Everything is good so far except the maintenance issue. Leasing office staff very helpful and positive but when it comes to resolving maintenance issues there is some serious issues with the community and it has always been since we moved last year. Our siding door came off when we moved the very next day and no one responded to the request for more than 2 weeks.

Ehh, Community staff are nice, but not effective, do not respond in a timely manner, and accept mediocrity. I had to send dozens of emails to Assist manager, GM, and whoever else would listen for over a month before I was able to get a resolution. The first Apartment had rats, which, they knew about for months before. They agreed to move me and offer same promotion but my cost to mve again was more than the deal. Not to mention time off, and mental anguish. Then on this review you have to write a dicertation to get it to be viewed by the publicl Or you have to opt out of the review. Slick. Most would not see that. Then once you click the button cannot unclick. So, save your comment, refresh and then add a nice long comment line this one.

This is my first apartment, and I’ve been here for three years. It’s nice-it’s advertised as luxury, though it’s more of a comfortable, elevated vibe. The staff is pretty nice, they do their job well. I’ve really grown to love this place and the sense of home I’ve built here.

When I first moved it, I was really hoping this would be a place I would be at for a while. But now, I can wait till my lease is up and I move out. Work orders not being fixed in a timely manner, causing unsafe and inhabitable living conditions. Being told my staff I’ll get updates, but never do and always have to go to the office for them. Overall extremely dissatisfied with how situations are handled.

Subpar. Office staff never have answers, maintenance takes forever to come see you about your work orders, and communication is horrible. Aside from that the community itself is ok. There are some good amenities however the sewage is older and bathrooms have no space. My apartment is slanted so I can no use bar stools on the counter and just imagine what happens when cooking. This is a starter apartment at best.

Overall, our experience at the community has been positive in terms of location and the professionalism of the leasing staff. The move-in process was smooth, and the team was friendly and helpful. However, since moving in about a month ago, we have experienced delays with maintenance requests. In particular, the dishwasher has not been repaired or replaced despite being reported and reviewed by maintenance staff, who mentioned it needs replacement, smart hub off line, ice maker….. Improved follow-up and faster resolution of maintenance issues would greatly improve the overall living experience.

Bad super bad I was very excited when my application was approved but from my first month in this apartment I only had problems this apartment was not in good condition from the beginning and they know it they just hide the problem because for them the most important thing was to keep the apartment occupied

I have not yet explored the whole amenities however it is peaceful clean, and the staff is great there is a lot of great amenities. Pool Tennis, Gym, Onsite shopper and cleaning for a reasonable price.

Addendum to previous review: communication with office staff can be hit or miss. Joanna is usually responsive and receptive but the others are hit or miss. A couple weeks ago I conveyed concerns ab smelling gas in person to Tony who said they’d send someone over. An hr passed with no updates or people coming. I called and Joanna said a maintenance person was on the way. Another hour passed and I called again. The after hours person said that maintenance can no longer come but there was no concern for gas as this was not supplied to my unit. Even if this was not an imminent concern communicating that earlier would have been nice. I easily could have waited all night expecting someone to come and no one would have arrived had I not persistently checked in. I also think that concerns for nature gas by a resident should be investigated more promptly. I was dissatisfied with the apartment’s responses so I called Southern gas company. They sent someone right away who arrived within 30 minutes of my call to check things. Proactive communication with residents regarding their concerns is definitely an area of improvement.

I am prepared to vacate the premises as soon as possible. Unfortunately, I have been without heat in my apartment for over three months, and to make matters worse, I have been charged additional fees by the management for unspecified reasons. This situation is unacceptable, and I am extremely dissatisfied. Furthermore, the communication from the property management has been inadequate, particularly regarding the repair of the furnace, for which they have been waiting on parts since October 2025. I am frustrated with the management of this apartment complex, and it is worth noting that this is the only issue I have experienced since moving in during 2024.Thank you.

I have lived here for a long period of time and the present Management team gets things done. When I report issues they are addressed. Sandy Springs is a wonderful city with lots of community events and resources. I love my city and neighborhood.

Not worth the price. Maintenance upkeep within my apartment is very minimal. Frequent water leaks that destroys my personal property. Electrical issues. Cold in the living room area during the Fall and Winter months. Also, issues with mold from previous water leaks. Nice neighborhood though. I can't say I'd recommend but I do like the neighborhood and it's convenience to nearby areas.

The apartment has so many issues. From initial box to electrical issues so nonresponsive maintenance staff extreme delays with no sense of urgency in hospitable living conditions. This is a horrible place to stay.

The building is ok. The amount of money that you pay for rent, I believe everything should be taking care of far as the upkeep of the outside especially the trash bin. I do feel safe but more lighting or better lighting would be appreciated.

So bad, maintenance doesn’t ever come to fix anything, it’s like they don’t even exist. My bathroom ceiling has a huge leak(2 months of leaking) it’s near the point of collapsing, dryer pipes are clogged (I haven’t been able to dry in 3 months).

See Google review. Have also submitted complaint to Venterra corporate office. I had a few friends also wanting to move to the complex but have since redirected them to to other complexes. I have been in RE for several years now, nationwide, and I own a business consultation company. The way that things have been handled here are quite impressive when it comes the ability The Harrison has to ignore fault and ability to resolve and improve. Sincerely perplexing to say the least....

So many good things about this apartment but the fact that maintenance takes forever to show up unless you constantly harass the leasing office is absurd. Also fix the gate it’s not safe to have it open 24/7, especially since everyone uses that side entrance as a U-turn to get onto the highway they missed. You can’t label yourself as a gated community if the gate hasn’t been working for over a year now.

I hate this place and I can’t wait to leave. It’s very overpriced and under maintained. My closet doors are broken, the sink in my bathroom was clogged and half full of dirty water when I moved in. The bedroom smells like smoke. Don’t move here. There are much better places in the area. I moved from California for work and didn’t have time to look for a better apartment. I’m moving out as soon as possible.

There are some issues with parking, as there are members of the community who park in non-parking spaces, that make it difficult to drive through the parking lot at times, and nothing seems to be done about that. There are also several members of the community who drive extremely fast through the neighborhood late at night, some without headlights on, and revving their engines where you can hear their car throughout the neighborhood. These instances also almost exclusively happen after quiet hours after 10:30pm.

Good community but is not gated. It has gates but are never used. And also the neighbors are little noisy especially in quiet hours so it’s a problem. The maintenance is good leasing office staff is good. But they can make it more secure place. Also fix some minor issue with gym and pickle ball court.

Apartment has flooded a total of 4-5 times in the 3 years I’ve lived in it. Floors have failed to be treated since the last occurrence which took place on 07/31/25. No follow up from property manager or staff I spoke directly with. According to several maintenance techs, the problem will continue to occur due to structural design, and no accommodations have been offered other than uprooting my life to move to another unit within 30 days. Ridiculous.
