My experience so far is not so pleasant. Lot of outages and not so good services. They should definitely improve the maintenance and handle issues proactively. Also It would be nice to have community parties to improve the well being of residents.

The people here are very friendly. All the staff are exceptionally helpful and supportive. When maintenance is required for anything that needs work, it is always done in a prompt manner. It has been a very positive experience. The maintenance staff are friendly and prompt. I love my unit and its location in the complex. Management addresses community situations promptly (trash compactor, gates, etc. My only negative is that my packages "disappear" from the mailroom but that is more of a USPS problem for not putting them in lockers.

Very close and convenient to a lot of stores. All in walking distance. Police department right across the street. Love the area. Gated community. Even tho the apartments are very outdated, still a nice location.

I came to view the property back in August and fell in love. The location is great as there are a lot of places to eat and things to do that are within walking distance. If you are someone like myself who takes Marta there are several bus stops right outside of the complex. The neighbor is usually quiet and everyone is very respectful. The community comes with a pool that can be accessed year round and a laundry facility. The apartment itself is spacious and pretty much modern. Some drawbacks are that it is officially 2024 and the bathtubs are not more modern. They use paint on them to cover up the wear and tear and I just feel like that's a bit hazardous and when it comes to cleaning you have to be careful not to scrub the "new" paint up. They have a gym facility that could use some renovations and more up to date machinery. Overall I'm pretty satisfied with the community and the other residents that live here as well.

Beautiful and affordable home, accessible to all grocery store, malls, urgent care, metro and highway connectivity. Best school zone. Quality of apartment building and community is excellent. Except roaches issue rest all good.

This apartment complex don't really care about their tenants that live here. All they worry about is getting their money on time but things never get fixed in a timely matter. Gate stay broken, trash compactor rarely works. When you need something done they take their sweet time to fix it but let your rent be late there is an automatic $100 fee added to your bill. I've lived in other apartment complex and they've had grace period.

Moving here was a big mistake. I've had to put in countless work orders, the parking lot is a playground due to children playing and riding scooters day and night disturbing other residents, my electricity bill has tripled. It's been a horrible experience.

Rent is high as compared to communities near by. I would give 7 on the scale of 10. Lively society with amenities, kids play a lit and enjoy here. Closure if Walmart is jot a food sign as it was next to the community.

The community was a very nice and pleasant place to live at first, but over the years, the quality of people allowed to live here has declined, and they have become disrespectful. There is a consistent smell of marijuana in my building. The upstairs neighbors are disrespectful and make noise day and night. I suspect they are selling drugs. Despite having children, the smell of marijuana persists on a daily basis. There is always noise after quiet hours. I have complained to the office but have been told that there is nothing that can be done about it. Essentially, I have been told to just live with it. The rent is very expensive, and I don't feel that I should have to live like this considering the amount of rent I pay.

I like the apartment and the location. The community is pretty chill. But there always seems to be something on the calendar for general maintenance. I'd like one week without landscaping or power washing noise. But other than that it is pretty quiet and I understand the effort of keeping the community looking brand new.

I believe that MAA Dunwoody is a great community. It is often quiet, and there are lots of families that live in the area. The staff are professional and respond promptly to questions and concerns. I enjoy living in this community!

The location is really good with a lot of walkable restaurants and shops. There are many children in the complex who like to play outdoors throughout the property, so it can get pretty loud. There have been a few vandalism incidents (keyed cars and graffiti), but the property feels relatively safe otherwise.

Market price apartment for buildings poorly maintained. Spiders hanging in breezeways for weeks at a time, mildew on hand railings, trash in the grass surrounding the building. The inside has been updated ever so slightly but was very poorly done. Leasing office is nice and will take care of issues as they arise but not at all proactive.

This is not the worst apartment complex but it is definitely not the best. Pros would be that; the neighborhood is a great area, its quiet, theres tons of shops and restaurants in a close proximity, the upkeep when maintenance is on board is nice, pest control does check ups in the units regularly, the unit does look like the model room they show you, and everyone in the leasing office is fairly nice. However, my cons would be; rats run around the garbage disposal, roaches are VERY present in the summertime, there is only one tiny garbage disposal for the entire complex, so on Sunday when the office is closed the disposal is overfilled aiding to why the rats constantly come back no matter how many times pest control comes back. Its so bad to the point many residents are afraid to walk past the garbage disposal which is right next to the exit to leave the complex. For ex.) one time I was walking out and a resident walking in, entered there gate code to lift up the gate instead of walking through the pedestrian entrance, when asked why he said it's because of the rats. The paint job in my bathroom and kitchen is terrible and there are so many gaps where there needs caulking. The late fees are ridiculous and apparently MAA has faced a lot of legal issues due to their predatory late fees. I understand they want tenants to pay on time, however there is no grace period like there is for many other complexes, kinda showing the corporation itself or the owner does not care about their tenants and any financial hardship they may face, they are truly in it for the money and not to home people. Overall, I do feel like the unit I am paying for 1bd 1bth (no in unit laundry) is very overpriced, but i have mixed feelings on MAA, I don't love it but I don't necessarily hate it.

We have lived here for almost 6 months and have enjoyed our interaction with office/leasing staff as well as maintenance crew. Any maintenance requests we have placed have been for minimal fixes and have always been completed in a timely manner. We have not had any issues with receiving packages or mail either. Our only issue seems to be with trash and the gate. Sometimes one of the gates is down for extended periods of time which has been frustrating, or the trash has piled up either because of laziness on the tenants or the trash compactor not working.
