Major misrepresentation by the leasing office. We visited Atlanta in May to look at rentals. We were shown a ~1,300 carriage house and were told the unit we will be getting (when we move in August) will be exactly like that with a minor layout difference (placement of master bedroom). We really liked the high ceilings and the open airy feeling of the house we were shown and specifically confirmed that would be the same in our unit and were told yes. When we took possession and saw the unit, we were shocked. It has low ceilings, is way smaller (~1,130 sq ft), and is dark vs the bright airy feeling we were looking for. Had we been shown this during the tour, we wouldn't even have considered it. When we brought this to the leasing office notice, they were very casual about it and said we may have seen the carriage home on the 3rd floor vs the base unit which was not even hinted to earlier. Their resolution was we can choose to not take it if you want (this is on 6th August when we had movers bringing all our things on 7th and kids registered for school basis this address). In fact they told us that they have a unit like the one we saw opening up in a month - they were willing to waive 6 months in unit policy but wanted us to pay $500 to change units and pay higher rent for that unit though, according to them, the size is exactly the same as current unit with only layout difference! There were also several issues with the apartment we moved into: Resurfacing was done on 6th which was our move-in date and we have an instruction saying we cannot use the bathtub till 8th 9pm, which is 3 days after move-in. There was no explanation as to why this was not planned in advance. As a result of the resurfacing and painting and new carpet done on the day of move in, the entire apartment smelt toxic and is unhealthy for my family. We had to extend our hotel stay. Also, the unit was filthy. There was dirt and hair on all surfaces. There were cobwebs in the ceilings and food in the pantry from the previous owner. Finally, there were multiple safety issues - the water heater door was open, there was gas stove not working, there were exposed wires in the garbage disposal unit, there was an exposed nail. We send detailed comments to the leasing team with our grievances along with pictures and have not yet received a response.

If you like roaches, rats, lousy maintenance repair, attitude bound front desk clerks, it’s for you. I doubt if you’d want to sacrifice your hard earned money for such a bad place. The only thing nice is the amenities around here like the mall, easy access to Marta and restaurants. Not me! They charge you over 4K to break your lease when they do not live up to what they sell.

Horrible place to live. Roaches, bad carpet, mold, garbage build up. Heat and air system is antiquated and will have your bills high. Children ride bikes and roam the parking lots without paying attention to cars. Management sucks!

Location is good, apartments are old with few touchups to make it looks good. I have been here just for a week and so far had a mixed reactions, with a bad move in experience, not so good amenities with tennis court not really maintained at all, small gym. Found few good neighbors and have to meet more, hope rest of the stay will be good.

Overall, very good. The tennis courts are in need of many repairs. I've filed Maintenance Requests and even talked to MAA Dunwoody staff in person about these repairs. Nothing is ever done. The repairs are simple and inexpensive to make.

This community was chosen due to location. I just love how family oriented it is. The amenities such as pool, gym, laundry and other common areas are well kept. I'd definitely recommend this location. Kendra, my leasing agent, was super helpful during the whole process.

Have lived here 14 years. All employees have been outstanding throughout my years here. For a few reasons, my experience has been less enjoyable as years have gone by. Mainly the abuse of recycle and compactor areas. Also, in recent years, some residents put household trash outside their doors. Trash is left there for a number of days. Also, in recent years, some residents make no effort to park their cars properly. This results in cars taking up 2 parking spaces. Very annoying. Very recently young kids have been riding bicycles, in the community creating dangerous situations.

Do you enjoy screaming children, office staff that doesn't communicate, noisy neighbors, and poorly maintained community areas? If so, this complex is for you! Community areas are constantly broken or dirty, children run amok in the parking lots and scream from 4-8 pm, and all the office staff does is send "friendly rent reminder emails." This could be a fantastic place to live if anyone cared.

MAA Dunwoody is a nice community. I love the attached garage feature of my apartment and the access to rent a garage or storage facility on-site for a low price. The apartments are renovated with nice carpet and appliances and staff is always helpful.

The community is maintained to the absolute bare minimum, yet the management continues to push through rent increase after rent increase, year after year. Once you have moved in, management will do nothing to upgrade or update your existing apartment, even as they brag about how all of the units are "newly renovated" As amenities have been closed and reduced during the pandemic, the management company offered no assistance to residents, and indeed, continued to demand ever larger rent increases unless the resident was willing to sign a long-term renewal. The only unique benefits to this complex are 2 electric car charging ports that sometimes work, sometimes not, near the entrance, and the availability of Google Fiber, which thanks to AT&T in the entire Dunwoody area, isn't really all that unique these days. I moved here to be close to work, and now that knowledge work has changed, I have no incentive to stay in a complex that has no appreciation for its long term residents.

The expense is high in contrast to the quality of the property. There gates hardly ever work and are often open for anyone to walk in. The security is low, no cameras or anything in common areas where theft and other things are happening. There are huge rodents near the common garbage. Cleanliness on the grounds seems to only apply to the office area.

Inappropriate AC in my unit (insufficient tonnage). It looks like many neighbors have the same issue and had to buy the portable AC units. Cigarette smoke from another unit comes to my apartment through ventilation, I reported multiple times and was told that it can't be fixed. A number of friends who lived in MAA Dunwoody and already moved out told me that they paid excessive unreasonable move out fees. Seems to be a widespread issue so I'm thinking about hiring an attorney when I'll be moving out. The only great things are location and a big green territory, good place to have a walk.

Not good at all. Office is slow to respond to major concerns. I have to call corporate or threaten to get my attorney in order for them to move on health related mold in the apartment. They voicemail says they are caring and meet customers expectations, that has been determined to be false. I still have a lifting molded counter top that they have not responded to.

Experience was great. Found the leasing agents very professional, nice and helpful. After a very exhausting search and apartment touring, found MAA, applied while in the office and got approved immediately. The entire process was seamless and such a relief. Apartment was in great condition. Very satisfied so far. Have no complaints so far.

I've been living here for five years. It was very good at first but has been degrading ever since. A big issue that scares me is that children are allowed to run and play dangerously in the parking areas. The gates are very often not working. The dumpster is often over filled leaving unsightly trash out. Maintenance was very prompt and courteous at first but now, maintenance calls take sometimes days to get a response and then the problem is not always fixed.

The community is very progressive. There's a great variety of shops and restaurants to choose from. The surroundings are very nice for walking and sight seeing. There's something for everyone in the area.

No one should rent here. The rents are very high and when you renew they raise them way above standard. Once they have your lease signed, you are a non-entity. NEVER falll for the line, you will have the same apartment that we show, but yours is not available yet for showing. I was shown a completely redone appartment and when I showed up was given an apartment without the same amenities that was filthy. The carpet should have been changed but they forgot, because of the holidays. They also forgot to clean it. It was disgusting. The bathtub was unusable and I had to wait days for that to be remedied. The head of maintenance was a joke. The office manager lied every time I asked her about anything. I think they are both gone but it is still bad. Mail stolen 4th time in one year and they say "sorry for the inconvenience" Rats are all over the propertty. There is no peace in the evening because the families use the parking lot as their own backyard. Post properties had a good reputation and MAA used their name to get tenants. The rats take over the property at night. It is not safe to go to the dumpster after dark. Security gates are always broken. They say they are very sorry for the inconvenience. Counting the days for lease to be over.

So far so good. Move-in date was good. The instructions were easy to follow. My keys were given to me at my arrival. The community is family base which is nice. Mailbox, laundry mat, and pool was easy to to access with the FOB.

From the first I felt comfortable, I love my apartment it is very nice, it is nice to live here, I love the pool really everything, my husband and I are very happy, call the air conditioning problem and the same day it was fixed very quickly for any problem!

My experience has been fine for what it is. I just come home and go to work. Some minor things still need to be fixed from my move in checklist which at this point I've forgotten about. It's a very family oriented community. I chose to live here because it's a convenient location. I've been able to use some amenities. So far so good

So far so good. There's a lot of kids and I live close to the front gate so it's not the quietest place in the world. Overall the community seems fine. Also found it weird that my apartment, #839, is on the 4th floor not the third. Pool and fitness center seem well kept

The apartment community fine for the basics. There are a few amenities. It's not the best in the area but not the worst either. We specifically chose this community because we have a pit bull and they don't have a dog breed restriction here.
