination room rather than the patio/balcony. my apartment is huge and i have more than enough room to accommodate my furniture. i also love having my own washer/dryer. ive used the gym and the pool-both of which can be busy at times but ive never had a bad experience. the clubhouse is pretty nice, ive always received a friendly welcome and my bf usually stops in to grab some cookies (they offer cookies and coffee/water). the move-in was pleasent; the apartment was clean (a few small stains on the carpet, though) and i had a minor problem with the windows but i was able to fix that myself; management did offer to come fix it. the area is pretty safe, the gate is usually closed unless someone has broken it, which has happened at least 3 times since ive moved in. its close to usf so its convenient for me bc im a graduate student. i dont hear much noise from my neighbors except for the ones who live above me and constantly chase their dog around. ive called management about it and the noise stopped for awhile but has started back up again. parking is horrible if you get home from work after 8:00pm. i usually have to park along a curb and hope that people dont hit my car. the main problem i have encountered was the leaking sprinkler in my bathroom and bedroom. i came home one night after work to find my bathroom floor covered in water and the same occurred in my bedroom but to a lesser extent. management came proptly to correct the problem and i havent had a problem with it since. im not sure if it was because the pipes froze last winter or if the people above me had a leak, im hoping this doesnt happen again this winter.

Awesome
The last time I was in an apartment was in 1991. I vowed never to return to apartment life. Well here I am in an apartment and I absolutely love it!!! My kids love it too!!! They love the gym and the pool and the easy access to the mall, muvico, stores, and restaurants! I never hear my neighbors, (which is why I vowed never to return) only occasionally is there a heavy foot above me! I never here loud music. It's always clean. I love the valet garbage service. It's well worth the $20 a month that I'm charged. Whenever I've had an issue they've sent maintenance right over. Also when I first moved in my electric bill was twice what it should be. They worked with me and replaced my outer AC unit and we're awaiting the next bill to see if that helped. I only wish the the enclosed gazebo off of the clubhouse wasn't quite so much to rent but alas you can't have everything perfect. Oh, I almost forgot. They have basketball, tennis and a sand volleyball court. As well as a cute area for kids to play. Near my apt is a concret gazebo with a picnic bench and grill so if we want to have a family get together we can go right down the stairs and Viola! picnic area at my fingertips. Oh and you can't forget the washer/dryer in my apt that. It's so lovely not having to drag the dirty laundry to the laundromat, hence my other main reason for never wanting to live in an apt again. The landscaping is also well maintained. I'm proud to have my family and friends come visit me. They have all been wowed when they saw where I moved to!!!!! Ps I just got the new electric bill it's still higher than it should be but better than it was. So I'm going to contact the office today to let them know. I'll write another note after they've talked with me about the current bill and update this review!

I have been most satisfied with my stay here I'm going on three years. The staff is friendly, courteous, prompt with maintenance issues any emergencies they are quick to respond. With apartment living you must at times endure some inconveniences from incosiderate tenants which is not a reflection of staff. There is from time to time a roach problem but complimentary extermination is available each friday. Again this is not a reflection of staff but incosiderate tenants who don't secure their garbage containers and place their garbage outside the dumpster attracting vermin. This is a great community, great staff, great location, great facilty oh by the way did I mention it's great. Ann Aliperta

Don't bother
Moving in here is one of the biggest mistakes I've made. There have been roaches throughout the apartment since the first day we moved in 5 weeks ago. We have had the unit sprayed and it is still a problem. We were assured before moving in by the liars in the office that there is no problem with them anywhere in the complex. Don't believe anything you are told.

I do not recommend
It just seems like it is one thing after another that goes wrong/breaks in our apartment here. First, we had a consistant problem with water leaks (sometimes another one would occur before they could fully repair the damage from the previous one),our dryer broke about 5 times before they finally replaced it, our washing machine has leaked multiple times, and most importantly, our AC goes out and needs repair at least once a month. There is also an issue with bugs, which I guess comes along with the "reserve" part of the complex. Not only will you find them within your apartment on a regular basis(no matter how clean you are or how many times you have pest control come in), but at night when you walk up the stairs and through the hallways they will scatter down the walls and underneath the valet trash bins. It is DISGUSTING. I feel as though I pay WAY too much money for all of the problems I have encountered here. However, if the complex considered updating the appliances in the units (ac units, washers, and dryers) I think it would make all the difference. I also want to mention that the staff is very friendly and maintenance repairs problems in a timely manner.

Horrible
The Grand Reserve is a horrible place to live- I would not recommend it to anyone. The complex is old- appliances need upgrades badly. For example, our dryer is full of rusted dents and it takes on average 2 hours for our clothes to dry- not to mention it gets everything FULL of lint no matter how many times you empty it. Our AC unit has broken about 6 or 7 times. When we call about it after hours, the on-call maintenance guy is usually rude and annoyed that he has to come out. When we asked about replacing the AC unit or calling in a professional- the office's response is that they are all getting replaced over the summer. That's great! But I am not renewing here for another year and my lease is up this summer- so how does that help me????? Our water heater is another great example. If you want hot water, you first have to make sure of these things: 1. You are the only one showering 2. The washer is not running 3. The dishwasher is not running 4. The heat is not on (of course we had a long cold winter this year- it's annoying to have to turn off the heat off to have a hot shower) Also, since I moved in here I have had to live in fear of cockroaches of all different shapes and sizes. They are mostly found in the bathrooms- but also when we were un-decorating for Christmas we found about 4 in random places throughout the common area. I should also mention that I am an OCD neat/clean freak and our apartment is always clean and organized. The cockroaches are not a result of our living style. Lastly, when we moved in the place was absolutely DISCUSTING. It took us days of cleaning and scrubbing to make it sanitary for us to move our stuff into the kitchen and bathrooms. I will say that I have never had any issues with safety, the amenities, or the office staff (for the most part). However, all of my problems arised WITHIN my apartment- which is the most important part of an APARTMENT complex. Overall, I have had a horrible time living at the Grand Reserve. I understand that no place is perfect but some of the things that have gone wrong within our apartment should be attended to with more concern. If you do decide to live at the Grand Reserve, I truly hope these things do not go wrong for you. It could very well be that we just got dealt a very bad apartment in the hand. :)

it is safe, but noisy
The staff is nice, always have been and i have lived here for 2 years. I feel very safe here, maintenance has been inside my apt without me being there and have never had anything stolen. i have also accidently left my keys inside the front door, and they were there in the morning when i realized i had done that. i cant say there is a parking problem because i have a garage. the problems i have with this complex is there is a roach problem, one was even crawling on my bed at night. there is pest control, but you have to pay for them. i sprayed myself, and that usually takes care of them for a month or two. also, this is a apt complex for college students. beware, they are loud, with parties all hours. you can complain, but not much gets done about it. i will not be renewing my lease due to the noise problems that i have addressed numerous times with management

Great Location | Great Staff | Grand Reserve
As a three year resident of The Grand Reserve at Tampa Palms, I have never lived in a more hospitable and accommodating apartment complex. The staff on site are very kind, caring, and courteous, readily meeting and exceeding service obligations to their tenants in this large complex. The management team is outstanding, promptly resolving any apartment related issues or concerns. In fact, just to give you an idea of how impressive the maintenance staff is, there is also an emergency dispatch available for resolving immediate, critically sensitive issues. I had an issue with my plumbing and someone was dispatched around 10PM to resolve the issue that evening. This was very impressive. The clubhouse and complex exude an elegant yet relaxed living environment, complete with large, spacious outdoor pool and patio, volleyball court, upgraded workout facilities, WIFI clubhouse access, picnic area, and private banquet room available for a nominal fee. The community is within walking distance of an Olive Garden, Red Lobster, McDonald's, and Chinese restaurants. It is also a short drive to the University of South Florida campus, only about 10 minutes away. In this gated, family oriented community, just a couple of blocks from I-75 and Bruce B. Downs Blvd., this is a great place for you to call home. I would give this property my highest recommendation.

This is a Great Place to Live and a Fantastic Value! OMG!
Grand Reserve is a beautiful community, conveniently located near I-75 and just a block or two off Bruce B Downs Blv in Tampa Palms, yet is nestled in among the natural woodland areas that meander through the property. It's a very quiet neighborhood with no road noise and very nice people of all ages. The staff are professional and go out of their way to be helpful and friendly (quite easy on the eyes, too!) The best part is that you get a LOT for your money here: well thought-out spacious floor plans; energy efficient (Elec. bill usu $60 range for 2 bdrm, gas stoves, water heaters); luxurious amenities (nice gym, great pool, jacuzzi, BBQ grills, volleyball, basketball & tennis courts); neighbors are quality people.

maintenance is non existent and the place is too loud
we have lived at grand reserve for 1 year. echoing everyone elses complaints about the noise would not be adding much to these posting. one problem we have is with maintenance. since we moved in, we have had a leak in a window in the living room. every time it rains, the window blinds get wet, dirty and the water leaks into the apartment and into the carpet. i called the management office about 6 times about that same problem and they have send someone to look at it, yet it was never fixed. they claim that the contractor says it is fixed but they just patch it up and a few days later it leaks again. i suspect the leasing office has given the contractor specific instruction about not performing the costly replacement but to rather patch it up. (what contractor would not prefer changing the window?) I would recommend you avoid this rental company.

Only for College Students
My family and I recently moved into this apartment complex. We thought this would be a great place to live after viewing the clubhouse and other amenities. The staff here have been very nice, however, there are other problems. There are two main issues that cause this complex to continuously receive poor ratings. Parking is an issue and the walls are very thin. In addition, the students party incessantly. If this is the type of atmosphere that you want, go for it. In my opinion,the monthly rent can not justify this culture. Good Luck

Good overall experience
Lived here with my three children on the third floor. I only have 2 complaints: 1) the electric bill.... found it high when running the a/c, 2) day to day pool maintence could be better. Had no problem parking but I did have a garage so I didn't have to fool with spaces. My rent included the garage rent which was attached to my building. The pet deposit is not really a deposit because they keep it whether your pet does any damage to the apartment or not.

I love it here! Wouldn't live anywhere else!!!
I have to say that I am very suprised at some of the negative reviews. I have lived at The Grand Reserve since 2004 and I absolutely love it. Yes, there are college students living here (what do you expect when you're within 15 minutes of a large university?), but for the most part, they are respectful. I've never had a problem with parties or excessive noise. Since I have lived here the staff has pretty much remained the same. The maintenance staff has not changed in the 5 years I lived here. They are very friendly and wave to me every time I pass by. My advice is to take the negative comments on here with a grain of salt because when people are upset, they tend to stretch the truth. The Grand Reserve is the best!

"Do not RENT"
What a nitemare, complex is run like a spring college break. Loud parties every weekend with lots of people that do not live there. Police called numerous times to this complex. Hallways not clean. Dogs leaving it everywhere. If you try to break your lease for any reason- ie job transfer - they will try to collect for the whole lease and they state they could not re rent your "LUXURY" apartment and sue you and ruin your credit. If you live on the wild side this is the place for you but don't cry later.
