Please Read This .
I have lived here going on three months. I can't begin to tell you about some major issues I have. There are alot of ------ people here, I dont understand considering the cheapest apt. start at $1350/Month. I've smelled weed in the stairs of my building twice now. The walls are paper thin, you hear everything. I can even hear my street trash neighbor talking about screwing girls and talking like he's in the hood. I'm serioulsy considering breaching my lease. I've read all these post by other people, they are so right. It's really pretty funny cause all the property managment company would have to do is to read these reviews and realize everyone has the same problems. The staff also seemed really cool at first and like someone had said, very amateur and rude. There is one guy who is nice, but only cause he seems like a major tool. I'm going to cheak out avalon at decoverly, its new and cheaper. I'm also going to be smart and talk to the people, NOT THE STAFF. I bust my --- to live here and I might as well be in SE DC. Anyway, I'm fed up. Goodluck.

Not as great as you would think
I've been living in the community for the last 3.5 years and it's been steadily going downhill from then. Here's a summary of what I've experienced:<br>-The community has switched management companies twice. <br>-Parking is NOT great especially if you live along the buildings off of Fallsgrove Blvd.<br>-I live in a ground floor apartment and I have had bad bug problems: crickets, caterpillars, worms, angelfish, ants, etc. <br>-The leasing office staff is young and I get the occasional "attitude" sometimes.<br>-Clientele has seemed to change<br>-Unless you get a note on your door from UPS, you have no idea you have a package waiting for you at the leasing office.<br>-Pricey<br>-Need more dumpsters - the dumpster is usually overflowing by Saturday afternoon and the next pickup isn't until Monday.

The Alderbranch is a Mone'
From the start of my experience at Alderbranch I was deceived. I was told that my building had an elevator, but on move in day to the fourth floor no doubt, the movers and I were horrified to discover there was no elevators in this building. I echo the other review comments about the bathroom tub sweaking sounds when you stand in it and water that never gets cold from the fausit not to mention parking (anywhere you can find it). The second tub is not a garden tub, it's really built for a smurf. Noone over 5'5" could sit in it. <br><br>The ammenities fee $300 is a joke. There is hardly ever any paper in resident media/computer room. I inquired about this and the leasing consultant told me to bring my own paper as residents are not given free paper.... isn't that what the ammenities fee I paid supposed to cover?? <br><br>The hallways smell of roting trash mostly because residents don't empty their trash frequently enough. The doorways outside and inside the building are falling apart. Usually, when people move out, they are quite destructive. The hallways are filled with scuff marks probably because no one seems to inspect the buildings. If they did, they would certainly recognize these things and make the necessary fixes...<br><br>If you thought moving into this place was hell, try moving out! It will cost you 60 days rent to notify them of your intention to move and a 1 month rent cancel lease payment as a penalty. <br><br>In conclusion, this place was sold as a luxury apartment lifestyle, I've not seen anything like this here. There are a lot of better managed apartment communities with elevators, larger living space and cheaper per square foot. <br><br>

I am moving, too.
in the 13 months I have lived in this $1800 a month apt. my hot water heater has stopped four times (as it did again yesterday) and took four weeks to get it repaired last time. My furnace is not working for the second time this past year and it is 20 degrees oudoors. the fireplace has not worked since last october (also out for the 4th time in the past year) and they are not repairing it because they do not want to play the installer for the part. they are "searching" elsewhere for a replacement part. therefore, no heat by any source. there are no designated parking spots and not enough for all the apts. if you come home later than 8 p.m. you must park several lots away at the far end of the complex. the appliances are the cheapest they could find and the bathtub does make awful noises when you step in it. there are two garden tubs in this apt. but not enough hot water (when it is working) to fill one of them. do not move here.

Really great place to live.I have a garage and I sometimes look around and say it's okay if I didn't, because there is always parking(where I live).There are times when I have company over and there is always room for them to park.I don't know what some of these people are talking about, but they must not live in alder branch.I must say I totally disagree with some of these people(they think their in beverly hill)

Mixed feelings...
My lease is just about up and I'm moving to get close to a new job. I'd probably be moving anyway because the amount of rent will no longer be at the concession rate I got when I moved in.<br><br>As for my experience here, I've definately noticed some peeves others have mentioned. The fiberglass tub squeaks horribly when you step. The AC/heat unit is the loudest I've ever heard (and right outside the bedroom wall). Mostly though, the walls are paper thin. The crying child and uncontrolled dog on either side of me are obviously not the management's fault, but the amount of noise can be unbearable if you're trying to sleep.<br><br>Also, I'm looking at one of the reviews below from 6/29/2004. The author is bethtapper@aol.com. Beth Tapper is the office manager for the property! I'm looking at the newsletter with her name on it as I'm typing! I've personally never had any problems with the management, but this strikes me as deceptive and unethical. Your opinion may vary...

You live in an apartment what do you expect? This place is the most convenient around!
Of course you are going to hear noise, it is an apartment!!! I have lived here for almost three years now and have never had any issues with the complex! You do hear your neighbors, but if you wanted a sound proof place to live you should buy a house!! Of course the trash gets full on the weekends that is when everyone is home, and FYI trash companies do not pick up on Saturdays and Sundays, so we are lucky that they pick up on Monday. I have enjoyed living here for 3 years and I think that the convenience of the shopping center across the street is the best. I would tell any of my friends looking for an apartment to live here.

this place is too noisy
For the amount of money we need to pay, I expected the apartments to be quiet. I'm sick and tired of hearing my neighbors TV and their dog. I can't wait for my lease to be over because I know I can find cheaper and better elsewhere.

Not the best, but also not the worse
I've been here for almost a year now. The rent is on the high side, but the applicances and layout of the apartment is good. Noise is a problem. The walls are a little thin. Every morning, I can hear my neighbor's alarm clock. Also, I had to move my bedroom furniture around, because I couldn't have my bed against our common wall. Before moving my furniture, I heard conversations, snoring, and their TV. Now that I am on the other side of the bedroom, I can't hear them as much as before. One thing though, if I leave the room, I cannot hear them in my living room. So noise mainly travels and stays in the room that shares a common wall. I'm pretty friendly with my neighbors, and it seems that we all have a common problem and that is we can hear every step that is made above us. I always get a chuckle when I throw the trash away, because on the weekend, trash piles up until it is picked up on Monday, and all I see are piles of empty ear plug boxes. The staff is friendly, so I don't have any complaints there. And the neighborhood is pretty nice, too. Parking has become an issue, and can be difficult to find a place close to my apartment if I come home late at night.

Great place to live, sad I have to move out!
I have lived at about 6 different apartment communities, and this is by far the best one. The leasing staff is always responsive, and they even helped me fight an illegitimate collections claim against me by a DIFFERENT management company. Whenever I have had any questions or issues, they are always willing to help. I have never had any problems with my appliances, so I'm not sure about this "garbage disposal/dishwasher" issue some people talk about. The bathtub does creak every once in a while though, but it's not annoying! If I'm ever back in MD, I will definitely live here!!

Great location great apartment!
I have been living here for two years and have always enjoyed the area and my apartment. I like the location, and now that there is the metro shuttle in the shopping center across the street I like living here even more! The ladies in the office are always very nice, and I have never personally had any issues with getting things taken care of. Parking can be a little tight at times, but every apartment complex I have lived in has had that issue. They throw really nice parties here and they always seem to have something going on for us to do. The schools are also great around here, and since I cannot afford a home in this neighborhood it is nice that my kids can still go to a great school! All in all I like the Fallsgrove area and living here.

Excellent place to live
We have been living here for about 3 months now and by far this is the best place we have lived in the "Upper County" area of Montgomery County.<br><br>Rent is a little higher than what we had hoped for, but it's well worth the cost to get into a luxury styled enviroment. Because the place is still very new, appliances are still in top condition. Convinence to food shopping is almost heavenly (too bad Safeway dosen't have more cashiers, lines can be a little long at times). <br><br>Only small issue to date is the trash. They need to put 2 of the trash containers in each of their enclosed areas, many times trash can overflow.<br><br>Parking is usually not an issue. Even if you come in late, typically you can get parking right where you want it. <br><br>Noise is acceptable. they did a good job insulating the place. Now the complex is right next to Shady Grove hospital, and being right off Shady Grove road, you will hear the occiasional siren. But it's to be expected given the location, and once you have lived here for a while, it shouldn't become an issue.<br><br>Office staff is quite friendly and accomidating. Absolutly no complaints about them.<br><br>We havent taken full advantage of the extra immentities of the complex (pool table, fooseball, swimming pool, workout room, movie theater), but I haven't seen an equal to what is available here.<br><br>I HIGHLY reccomend Alderbranch @ Fallsgrove!

Great Place
Moved in Oct. 2004 and have been very happy here. The community is great and management has always been very kind, helpful, and quick in responding to any needs. I have had no problems with parking or noise. Lots of stores near by-- and I like being within 5 minutes of 270 and the metro. Two thumbs up.

Pretty good place to live

Just signed the lease
I can't comment on the quality of the apartments or any problems like that because we haven't moved in, but I can tell you that the staff is by far the best group of people to deal with. I just moved here from Chicago and had very bad experiences with Maryland leasing offices; I almost missed my native, nasally Chicagoans because at least they have manners. <br> <br>Mary was our leasing agent and she was unbelievably professional. She found us the perfect apartment away from the trash compactor with a pool view and a fireplace (exactly what we asked for). She was also very easy to get in touch with, unlike another leasing office in Bethesda which took three days to contact anyone other than the receptionist. <br> <br>The apartments she showed us were very impressive; they were a nice size, the counters are gorgeous, and the closets are a girl's dream. The crown molding is also a very attractive feature. <br> <br>I loved the fact that there were banks, restaurants, and salons across the street in an adorable shopping center. The Rio Center is also only a mile or two away which has a theatre and other stores. <br> <br>Again, I can't honestly rate the service other than our leasing experience, but I highly recommend making an appointment at Alderbranch. It was such an easy experience and I can't wait to move in. <br>

Nice area nice place
My apartment is great, I can walk to work, across the street to the hospital, and I can walk to the grocery store! The pool is beautiful and they have wonderful parties here.

BEST PLACE TO LIVE!
Living at this apartment has been a great experience! I enjoy the location and the apartment is really nice. I have met a lot of nice people in the neighborhood, and we are building a home here, and this has been a nice place to stay while we have been waiting for the home to be built. The girls in the office are nice and I have chatted with them on many occasions. I have never had to wait more than a day for anything to be fixed. I would highly recommend living here, and it is a great school district. I also enjoy the parties and the movie theatre and my kids really seem to like it as well.

Not worth it
I hear every single thing the people above me do, every step, every time a door or cabinet is shut, ever time they vaccum, EVERYTHING!!! I also hear barking dogs all the time from neighboring apartments on my floor. I have had several major plumbing problems with no rent concession and the windows leak. The complex is only 2 years old! I mean, come on! In addition, there is only one nice person in the office. The rest are awful to deal with and it takes forever to get anything done. I would never recommend this complex!

Great Community and great place to live!
I have lived here for two years now and I really enjoy living in this area. The apartments are great, and I am really not sure what people are talking about with the appliances. I love that I can fit towels and my comforter in my washer and dryer, and if someone was stupid enough to not understand that you get a new broiler pan when you move in then they have some common sense issues... Anyway I have renewed here and I did not get a rent increase! I thought that was really great. The best part about living here is that my husband and I can walk to the Safeway and any of the great restaurants that are a block away. I get my Starbucks every morning on my way to work since it is right across the street, and there is a Panera and all sorts of other restaurants that I can walk to. The staff has always been really friendly and they have solved any issues that I have brought to their attention. I left my car keys in the office one time and the gierl that was helping me called me and left her cell phone number for me to call her back so she could get my keys for me, even though the office was closed. I have never encountered an unhappy face on the maintanance side or on the office side. The other good thing is that our buildings are clean and we have to buzz people in so we don't get a lot of annoying fliers on our doors. <br>I love living here and I will live here again next year,too!

I have lived here for about 1 year and 2 months now and hereýs what I think. <br><br><br>The apartment was brand new when I moved in and I was real excited about that. I have never lived in this nice of a place before. When I tried cooking my first meal I realized the super cheap stove, oven, dishwasher, and appliances. <br><br><br>The stove is a bit of a hazard because there was still cardboard attached to the underside of the oven where pans are stored. When I fired up the oven, the cardboard was set on fire and scared me really badly. Once I put the fire out and realized that there was no broiler in the oven I was a little disappointed. <br><br><br>The dishwasher is substandard for even a new appliance. The garbage disposal is somehow hooked up to the dishwasher and all kitchen wastes send into the disposal end up in the dishwasher. Your dishes will never be clean. <br><br><br>The lighting in the bathroom was hanging by 2 wires when I moved in. <br><br><br>I called the number for maintenance and no-one called back or fixed it. <br><br><br>I did it myself a week later. <br><br><br>The common area doors use a mechanism that slams the door unreasonably loudly and rattles the apartment everytime someone enters or leaves the building. <br><br><br>I have tried contacting the resident manager several times now and she is never available during the posted office hours. I have complained about the excessive amount of dog feces on the grounds twice and both times have been told that itýs not the apartment communities responsibility. <br><br><br>I have also tried to collect packages delivered to the leasing office and with no-one there during business hours, it took me a week to get a package. They do not notify you when a package is accepted. <br><br><br>Overall the staff are useless, evasive, not helpfull, and lazy. The common areas are not cleaned, and the office center (public computers)has been out of service for 3 weeks now. All of the promised common areas (pool table, foosball table, theater) have had the hours cut to an unusable timeframe. <br><br><br>Iým utterly dissapointed. <br><br><br>
