I am generally quite satisfied. Maintenance typically responds in a timely manner (though not always). The office staff is professional and courteous. It's relatively quiet though in the afternoons, kids are in the streets due to lack of a playground on site. I was not happy with the fairly steep rent increase upon renewal.

    This place is nice. I had some request before moving in and I was able to get them to repair or replace 4/5 things. The agents are nice and helpful. The maintenance staff is nice and responds quickly.

      I am at MAA Dunwoody, I like the community specially for my kids they can go out and play with out parental continuous monitoring which is very positive point. Kids can stay active. and the community maintenance team is is very professional and super fast in terms of maintenance. and the community is maintain very neat and clean.

        Nice, quite community within close proximity everything. However units require serious remodeling which makes them less desirable compared to other apartment complexes in the area for a similar price.

            Community & location are good. But inside apartment is not weather sealed especially winter. Cool air get inside through Doors and Windows. AC system is very dusty, so not suitable for people with allergy and Asthma. Also waste management system is bad. Compactor is always has issues. Need a backup compactor also.

              Overall the experience has been good. They have worked with us in hard times and maintenance team is very good. I just would like my apartment to be up to par with how much we pay monthly. We have two tubs that are messed up and a few other things that need tending to.

                Overall good experience. Better Gym service and swifter replacement of broken machines would be much appreciated. For eg Treadmill has been broken for some time without any replacement. Pull machine was broken and it was removed and not replaced.

                  Staff is great, leasing office is friendly and maintenance is excellent. Overall the community is just aging, the apartments feel old and worn, the rent prices warrant some updating. The molding in the bathrooms and common areas is slapped up, the floors aren't the highest quality. The bathrooms need a tune-up. It feels like mold runs rampant and quarterly pest control is no more.

                        HVAC is not functioning properly, and children plays outside this can lead to dent and scratches on parked car, electricity charges are more due to poor functioning of the HAVC and other systems, room is always hot even at night too .

                          MAA Dunwoody renters beware - management will not help after you sign!

                          Last weekend, I finally gave up politely asking the children screaming beneath my living room window to keep it down in the parking lot and called the security patrol to ask them to remind the kids that other people live in the complex and the parking lot is not a playground. There were no parents present to speak with - as most often they just send their kids into the parking lot as if it's their private playground and no one else pays rent in the facility and should be able to have a dinner guest over without constant screaming to disturb you conversation in your home. If you want to speak on the phone in your unit or catch a movie on Sunday evening between the hours of 3 pm and 8 pm, forget it. The constant screaming and shrieking of children will be your added sound track to your activity. In speaking with the security representative, he commiserated with me and shared that the management does nothing to hold the parents accountable and the parents ignore the security patrols when they are asked to watch their children playing in the street and to keep the noise down since they disturb the neighbors daily and into the evening. He said he's been there for 10 years and it has never changed. If you come to view a unit - do so between the hours of 4 pm and 6 pm Mon- Fri and late afternoons on Sat/Sun. I don't think the office is open after 6 pm. You will see the children playing ball games in the parking lot as cars drive around, and their balls bouncing off the cars not able to afford a garage to house their vehicle in. There will be no parents supervising the kids. And they will shriek at the top of their lungs with out a moment's thought for the reality this is a shared living environment. This, on top of the reality, the gates break often here. And upon receiving an email from the property management office this week, it suggests (to me) why the security gates break so often around the property. The kids' parents allow them to pull the gates open and climb over them. If you want security for your living environment, I suggest you look elsewhere. You will get no support for your complaints from the office because the parents face zero accountability. Renter's beware before you sign on the dotted line.

                            I love my apartment. It is located in a quiet part of the community and overlook beautiful trees. I'm grateful that this community is pretty clean without a roach problem. My rent is affordable and worth the cost. The only thing I've had issues with is sometimes my upstairs neighbor stomps very heavy above my head. Community concern: I'm wondering if there is a way to keep people from dumping their house trash bags in the small trash can meant for the grilling areas/car wash area/etc. The issue with my packages being sent to the post office in Brookhaven has gotten somewhat better. I know adding more lockers in the mailroom is not in budget, but what if there was a small locker area or pick up area in the main office?? The convenience would be awesome for residents who are too tired to drive to Brookhaven after a long day at work.

                                  It's good community and the reasonable focals at the leasing office and responsible neighbourhood. Just that the cockroach is a big problem. Itss as all over. Kitchen, bathroom, near the main door, carpets and on the walls too. That's feels really unsafe with little kids in the family. There is a motor noise being heard in the both the bathrooms

                                          The Worst Dump in Dunwoody

                                          This will be the most honest review you will read regarding this property, so read carefully. This community is 85% Indian. This tidbit is important bc the Indian community is shown favoritism but that isn’t the only issue here. I moved there in the month of March. By May, I’d put in over 20 service requests. On Easter Day our stove went out. We were scheduled to have family over for dinner but that was canceled due to the outage. It took them a week to replace the stove. They didn’t compensate us for the food we had to eat out daily. All they said was “sorry for the inconvenience. The air wasn’t working properly for 2 months. They sent maintenance out every week with no resolve. Finally someone got the bright idea to get a specialist to come out. He found that there was absolutely no insulation in the attic which is why the place was always 83 degrees which then caused my electricity to be over $300 a month. Again, no compensation just “we’re sorry for the inconvenience.” Now to the favoritism that is shown towards the Indian community. They literally get to get away with whatever they want with no consequences. The children use the parking lot as a playground so expect your car to be scratched and hit by balls. The parents gather in large groups in the parking lot to talk until about 10pm. I’ve made several reports of the constant screaming and playing from the children under the window of my apartment but nothing was ever done to resolve it. Cherie- the manager is the absolute worst to deal with. She definitely favors the ------- over everyone else there. You can make complaints about the noise and all she will do is say call the community officer. The community officer will come out but they will continue to be disruptive anyway as they didn’t care about that either. They literally run that place and if you say anything you will be retaliated against and they won’t renew your lease if you have an issue with children waking you up due to running up the stairs and screaming like wild animals. You’re supposed to just take it and shut up. On Halloween they thought it was a great idea to pop fireworks in the parking lot next to cars. Nothing happened to them! No consequences whatsoever. I can go on and on about that zoo, but if you want a nice, quiet peaceful community that will actually care about you, STEER CLEAR (unless you’re apart of the Indian community). The units are old, dark, outdated, with dingy walls. The best decision I made was moving and trust me I was literally counting down the days. That was the longest 14 months of my life. Long story short, do not waste your time or money at this dump.

                                          While I have issues with how other residents don't follow directives or are rather sloppy at compactor & mail hut, I have only good things to say about the property manager & staff & especially the maintenance crew who are always helpful & friendly. One big disappointment is the lack of recycling on the premises, but considering my opening complaint I understand why it was never re-implemented. Luckily, I have a friend nearby who takes my recycling, but others are not so lucky.

                                            Bad maintenance and the behavior from community office. There isn't proper response on any request you put, and they behave like they are letting people stay for free in the community. I wouldn't recommend this to anyone

                                              I've had a great experience living in this apartment. It's well-maintained, spacious, and thoughtfully designed. The appliances are modern and everything functions smoothly. Any maintenance requests are handled promptly and professionally, which adds a lot of peace of mind. The community is clean, quiet, and friendly. The common areas like the gym, pool etc. are always in great condition. There's a real sense of safety and comfort here, and the management team is responsive and helpful. It truly feels like home.

                                              Not proud of gates always breaking. Not only inconvenient but from time to time, anyone can get in. So why have a gate? Also, I wouldn't want the job of showing potential new residents the trash area. Some days the trash is piled up fairly high. I know... things break and the residents pile their trash up. Something needs to change. I've lived here a long time and these two problems have existed for some time.
