I moved to The Grand Reserve (TGR) on 20 April of this year, I have since found that choosing this location was absolutely the right choice and given the opportunity I'd do it again. Because my wife and I moved from a few states away the selection process was, to say the least, challenging. We contacted many apartment complexes, asked them all questions pertaining to our specific needs, and found that some were not all that interested in helping us make an informed decision. Until, that is, we contacted TGR. Because I'm in a wheelchair I have very specific things I was looking for in an apartment. Proper sidewalks, an accessible unit, an agreeable pet policy, and the list goes on...and on...and on. I'm not by nature picky, but to be comfortable some prerequisites had to be met and, as I said, some were just not willing to answer accurately-if at all-the questions I had. Then I spoke with Jessica at TGR. She was incredible when it came to helping my wife and I attain all of the information we needed to feel comfortable about our decision. Over the course of several weeks I made repeated calls to TGR to ask about specific things like room dimensions, policy specifics, etc. that many others seemed to deem ridiculous or irrelevant. She even sent me pictures of a unit similar to the one I wanted so that I could be sure I would have no problems maneuvering my chair comfortably. Needless to say these requirements were important to me but I NEVER felt like they were an inconvenience to Jessica and her colleagues. They responded quickly, if not immediately, and there responses were always accurate, even if it's not what I wanted to hear. Because of the information I got and their customer service I signed the contract without ever seeing the apartment. Fast forward a couple of months and I can say that I have yet to be disappointed with TGR. Though I don't believe anyone is really at fault, there was a bit of confusion and my unit is not actually an ADA certified unit. This means that the halls are not a certain width and things like that. However TGR administrators have been wonderful as we have worked together to make it all I need it to be. Some changes were made including replacing the door handles for a better design (something that is a big deal to me), the addition of a handicap parking space closer to my unit, and even the replacement of a section of problematic concrete walkway outside. These are not cheap, nor easy, changes but I believe it underscores the mindset of the TGR staff. They didn't HAVE to do any of it, but they did. Lastly, anytime I have encountered a maintenance issue the maintenance manager, Scott, has jumped right into action and taken care of the issue. He and his team have lowered controls, installed fixtures, replaced lightbulbs and other tasks that I thought would take much more time than it has. I just can't say enough about their attitude and how willing they have been to help me out. Everyone here has been absolutely incredible and I wish I could convey how happy I am about living at TGR. Yes, the grounds (including the pool, workout facility, and other amenities) are nice, and the location is great since everything is so close, but the real asset that I have been most pleased with is the staff that makes it all possible. If you are considering TGR as your new home I have only one pice of advice for you...DO IT!

Great location and amenities (valet trash service--there's a bin for trash outside each apartment and it's collected 5 days a week, pool, tennis courts, beach volleyball, etc), very timely and courteous maintenance staff. Would definitely recommend living here, I've been here for about 8 months and have no complaints, leasing staff are always quick to help with any problems or questions, the apartments are great and the complex as a whole is beautiful--staff are always cleaning and maintaining the landscaping.

I am currently a resident and am renting a 1-bedroom apartment here. I moved down to Tampa in May and was looking for somewhere safe, well-priced, and local to my work. Maintenance and Staff... Since moving in I've put in two maintenance requests and the staff was very quick and responsive, even working around my difficult schedule for one of the requests. Both of the issues were resolved quickly and I haven't had any repeat issues. Grounds and Noise.... I live on the 1st floor sandwiched between two other apartments with another above. I have never heard a peep out of either of my next door neighbors. As with all multi-story apartments I could hear my first upstairs neighbor's dogs run around during a couple of specific times of day, presumable when they were excited. Even then, it wasn't terribly disruptive, and since they moved out my new neighbors haven't been heard. The apartment is very nice: good appliances, nice layout and all. The grass areas near my building are in excellent shape and even have fresh mulch yearly to maintain the planted areas. Very pleased with the area. I also live next to the designated dog area, while there are quite a few residents that walk their dog through here (which happens to be up next to my back patio) everyone is very courteous and keeps a respectful distance from the back of my apartment. Safety.... Since I've moved in I've never been at all worried. There are days that I have forgotten to close my door all the way...left my keys in the door overnight...or kept the windows open during the day while I've been at work. Never had any issues. This is pretty consistent with what my neighbors have said as well (many of which pointed to the fact that other complexes in the area have had a significant frequency of break ins, etc). Neighborhood... I chose this apartment for its proximity to my job. It's very close to USF as well. I'm a recent graduate, so I can't say much about the schools, etc but I would note that there are three schools down the street from this complex. There is also a small dog park and a fantastic hiking/biking park a few minutes away (Flatwoods Park). There are also some good bars nearby for hanging out. The neighborhood is incredibly safe. I'm not used to seeing people out running after dark in Gainesville, let alone most Tampa neighborhoods and yet I regularly see that here. Staff... They are awesome. No complaints. Christine and Jessica assisted with my lease when I moved down and were very helpful. I have gone in several times for issues and they have been resolved quickly and usually with much less effort than I expected thanks to them, Megan, and Tyler. I've noticed a lot of poor ratings for this complex that seem to be a result of odd situations. Parking seems to be brought up frequently, and all I can say is that with my schedule I usually get home around 6:30/7 after parking has filled up. I've never had to walk further than 100' to get to my front door from my parking space. My biggest issue is that a lot of people don't want to park a few spaces further away than they are used to and so they park in the fire lane and the road lanes, which makes it difficult to get in and out of some areas. One thing I would note, though, is that a friend lives in the complex nearby and has said that their complex has a very active towing system which makes it difficult to have friends over frequently and on occasion results in resident's car getting towed. I'm just glad I don't have to deal with that, as I have family in town every so often as well as friends over. I've also never had a bug issue in my apartment, which says something because I let dishes pile up and in my old apartment that would attract cockroaches. None here.

The parking situation here is absolutely absurd. If you get home after 8pm like I usually do, there are zero parking spots available anywhere near my building. After complaining numerous times to the staff, they told me to park near the front office which is a good 5 minute walk from my apartment and I refuse to do that at night by myself. Residents are forced to parallel park along curbs because they are left with no other option. To make matters worse, my car and several others were 'egged' and further vandalized by residents in the parking lot. I reported the vandalization to the staff and they told me it was my fault because I was 'illegally' parked! The staff clearly know that parking is an issue, but refuse to take the blame and have done nothing to fix the problem. My advice would be to enforce parking passes and create guest spots so that paying residents have a place to park. The complex itself is fine, but the issues in the parking lot are enough to make me regret signing my lease.

Christine and staff have been great since the beginning of the process and have been extremely welcoming. As a single dad, the quietness and safety of the community were huge priorities and Grand Reserve has exceeded all of my expectations. Everyone in my building seem nice from the few times I've been able to meet them and my kids love the pool and play area. I would highly recommend this place to anyone looking for a nice, quiet and safe community with access to a variety of stores and restaurants!

maintenence issues are not addressed promptly, there is no working dishwasher and clothes dryer, dogs peeing under my bedroom window, feces all around the greens behind my apartment. overall I am greatly disappointed in this complex and the management from day one. for a complex that markets itself as luxury living I am shocked and disapointed. Your complex has caused us nothing but grief and family discord. I feel as if i live in a tenament.

parking and lighting at night is a nightmare while i don't have anything bad to say about residents, amenities, management or any of that sort I don't feel safe walking far from a park that took me 15-30 minutes to find every night in the dark. sometimes I get home at 8 and there are still mo parks. raccoons walked behind me with my daughter twice it's. great place to live I promise as long as they fix the broken lights I love my apartment and community with the exception of the things listed above which can easily be fixed.

I really like the apartment layout and that it faces the preserve. I only wish there was more lighting at night on the grassy areas where doggies go. Also, the gas stove needs some directions as it was a bit scary the first time I used the oven part. I had to look for a user guide online.

So far I enjoy living In this community. As it has only been two weeks I am very happy to call this my home. But the parking situation is not just inconvenient it's absurd that a resident who pays rent among other things is made to park so far from their apartment building. People Are parking in the street where others can't even manuver through. I would like this taken into consideration. But other than that it is an absolute wonderful place to live and I stand firm with the decision I made.

I recently relocated to Tampa and I came to tour the Community and absolutely LOVED the size and set up of the apartment especially it being 1800 sq ft and us not having to be on top of each other when home! The Leasing Staff were wonderful and very friendly! Jessica & Tyler totally ROCK!!! After moving in I feel good about the community and people residing here. It's quiet and feels very at home. The amenities are great! If you are looking for an Apartment Lifestyle with a Home feeling, this is the place to be! I give The Grand Reserve at Tampa Palms a 10!!!

I will simply list the reasons why this is a terrible place to live . 1) ceiling leaked when it rained 2) unsafe grounds where my car was broken into and three arrests were make 3) disposal broke ( 2 visits to fix it) 4 ) AC broke ( 3 visits to fix it) 5) dryer broke ( 3 visits to fix it) 6) shower floor was peeling up and was NEVER repaired 7 ) giant cockroach issue requiring pest control 8) charged $1200 2 months after moving out for giving verbal instead of written 60 day notice to vactate, and never being notified of this being an issue. There are much nicer places to live in Carrollwood.

Was looking for a welcoming complex and got much more. Needed to have a place for when I was in town doing work and the grand reserve was a great place to live. The entire team the move-in process the helpfulness of the staff was just unbelievable and great customer service! To help with getting moved in, getting utilities turned on when I wasn't there, the staff was Most helpful. Specifically Jessica was just great to work with and did so much to help make my new home welcoming. The pool and workout facilities are very good. A big bonus is being able to be so close to be able to out run walk and bike. Another bonus is the restaurants that are close are high-quality and can be walk to... overall a great experience! Anytime I needed any assistance things were taken care of immediately always in less than 24 hours...

The Grand Reserve at Tampa Palms-Renters Beware!! My husband and I were moving here from out of state and placed an apartment on hold for $50 after visiting and speaking with apartment consultant Jessica. That was MISTAKE #1 They only tell you part of the information, then act like you should know later on...so as we are on the waiting list because I thought it would be smart to start early, as Jessica was confident we had plenty of time to find the perfect apartment for us. I simply wanted a 2/2 on the 1st floor with a patio. Nothing fancy...and we started 6months prior to my needed move in date! Time passes, 1 month, 2month- no calls, no word on anything!! So I call, and thank God my husband and I had family in the area to come down early and seek other options because I felt like they had dropped the ball, but I had money down here and trusted Jessica to look out for me as she said. We visited the property on 3 different occasions, and they talked to us nice, friendly, and assured me they would have something for us.. after this we continue to wait, and STILL NO APT, not even a call, nothing... At this point, the clock to move in is ticking and my patience runs thin, as I was originally very excited to move in here and it was FOOLISHLY my 1st choice and I for some reason still trusted Jessica to find us our 2/2 Bellair apt. My husband and I decide to go up there one last time, Jessica is not in, but Christina is there. I hadn't met her before but she was nice and just as friendly. I was very upset that I had been on the wait list for so long, with hardly any contact unless initiated by me, and still no apartment. She gave me some bs excuse and once again assured me we would be fine. We left, once again to wait... Like clockwork, Christina calls 2days later, excited and saying they have an apt and if we can be a little flexible with our move in date and move in a couple weeks later than planned. She described it beautifully, and said i would have a wooded view and everything! I was back excited again and thought good things do come to those who wait lol!! She said they would need $100 for security deposit and I quote " and I will get that back upon move out"...MISTAKE #2 I agreed and trusted her, and FOOLISHLY paid my money because she said she would only be able to hold it for a day and it could be gone! After all the waiting, of course I want it!! WRONG!! WHY you ask? Well thankfully my good sense started to kick in a little too late, I told my husband to let's go check out the exact apartment we would be getting or at least see where it is located on the premises. We get there, it is trashed!! Garbage everywhere, they later blamed this on the neighbors (unprofessional) but they should still have that cleaned up so maintenance was lacking! Isolated event maybe, but these are expensive apartments in Tampa Palms aka New Tampa so surely they should not slip like this!! It was near the on site car wash aka the hood/------ area in the back of the complex that we had never walked around (at least close up) We rode by fast on the cart on the initial tour, but don't be deceived because they hop over this area very quickly. We take a look at our alleged wooded view and it is basically unkept swamp area that would depress you or give you some disease, or injure you if you dared to look out or walk pass there. It was AWFUL!! I could also see some of the inside of the apartment from the patio so I take a quick look from afar, and it is in deed trashed inside as well, looks like dogs, kids, a circus!! It was FILTH!! Needless to say that person was not getting their deposit back!! And little did I know, neither would I!! I called Christina immediately and told her what happened, how my husband and I went by to take a quick look and how horrible it was back there!! I told her it was not acceptable and not like any of the complex I had seen. I told her it was way in the back and just a mess. I asked can I get a refund and she quoted the full policy "you get it back upon move out, but it is forfeited If you do not move in".. You see they ONLY tell you part, they are SLICK. SHEISTY, UNTRUSTWORTHY,UNPROFESSIONAL, and LIARS to say the least! I do not know how they have such a high rating on here, it must be LIES again because I did use this in choosing them, but these reviews must be when they actually cared and took care of there property and teneants. I will happy forfeit my 150$ bucks!! Small price to pay and truly a lesson learned!! If you don't get the specifics, they will not tell you!! They still haven't bothered to contact me or call or follow up in anyway, and needless to say I didnt either! Meanwhile I go to another apartment complex, (also listed on this site).They have a lower rating but I decided to check them out anyway. They are one of the newest properties in the area and it shows! They have detailed decor thoughout the complex and inside each apartment, TRULY a lake view, and professional friendly staff that will give you ALL the information. I am moving in and will truly be in GRAND LUXURY as opposed to this GRAND ------ called the RESERVE!

I have lived at the Grand Reserve for almost 3 years. I love it here. It is in a quiet residential area with trails and parks nearby. There are grocery stores, a theater and a mall right down the road.The leasing office staff is wonderful -I especially appreciate all the help Christine has provided me. The maintenance crew is excellent. I have had washer and disposal issues dealt with promptly and efficiently.The complex is always updating something. Last year the entire outside of every building was painted. Currently repaving is taking place. In addition - there is constant attention to the landscaping and pool areas. I even see sand being replaced in the volleyball area on a regular basis. I had a crack in my drywall and it was repaired and painted within a week of my request. I felt that this was more than acceptable as a time frame for a non urgent issue. As far as safety- as a female I do not think twice about walking all the way up to the front of the complex to pick up my mail no matter what time it is- one of the main reasons I live here .I commute over an hour each way to work because I cannot find anything closer to my office that is comparable to what this complex provides me for the square footage and rent that I pay.

I've spent close to a year and a half in total living at the Grand Reserve. Once in college and now I'm back for a temporary stay while in search of a home. Some of the best features of this apt community are the location, spacious floor plans, and amenities. Location is wonderful for mom's and college kids alike. There are plenty of playgrounds and safe places to walk and run. The complex features many sidewalks to keep pedestrians off the road. And a sidewalk to enter and exit the complex. It's definitely not a college community but rather has a nice mix of all types of folks living there. In general, its close to so many things...great restaurants, shopping and recreation. On to floor plans... well thought out and roomy. Amenities are plentiful with swimming pool, car washing station, jacuzzi, cardio/weight lifting gym, volleyball, playground, office with 2 computers, fax and printing capabilities, basketball and tennis. Food trucks are regularly invited in to serve the community. On to the one negative that stands out, I would improve the lighting... There are some darker spots in the complex, but not all buildings are effected by this. Notes: - For dog owners there are many poop bag stations to utilize. I would say a majority of people use them. - Staff is very nice and accommodating. Sometimes busy but that's not a bad thing. - Parking seems to be sufficient in my area, but not a lot of spaces available during peak parking hours. I've never had to walk a long distance to get to my building. - Property is well kept, clean, and has appealing landscapes - Many building are backed up to conversation areas, which gives for a very nature-esque feeling with birds singing and other soothing animal sounds. - Price seems to be very competitive to other apts in the area, maybe a tad less. As evidence by high demand -- so when someone moves out another resident is ready to move in.

This community has everything you need in an apartment community. Great elementary schools and extremely close to interstate 75, which makes getting to other areas in Tampa easy. The community is quiet. It's a wonderful place to live. I have truly enjoyed my stay in this community. The leasing office staff is AWESOME.

Been a resident for almost two years and it is one of the worst places I've lived. Staff is rude and seems to have a rotating door. No one stays for long. I've been a model resident, always paid on time, no complaints, hollowed every rule. The moment my formal lease ended and I went month to month for a few weeks any remote kindness dropped. I will never live here again and am absolutely leaving at the end of the month. Insulting, don't let you know if a package has arrived, no one seems to be able to answer a question. Units are tiny especially for the price, walls are so thin I can hear ever move my neighbors make. I had to ask three different times to be put on the schedule for pest control after I found the third roach and it never happened. I have to do my own pest control. Dishwasher had no silverware holder, towel rack fell off the wall twice with only a single towel on it, range over the stove lasted a month, just a generally neglected place. It looks nice on the outside but there is no substance and no service. Not asking for the moon, just some polite help. No transportation here either, and nothing to do in the area.

When selecting a apartment my family and I went to all the apartments in the area. We wanted a good family oriented quality place to live. The Grand Reserve stuck out as the only quality complex in the area. Staff has always been great and Christine has always gone out of her way to ensure our needs are met. The large floor plans and awesome pool area helped make the Grand Reserve our top choice. The 24 hour gym was also appealing, as well as the great area schools with in walking distance. Its been four years now and we still love living at The Grand Reserve. I mean really in my opinion the other area apartments are not even in the same category. These apartments are very spacious like small homes.

I usually do not write review but I had to. My bf and I have been to at least 7 apartment by the time we came to the grand reserve. Our leasing agent was Jared and he was amazing. He was very friendly and knowledgeable, He wasnâ??t too pushy like some of the other apartments we visited. The club house is beautiful and there is a big gym ( which was important to my boyfriend) as well as other amenities. We viewed the 2 bedroom apartment and it is huge and at a great price. We can not wait to move in.

The Grand Reserve has the feeling of a community and not just an apartment. When touring in February, I found the quietness of the community, landscaping and spacious floor plans that made the Grand Reserve one of my top choices. My favorite floor plan was the large one bedroom with the den; this one had the French doors. What a unique floor plan! The staff are friendly and very helpful; especially ---------. I would recommend The Grand Reserve to friends and family.

I treat everybody equal as that is the way it should be. But my experience with grand reserve was terrible and I honestly recommend that all who are considering applying read this first ! First off I entered the apartment complex happy , excited and eager for my tour but the lazy rep ---------------------- was to busy drinking coffee or gossiping about tenets ( from what I over heard) to give me a tour and tossed me the keys an said you can go ahead Ill be here when you get back (WHAT ARE YOU SERIOS) I had no Idea where I was going and she pointed me in the direction "Its over there in that direction last one on the right" . Very unprofessional. So I took the tour by myself which ended up being the wrong unit , to return too more terrible service from --------- who had no questions or concerns about the unit I just toured. The only thing she wanted was the keys back . I understand I shouldn't base my review on one persons horribly unprofessional and simply degrading mannerisms . But from what I could see everybody else was sitting around sipping coffee and having the time of there life instead of working with potential tenets as they should be . Now there was one person his name is ----- (knight in shinning armor) and he was very pleasant and eager to help me find a new home I recommend asking for ----- he wasn't there when I stepped in for the tour but I was dealing with him via email and phone prior to stepping in. He was the reason why I stepped foot inside and she (--------- or ---------) is the reason I will never step a foot back inside and will be writing this review on every review board I find for the next few days. For the price and features they are decent. They are not to expensive but I did find nice apartments in channelside for a little bit more money but a much more pleasant environment. And I will take that trade anyday.
