Great Apartment Community
I have been living at Alder Branch at Fallsgrove for over 1 year now. I absolutely love living here. The staff is very friendly and helpful, the service team is excellent. I would recommend anyone moving to Rockville to live here.

RE: Life at Post Fallsgrove
First of all...I don't know you...but I already appreciate you! I thought I was crazy hearing the ticking in the walls...but YES! Every so often, you hear this tick...tick...tick...almost like the 60 Minutes show...LOL!!! I told my husband and for a looooong time he did not believe me. It always happens in the kitchen, so I am thinking it is coming from the water heater unit right outside...it would make sense, now that I think about it..mmmm... :) Well, we have had some great experiences with Fallsgrove. Much better since Post took over. They go the extra mile, where Lincoln Properties slacked. I don't hear much noise at all and we are on the Shady Grove Road side (Ground Level) of our building. But the nearby quarry has little micro blasts and it does occasionally "jitter". I actually think it's kind of unique...LOL! If I owned the place, I might pitch a fit, but so be it. The dog situation is much better since Post came in and the place is much more cared for and followed up with than before. The garbage was a hassle at one time, but it has improved tremendously! The signs that show where buildings are located was a great move...I would often have to walk friends/deliveries through turn-by-turn when they came to our place. The price could be lower, but hey, welcome to the DC Metro area! Overall, we have been happy at Fallsgrove Apts for the past 4 years!

Pretty Good
I currently live in a two bedroom plus den apartment. We moved in to a brand new apartment and have had few problems so far. The apartment is big and bright and we really liked the fact that since it was new, there were no weird stains or odors left from old tenets. Issues, are discussed below: <br> <br>Bathtub <br>The bathtub is a little creaky, but it is a huge soaking tub. I personally like having double the space I am used to and you get used to the noise. <br> <br>Appliances: <br>As for the people who complained about the cardboard in the bottom "drawer" of the ovens, that is their fault. That area is the broiler and will get very hot. It is a BRAND new appliance and if you are too stupid to remove the paper, the apartment complex should not be faulted. <br> <br>The dishwasher and Washer/Dryer are admittedly weak, but you wont find any better in an apartment. They are both new and work properly. <br> <br>The microwave and stove work great. <br> <br>Air Conditioning <br>Upon move-in in July, our AC did not work. I told the maintenance people immediately and they were back the next day to diagnose the problem and a few days later to fix it when the part came in. It should have worked upon move-in, but I was satisfied with the service I got from maintenance. It is a new apartment and there are some problems to be expected. The only other problem I have with the AC is that it is slightly underpowered. Our apartment is very big and the AC has some trouble cooling my room sufficiently. As long as I leave my bedroom door open, it is acceptable. <br> <br>Gym: <br>The on-site gym is small, but it is an apartment complex not a health club. They could use another elliptical machine, but the equipment is not outdated and works well. <br> <br>Locking of Doors: <br>For the first month, the lock on the outside main apartment door did not work at all. This was particularly troublesome since we chose this apartment for its added security. Each time we told the management, they said it was being fixed. When it was fixed, our security fobs would not work. As soon as they said they fixed the fobs, the door would break again. I think the problem here is the management not knowing how to work the system. It has been repaired since and has worked properly for many months. <br> <br>Dogs: <br>I have never seen any dog waste on the property. The problem here is the number of HUGE dogs on the property. The accepted weight is upwards of 70 pounds and many dogs look bigger than that. Management doesn’t seem to care that this is going on and a dog was even killed by another dog on property. If you are afraid of dogs, you might not want to live here. <br> <br>Parking: <br>There is always ample parking. I think most people just complain that they aren’t getting a spot right in front of their apartment door. <br> <br>Office Staff: <br>I agree that they are completely useless. They have lost our rent checks, miscalculated totals too many times to remember, and tried to bully us into paying fees we didn’t need to pay. They accept packages on your behalf and never tell you that they have arrived so you can go weeks without knowing you have a package. My advice is to get receipts and don’t trust them. That said, I have NEVER lived in an apartment complex with a competent office staff. These guys are no worse than any other complex I´ve heard of. <br> <br>Overall, <br>The apartment is at a great location and I´ve always felt safe. Yes there are problems with the apartment, but they would be much worse at an older place. The office staff maybe be problematic, but read the reviews of other apartments - everyone has that complaint. This is an apartment. It’s not going to be perfect, but comparatively its pretty good. <br>

Outwardly its Heavenly - Inwardly its Hell
I´ve lived here since February 2002. Unfortunatley I made the mistake of signing a one year lease. Initially, I was very impressed with all the amenities in the apartments and the community in general. However, I can´t wait to move out. Let´s start with the apartment itself. <br> <br>All the appliances are bottom of the line: our dryer has had to be fixed twice because it doesn´t dry; our dishwasher is useless in cleaning dishes (i.e. you have to wash your dishes before you wash your dishes); anything that you put into the garbage disposal ends up in the dishwasher; the gas oven had cardboard in the bottom "drawer" (you know, where you normally store pans) that lit on fire the first time we used it because of the open flames in that area; the bathtub is obnoxiously creaky; and the ac unit will run even when you have it set to "off". <br> <br>The on-site maintenance is a joke. We have to put in the same request several times before our issues are addressed. When we moved in, the lights in the bathroom were hanging by wires. After a week of asking them to be fixed, we finally fixed them ourselves. We receive letters on our door stating when the maintenance crews will come in to do "routine maintenance" so we move everything around on our balcony to allow them access to the "storage closet" and then they don´t show up on those days; instead they come into our apartment whenever they feel like it - with our prior notice supposedly being the letter they put on our door with completely different dates. I´ve come home to find my front door unlocked and things moved around on my balcony, on a day when there was no scheduled maintenance. I reported my outrage to the office manager and was merely told that I must have left the front door open because there was no scheduled maintenance that day. So why was all my stuff moved around? <br> <br>The community amenities are nice, but we hardly have access to them. Each building is supposed to have a security key-card so that only the residents can enter. However, I will often come home to find the door either wide open or unlocked. So much for security and peace of mind that my things are safe. Second, there is a private movie theatre, however someone lives directly above it so you have to keep the volume turned down low so as to not shake their entire apartment. I can´t believe there´s no sound-proofing! (Well, actually I can knowing how cheaply these apartments were built). Also, there´s a club room with a pool table, foosball, and couches, etc. But you can only use it during office hours (M-Sat 9-6 and Sun 1-6). I´m sorry, I WORK! When am I supposed to be able to use those amenities. Then there´s a teeny, tiny gym with outdated equipment. Glad I´m spending so much money on my gym membership. And the pool, well you can only use it if there´s a life guard present, and only from Memorial Day to Labor Day. Even though its nice and sunny and hot well into October. <br> <br>The grounds are constantly covered in dog wastes! I´ve complained on numerous occassions, and even had to call the county´s renter´s board to come out and see how bad the situation was before anything was done (so we now have animal waste cans randomly around the community - helps only a little). The office says if we catch someone leaving their pet waste on the ground we can report them and they will be warned. Well, I did just this, and called the front office and described the guy and the dog - she knew who I was talking about immediately and said she would give him a warning. If she knew him by description of the dog, then he´s probably a repeat offender. Obviously the warnings work - not. Also, two pit bulls got into a fight and one died. We were given a letter saying these types of dogs aren´t allowed, and the owners have been asked to remove them, and then said they can´t do anything about the problem. If they´re not allowed, then the people are in violation of their lease - evict them. <br> <br>Oh, they also offer a limited number of unfinished garages for an additional $160 a MONTH. People pay this amount because there is never enough parking. <br> <br>Finally, the office staff are completely useless. In addition to what I´ve said above, they have no organized system of checks and balances. I did rent out the movie theatre once and had to leave a $200 deposit. When I went to collect my deposit, it literally took 3 people to look for my check and 30 minutes before they figured out it was in the folder titled theatre deposits. Also, UPS and FEDEX will often leave packages in the office if you´re not home (and sometimes even if you are), but when the office staff signs for your package, they don´t have any system of recording what they´ve accepted. Also, they don´t let you know that you have a package waiting (even if its been there for 2 weeks and you didn´t know they had it). On almost every occassion that we´ve had more than one package in the office, they will argue with us that there was only one. The last time, it took 3 people, 3 times to find our 3 packages. We had to show them the UPS slip stating there were 3 packages before they would go search for the last one. And in general, they are rude. If they do smile, its so obvious that its a fake smile and they can´t wait for you to leave them alone. <br> <br>Overall - STAY AWAY from Alderbranch at Fallsgrove!!

Mixed feelings
My stay with Jefferson at Falls Grove has been overall satisfactory. Before I wrote this present review, I read all of the previous reviews by previous (and present) residents. Most of the comments are understandable. Now to the review. <br>The staff are very curteous and nice. They try to be as helpful as they can at any time of the day (within the confines of their abilities). The ex-Resident services manager, however, probably contributed the most to the aggravation of the previous reviewers... <br>When I moved in, the electricity meter was not registered with PEPCO and I had to call the residence services manager (multiple times..) to get the problem solved. The manager initially tried to have me take care of the problem, which I thought was inappropriate. A resident should move to a place where everything has been set up. All a resident should do is to call PEPCO (Washington Gas) and tell them where your new place is to have the service set up for you. It is not the resident´s responsibility to go and find those meters, read the meter numbers, and register the gas and electricity meters with the appropriate companies. Those should have been done before the Management allowed the resident to move in. After much going back and forth, the manager finally registered the meter. After much going back and forth with the services manager and PEPCO (all this took over a month), things finally resolved.. Then came the lighting problem. The outdoor lighting fixture smashed against the rear entry door, resulting in shattering of the glass of the door during a windy night. The maintanance came out and taped a box over where the glass window used to be for a temporary fix which was understandable. But this "fix" was all that we had for over a month. Because the box wasn´t keeping the cold air out, the hallway became very cold many nights. I emailed the resident services manager to let her know about this and the only reply I received was "the door and the lighting fixture was ordered." Figures.... We had to wait another couple of weeks for this to be fixed. <br><br>Than I had a problem of gaining access to the "supposedly" 24 hrs complementary gym. My access key worked then stopped working. I took the access key to the manager to have it fixed. Well, let´s just say that after 4 trips to the resident services manager, my access key still doesn´t work. I just gave up on that. Good thing I have a gym membership with a "working" access card. <br><br>Finally, the bathtub squeaks when you make the slightest move. It is annoying, but you get to live with it. I´m not so sure about people who are below me however. <br>Now to the Good: <br>The design of the place was very well thoughtout. It´s not like some places where you have to put a TV at one corner of the room (b/c that´s where they built the cable jack), while fitting a sofa 10 feet away from the TV. All my furnture (including the TV) fit very nicely. The bedroom design is equally well thought out. The kitchen is open and BIG. The appliances are nice. Especially the built-in microwave is a PLUS. <br>The club room is very very nice and the club theatre is also very nicely made. Although the selection isn´t all that great, the complementary DVD rental is a nice touch to those who don´t get out much. Snow plowing service (although we only had one winter with this place) is excellent. The neighbors are also very friendly (perhaps, just my neck of the woods). <br>Overall, goods outweigh the bads, and I would recommend this place to others.

A Satisfied Renter
I have been pleased with the level of service provided since moving into this apartment community. There were small maintenance issues that had to be fixed after I moved in, but the office staff handled all of my requests in a professional and efficient manner. <br> <br>A few things I find particularly nice in this apartment that I have not found elsewhere: super capacity washer and dryer, a larger kitchen, ceiling fans, and plenty of closet space. The apartment also seems to be much brighter than other places I live. <br>There is plenty of parking near the entrance to the building, and the parking areas are well-lit. And, one last thing, after that huge snow storm in February, the maintenance crews stayed busy clearing the parking lots during and immediately after the storm - that was very helpful! <br> <br>Wherever you rent, there are always going to be drawbacks...but overall, I have been very pleased with Jefferson at Falls Grove and would recommend it to others.

Do NOT live here!! It´s terrible.
The management and leasing office staff are lazy, rude, totally incompetent liars and do not give a damn about residents. Even after several complaints to head office, nothing has been rectified. Maintenance requests are rarely passed on to maintenance staff - I have lived here 1 year with a broken bathtub, and a/c that has broken 5 times. I went without water for 3 days and eventually had to hire a plumber myself to fix the problem. The cost was not reimbursed nor did they apologise. The appliances are cheap and the dishwasher in particular is useless. I moved in when the apartment was brand new and after a few weeks there were already cracks appearing in the walls - very shoddy. New management have taken over after the last lot were all fired, however the new ones are just as bad, if not worse. <br> <br>Parking is hell. There are nowhere near enough car parks. My parking lot caters to residents of 3 buildings (some have 3 cars and), staff, visitors, real estate agents and people viewing the dwellings for sale. Noise is a serious problem. There is supposed to be a 24 hour number to call regarding noise complaints. I have left several messages and none have been returned. <br> <br>Do yourself a favor - do NOT live here!!

Friendly People and Excellent Customer Service Make ALL the Difference
I just moved here and I am astonished at the reviews I just read about my home. I have not had anything but utter enjoyment out of my new apartment. I moved in when it snowed and not only did Jefferson get the snowed cleared so I could dig my car out, they were open the day of and the day after the snow storm. I saw the maintenance man out for hours trying to clear our sidewalks. It´s amazing how much the extra service means to me watching from inside my warm apartment while that man struggles to get 2.5 fee to snow out from the sidewalks. <br> <br>When I have inquired about things wrong in my apartment the staff at the office have been more than helpful always making sure everything is taken care of the same day. I came from what I thought was luxury, but here it feels as though I live in a hotel with every service at my fingertips. They even had a "social" of sorts for Valentines day. It was nice meeting my neighbors and the free food was terrific. <br> <br>Thank you Jefferson, I love living here!

Looks pretty at first glance, but bad idea to live here.
Looks nice, but it isn´t so. Parking is a total nightmare. They have never designed the number of spaces to even come close to the number of cars. Same goes of the dumpster, which have been overflowing for months. The ground is dirty with animal wastes. The water pressure is pitiful and the big bathtub is useless. Office staff are nice but there isn´t much they can do. This is a new place but many moved out already.

Overall nice place to live
A newly constructed place...so everything is beautiful. Great new shopping center directly across the street, but bright lights in my window due to it. I wasn´t told this was going to be the case. Staff is great!
