Roaches!

My original review was deleted. I do not recommend renting from MAA. I am a current resident in building 304. Since October 2025, I have been dealing with an ongoing German cockroach infestation and have encountered approximately 60 to 75 roaches in my unit (kitchen, bedroom, and bathroom). Roaches have also been seen in the hallways of the complex. I am allergic to roaches, yet no accommodations or meaningful solutions were provided. In addition to this, both of my vehicles were involved in attempted break-ins, and maintenance staff forced entry into my apartment after I clearly said “one moment,” which resulted in damage to my door stopper. I have ring footage of this incident. Also the community page does not allow you to make our residents aware of car break ins. Which is scary because as residents we should be able to make others aware. I have reached out to corporate and the regional manager regarding these issues, and they offered zero solutions despite the numerous inconveniences and safety concerns I’ve experienced. This property is marketed as a “luxury complex,” but my living experience has been far from luxurious. I do not recommend renting from a corporation that shows little concern for its tenants. Corporate has made it clear that no compensation will be issued for the inconvenience. I do not recommend leasing from MAA and prospective tenants should reconsider renting from a company that fails to accommodate its residents. I would not recommend renting from a company that fails to prioritize the health and safety of its residents. I am a single woman who experienced all of this during my short, one-year lease. Management did not offer a free unit transfer, an early lease termination, or any form of compensation for the medical or emotional distress caused by the infestation. Essentially I am trapped in this unit until my lease ends. None of the issues I experienced were the result of my actions, yet I was made to feel like a burden and blamed for circumstances beyond my control.

I had a great experience living in this apartment. The unit is clean, spacious, and well-maintained, and the community is quiet and family-friendly. The location is very convenient?close to stores, schools, and public transportation. Management and maintenance were responsive and helpful whenever we needed assistance. Post Fallsgrove Apartment complex is very conveniently located next to Fallsgrove Plaza and with the Fallsgrove Stream Valley Park in walking distance. It is very well managed with well-kept public amenities like gym and swimming pool. The maintenance crew are very responsive with most issues resolved the same day. I am very happy to live here for the past three years.

Decent place. Free parking, no pests, I wish my bulding had an elevator, sometimes it's a lot walking to the 4th floor Whig groceries or boxes. Maintenance is okay. Sometimes they don't really know how to fix some of the appliances. The leasing office staff is pretty nice, never had any issues with them.

Avoid this place. Terrible management. They rented me an apartment with a broken water heater. After hours and weekend maintenance does not exist. Marijuana smoke in the building at all times. Impossible to contact corporate headquarters.

Positive Experience at MAA Rockville

I moved into MAA in 2025 and have had a very positive experience in my first 6 months. The leasing team has been incredibly helpful and responsive through the entire process. Fred was my first point of contact and managed many aspects of my application and move process with professionalism, clarity, and efficiency, which made the transition seamless. Stephanie has also been wonderful- always friendly, approachable, and genuinely willing to help with anything related to my move. Maintenance has been super responsive and quick to address any issues. Parking is ample for me and guests. My building is overall quiet, which is important to me. I also appreciate the walkable community, which convenient access to nearby stores as well as trails, which adds to the overall quality of life here. Upon move in, my apartment was very clean and freshly painted with new carpet. Closets are huge. I looked at many places in the Montgomery County area, and am very happy with my decision to move here and would highly recommend this community.

Overall, I've really enjoyed my time at this apartment. The apartment itself is spacious and lovely, and any minor issues have been quickly handled by maintenance. Though, I have had issues with noisy neighbors and an ever-present weed smell in the hallway, and I find that other residents leave a mess at the dumpster.

Amenities are fine, the pool is great during the summer but the gym is small and cramped. Parking is never problem as there are ample spaces. Maintenance comes very quickly and does their best to fix problems. Walls/ceilings are thin and you can hear next door and above neighbors. Kitchens and bathrooms are a bit outdated but fine. Leasing office is responsive and helpful.

Living on the third which was not my choice but was the available apartment at the time of signing the least is always challenging going up the steps. Mail delivery service for those without access inside the building is also an issue, they are unable to deliver packages.
