The move in process was very streamlined and convenient. The staff at the property was very helpful throughout the entire process and continue to provide excellent assistance. The property is well maintained and in a very convenient location near shopping, medical care, and major highways.

The community/apartment unit have the amenities I require. Satisfactory experience so far. Units have thin walls and it can be a pain to live below apartments with large dogs. You don't realize you are loud either as even small things can be loud to your neighbor.

I checked out several apartments before looking at the Post at Fallsgrove. As soon as I toured my apartmetn I knew this was home. With the exception of the neighbor above whom I suspect jumps throughout the apartment & vacuums at 11pm, I'm quite happy with my decision to move here. Only major downside for me is parking. When I say that every space is filled up if I come home too late, I mean it. Thankfully the neighborhood is safe so walking a bit from my car to my apartment isn't a concern.

I would prefer having wood floors, better refrigerators and definitely better cabinets in kitchen. Some of the cabinet doors stick together, there is pealing of cabinets. The carpet on my floor near elevator was damaged and has never been repaired or replaced. The quality of painting in halls especially near apartment doors could be better.

We chose this apartment mostly based on its location, but we quickly realized that we hit the jack pot the with complex as well after we moved in. They are warm and welcoming and maintenance is very attentive. We feel very safe here and our apartment is beautiful and spacious.

You are over priced for the quality. I am tired of hearing my neighbor above me. I can hear them walking. All of you appliances are very cheap, especially the washer and dryer. Also, the kitchen sink is too small. Also there is a awful smell that comes from the dishwasher. It never goes away.

I am unsure why there are such negative comments about living here. I've lived here a year and have had no issues with my quality of life. Just signed another year lease. It is in a very nice, convenient area.. Close to 270, restaurants, shopping, town center, and the rio. My building is quiet and being able to jog or walk my dogs on the millennium trail is awesome. I am happy with the pool and fitness center. Both are quiet and well kept. The doggie stations are super convenient and I don't see an issue with dog soil. They even have a vacuum and hose area for your car. Staff has been quick to answer emails. I see cleaning staff mopping inside building, cleaning windows, emptying trash, etc everyday. As for any potential negatives: yes the fire station and hospital are within hearing distance. I live in an apt that directly faces both. When moving in I was definitely worried about this, I won't lie. But it's honesty not bad. Yes I hear it sometimes, but I don't even think about it. I sit on my balcony almost everyday and it doesn't bother me there either. If you're that concerned, ask for an apt not facing Shady Grove Road. The walls are a bit thin, but haven't heard my neighbor that much. All apartments you're going to hear things. Not happy with the increase of rent this year (10% seems to be a lot), but this is one of the cheapest apts I've found in the area. Even Gaithersburg was higher in most places. I wouldn't hesitate to move here. My roommate and I have been very happy.

This place is highly overpriced for the quality of your living space. The walls are very thin and the buildings are poorly constructed with the cheapest of materials. You essentially hear everything- from people walking up and down the stairs, someone taking a shower, using the restroom. The floors constantly creak, because once again, the cheapest of materials were used to construct it. The appliances are all on the lower and small end. There is constant noise- even outside with the hospital and fire station across the street. You hear the sirens from the fire trucks and ambulance. Today I saw a mouse in my apartment. I don't pay this type of ridiculous money to live amongst rodents. I HIGHLY DO NOT RECOMMEND. Renting here has been a nightmare and huge waste if my money. I am counting down the days that I can finally leave this hell hole without breaking my lease.

Please do not hesitate to call the 24-hour courtesy officer who lives onsite if you ever feel there are individuals on the property that should not be. The walls are paper thin, so you hear everything. You hear people walking/running up and down the stairs all night long, doors closing, water running, etc.The buildings are built with cheap materials, so the floors squeak every time someone walks on them. It is nerve racking to hear constants squeaks every time you or anyone else walks. Even the shower the floor squeaks. You constantly hear squeaking- whether you are above or below someone. The squeaky floors, which they refuse to renovate and fix are a nuisance and can keep you up at night. Random weirdos lurk in the parking lots- whether it's cab drivers sleeping in their cars to questionable people hanging out. I feel like I live in a slum, but pay rent as if I lived in luxury apartment. This place is far from luxurious. The staff intercepts all of your packages- which is an invasion of privacy. You are forced to wait in line and beg for them to allow you to have your packages. You also release all liability from them if something happens to your packages or you never receive them. If you object to them signing for your packages, they retaliate by telling the driver to ship the packages back to the sender. They tried to do this to my neighbor several times, but the resident was smart enough to contact the shipping company and have the packages rerouted. The staff is also very petty and unprofessional. It appears that Post Falls Grove is only focused on occupancy - not the welfare, safety, and quality environment of their residents. I am consulting an attorney and building and housing inspector to see what my options are about living in such subpar living conditions. I strongly suggest prospective residents look elsewhere - I definitely wish I had.

Hello, I'm sorry for your dissatisfaction with our property. We do know packages are a big headache and are looking into a new automated locker system company-wide that residents can access. Of course we value your welfare, safety, and quality of environment and have the staff to uphold that; including on-site courtesy officers who are Rockville Police Officers as well, and, a great maintenance staff who always has someone on call during off-hours. As always, thank you for your residency.

As a current resident, I would have to strongly recommend against anyone who wants to sign a rental lease with this apartment complex for the following clear reasons: 1) My rent for a 1 BR apartment has been increased almost $150 per month over a SINGLE YEAR. 2) My vehicle (that was clearly marked and labeled) was having some mechanical difficulties. Though the vehicle was clearly registered with Post Fallsgrove as attached to my lease, they considered the car "abandoned" and had it towed. Speaking with the property manager, she cited vaguely construed statements from the lease (including a statement that "very loosely" interpreted the definition of "abandoned" which would ALWAYS be interpreted in the favor of Post Fallsgrove) and refused to reimburse the $300 cost of the tow . When I asked to escalate the issue to the next person with authority, she refused to provide any point of contact information. Small things also include: 1) Noise level from pets and sirens from the hospital are present pretty much at all hours and can't be avoided 2) Amenities including the club room and pool facilities are often not available at convenient times. 3) So, unless you want a minimum of 10% increase in your rental rate from year to year, and you want your car that is registered with the apartment complex towed without reimbursements, I would seriously have to recommend finding somewhere else to live, which is exactly what I'm doing.

Lived here for a year. Worst decision of my life. The noise level is outrageous. The fire station's sirens and alarms across the street goes off at least once every hour (I timed it multiple times). The fire station also has a speaker set up outside, which goes off once every 15 minutes (I timed it multiple times). The speaker is a radio monitor for EMTs and such and should NOT be outside because you can hear it inside your apartment! In addition, there are obnoxious neighbors that rev there 1999 Honda Civic's engine at 3AM at least twice a week. If you desire to sleep through the night do NOT rent here! Save yourself! There is more dog crap on the side walks that you can imagine. I didn't even use the sidewalks because I would have to tip toe around the dog crap. Oh, I forgot about the cockroaches. There are cockroaches in the walls. You don't want to know how I found that out. The renting staff are oblivious and frankly idiotic. Half the time they are not even present in the office. The other half of the time they are laughing hysterically - awkward. In conclusion, if you want to live in an apartment complex that is over priced, has a noise level of 11 out of 10, omnipresent dog crap, obnoxious neighbors, cockroaches in the walls, and a leasing staff that is oblivious - choose Post Falls Grove.

You won't find any decent apartment with this great price but wait there is $300 non-refundable amenity fee which you have to pay annually but spending $300 dollar annually is worth it. If you are looking for a quiet place to live this is place to be and don't you worry about the fire and medical emergency. The firehouse and hospital is right next to the apartment and every siren starts here and end here. You think your neighbor hates you and talk ---- about you. Don't worry. Thanks to state of art paper thin walls, you can even hear them breathing in this apartment. You still think this apartment is a bit pricey? Check out their great deal the SPECIAL OFFERS and this offer never ends but read these offers very carefully you might find more surprise. Oh I love surprise surprise surprise. You are afraid their might be no room available by time you move in? Don't worry I saw nearly 10 tenant moving out of this great apartment and they keep moving out but be careful sometimes those empty apartment could gets quite cold and you might have to spend extra $$$ to warm up your house in winter time and speaking of heating up, make sure you ask you electric company a discount because sometime they give you 80% discount on first bill. Every meter reading is so accurate and you don't have to worry about mistakenly overcharged huge bills. Other tenant complains about dog poops but think about how much money you can t save. I can't wait to spend another year in this Great apartment and I'm so excited.

The good--I have lived at Post fallsgrove for 8 months now. The community and vicinity is ideal. Great location and convenient grocery store and restaurants. Very nice pool area in the summer. Very close to a nice park and community center for children. The adjacent neighborhood is beautiful and compliments our complex very well. The management staff Is very friendly and I believe they do a great job at keeping tenants informed of any issues or changes that effect us. Affordable units. Decent apartment living. Quiet community. Clean unit. I appreciate that they accept my packages, I wouldn't want someone to feel free to pick up my package, never to be seen again. I appreciate the staff and management company striving to accommodate our concerns. They do seem to be interested in making the property and living there more appeasing. Thank you. And the bad---no parking or very limited spaces after a certain time in the evening. I appreciate the free parking for the tenants by the way. There needs to be an update to the hallways in the building. The lighting is awful? The paint color is depressing. The carpet needs shampooing and there is usually a stinch that lingers in the hall. And my number one complaint is the terrible noise issues. I've laid in my bed and have just looked at the ceiling while listening in anger for the upstairs neighbor to quiet down. I couldn't figure out if it was children running or what!??! Then I realized my upstairs neighbor had a huge golden retriever type of dog. By the way, it seems like there are dogs everywhere in this community. But anyways, surely the tenant above has to know how loud they are?? It's the worst part about living here because it's a daily nuisance and not much can be done to fix this problem except move. Overall I enjoy this community but the parking and noise situations should be addressed soon. It's ashamed that such a nice apartment complex with great staff have to battle these tough problems.

I have just moved into this facility - and I must say that I am impressed with the management in Post fallsgrove. I had a major issue upon moving in my apartment and the management team went above and beyond to take care of it with in a matter of days (This job required tearing through the walls and so forth). The community is quiet and in a pretty good neighborhood - the town center is 3 blocks away and makes for a nice walk. It has restaurants, salon, liquor store, and supermarket. The property is kept pretty well as I have walked around most of it. I do not have a complaint about the noise in my building as I have not heard much. I see alot of negative reviews on the property that are not just - I recommend experiencing and viewing the community for yourself and do not guide yourself by just the reviews.

Don't live here!!! I lived here for 1 miserable year to the day! Wished I had rented at KING FARM originally! Is this a legal property? They don't list their Maryland real estate license on their website, but they list all other states. If it is, you should probably list your license since its required by law! People don't park in parking spots, they block your garage spots and sometimes block the whole driving lane. People also FLY around the parking lot. Poorly lite, I hated taking my dog out at night because it was soo unlit Someone tried breaking into my boyfriends car using a slim jim, unsuccessfully, in the complex parking lot. And it wasn't like he parked out in the back, he parked by the door. Speaking if the doors, I LOVED. The secure access Post has, that's why I moved there. But oh wait, READ YOUR LEASE, the secure access is a privilege not a right. They don't have to fix the doors if they don't want to!! Most of the time I lived there at least one door in my building was broken, allowing anyone to enter, fob or not. Noise is REALLY bad. Walls and floors are super thin! I could hear the people above me open and shut their dresser drawers, grated the people above me were super loud at all times of the day and night, but you get the idea. Grounds have dog poop EVERYWHERE. And rats by the dumpsters because people don't put their trash in the dumpster. When it comes to cleaning prior to a new tenant, it was alright. I did notice thou their way of "cleaning up mold" in the bathroom was to put more caulk over it, which doesn't take care of the problem, just hides it. I found the staff to be nice and polite UNTIL you complained, then they became rude and impolite. It was almost like they took any legitimate issues you had with the property/apartment to be inconvenient, even though it is their job. Office hours are inconvenient especially since they INSIST on having packages delivered their. Is that even legal? A lot of the different amenities are open based on office hours, so working professional really only have access to the gym. The pool, cinema, clubhouse are only open during office hours. I found there was a lot of unnecessary things done to my apartment where men not working for post were given access to you apartment to do the work. They are required to give more than 24 hours notice, but it would find a piece of paper in my door right before the office closed saying they would be at my apartment an hour before the office opened. 1- that's maybe 15 hours notice 2- how do people who don't work for post get in before the office opens? A final note, make sure to read your lease! I found a lot of stupid things in the lease. For instance lets say a friend or relative stays more than 14 days throughout your whole lease. THEY ARE CONSIDERED AN OCCUPANT, and have to fill out an application.

                                            7/31/2013

Thank you for taking the time to post a review. We're sorry to hear that you were not satisfied as a Post Fallsgrove resident, but we would like to address several of the issues you have brought up here. The controlled-access entries to every building were upgraded at the beginning of 2013. We have begun providing dog waste bag dispensers to all residents who have a dog, but we ask that any residents who notice other residents improperly disposing of dog waste or other trash to notify the office so we may address the situation. We clean the grounds daily and take great pride in the appearance of our community. We have all packages delivered to the office for the benefit of our residents, so they are not left sitting in front of doors where they can block the hallways or signify to others that a resident is not home. We apologize if the hours for our amenity areas were unclear. To clarify, our leasing office is open Monday-Friday from 10:00 a.m. to 6:00 p.m. and on Saturdays from 10:00 a.m. to 5:00 p.m. The pool is open every day during the summer from 10:00 a.m. to 8:00 p.m. The cinema is open after hours if you make a reservation - due to the expensive nature of the equipment in the cinema, we regret that it cannot be open at all times. The resident clubhouse is open every day from 8:00 a.m. until 11:00 p.m. The fitness center and the resident business center are open 24/7. If you have any questions or would like to discuss any of these items in more detail, please feel free to call our office at 301.294.6556.

Three months and I'm ready to move the heck out of here! Yeah the rent is cheap, but you get what you pay for. I have seriously considered paying the penalty to break my lease that is how bad it is (and I am a pretty easy to please person) How much do I hate this place? Let me count the ways... 1) I have lived here less than 4 months and have had to call for service issues three times already - broken a/c, clogged sink (that was rarely used) and broken screen door that was broken the day I moved in. 2) The walls are so poorly made that when the people upstairs flush the toilet or take a shower it sounds like my 1st floor apartment is flooding. The first night I slept here I jumped out of bed thinking a pipe had burst. 3) The common areas in the building STINK! It smells like a mixture of dog, cigarette smoke, wet towels and the worst smelling food imaginable. The smell doesn't even leave your nose after entering your own apartment it is so bad. I have started covering my mouth and nose with my sleeve as I run to my apartment from the front door. 4) The only way to get into the building is with a stupid fob electronic thing. Great you can consider yourself safe, but if you want someone to come and clean your house while you are at work how are they supposed to get in? You have to make 3x the amount of rent to live here. They expect people who make $90K/year not to have cleaning people? There should be a code people can enter on the key pad to get in without a fob disc. (I totally realize this is a #richpersonproblem but it still annoys me because I basically had to lay my cleaning lady off because of it and I feel bad that she lost a source of income). 5) Parking sucks. There are no assigned spots (unless you pay an extra $200 for a garage!) Get home after 9pm, good luck finding a space! Not a problem in nice weather but when it is pouring rain it isn't fun to run from 3 buildings down at 11pm. 6) I had a punch list a mile long of problems when I moved in and they fixed about 15% of them. They are mostly cosmetic things so I admittedly didn't press to have them fixed, but I'm not too excited about having people over to see this s**t hole with paint splatter everywhere, dirty grout that won't come clean when with bleach, rust around the sinks and the toilets were DISGUSTING when I moved in. 7) They don't notify you when you receive a package. I had a delivery from Amazon that sat there for almost 9 days until I checked my Amazon account and saw it was delivered over a week prior! I now have all of my packages delivered to my moms house and drive the 40 minutes each way, at least I know I'll get my stuff. I dread coming home everyday because I hate it here so much. I just keep telling myself only 8 more months... only 8 more months... I can't wait until April!!

We're sorry to hear you aren't enjoying your experience at Post Fallsgrove so far! Thank you for letting us know about some of the issues you are having - we strive to ensure that all of our residents are satisfied. We'd like to reach out to you to discuss these problems in more detail, but since this review is anonymous, we welcome you to call the office at 301.294.2556. Although we cannot always control how other residents behave, please feel free to let us know about specific common areas where you have noticed offensive smells and we will be happy to see if we can do some extra cleaning or install air fresheners in these areas. We would also like to let you know that additional fobs are available for a convenience fee of $50, or you can sign a key release form in the office, which would allow us to provide access for a housekeeper or anyone else you authorize to enter your apartment. If you feel that parking near your building is inadequate, we may be able to negotiate a lower garage fee. We do take pride in the work of our maintenance engineers, so if you have service requests that are still unresolved, we would absolutely like to know so we can complete this work to your satisfaction. Finally, if you are ever expecting a package, please feel free to call the office and we will be happy to check to see if it has arrived. Thank you again for taking the time to post a review, and we appreciate your residency at Post Fallsgrove.

I don't understand why ANYONE would choose to live here. First, let's start with the ridiculous amount of dog crap all over the property. It's not just isolated to one spot, not just isolated to one dog, and most certainly not being dealt with in an appropriate way by the so-called "management" office. I wouldn't give them a ball of yarn to manage, as they'd surely find a way to harm themselves with it given the incompetent, rude, hostile nature of those who do everything to act out the stereotypes associated with "----------," minus obnoxious hair or pant colors. This abundance of poo has attracted numerous critters, so don't freak out when you see rats the size of raccoons by the trash compactor. The construction of the buildings is an absolute nightmare. Not so much in terms of everything breaking, but in terms of the bonehead idea to use wood for the floors allowing the lard*ss upstairs neighbors to tromp throughout their domicile leaving you to hear it echoing in the corridors between the ceiling and floor and down the walls at 2 am. Complaints regarding the noise levels are met with false smiles and empty promises as the "management" office lacks the motivation to take proper action to allow everyone to PEACEFULLY enjoy the awkwardly-shaped apartments they pay so much to reside in. Yes, the rent is high. I moved from River North, a very rich neighborhood in downtown Chicago (and by downtown, I mean I walked 15 minutes down my street into my office at Willis Tower everyday- THAT downtown,) and I think this place is insanely expensive, just to give you a threshold of what to expect. But wait, there's more! You may "only" pay $19xx for a two bedroom/two bathroom, but let's add pet deposits, both the refundable and NONrefundable type, then add in a little something called pet rent. Yes, your first month of owning little Fido, as long as he's one of these sissy little fru-fru dogs, because all of the larger dogs someone would actually WANT aren't permitted, but you'll still see them all over the complex. Most of them are the ones leaving larges piles of processed dog food right outside the entrance to your building every morning. And no, I'm not one of these bleeding heart emo "pit bulls are so misunderstood" freaks, as much as I love them, I'm actually referring to any dog that may be deemed as a "hostile" breed, including the beloved German Shepherd or anything mixed with a German Shepherd. Which brings me to a serious issue of discrimination as no police or military dogs are allowed. That's right folks, no ex-military mutts, no matter how many roadside bombs you helped our soldiers find or lives you saved. Yes my previous statement is a little tongue-in-cheek, but as a disabled veteran myself I'm quite saddened by this particular restriction. Moving onto "amenities..." Well, What do you call an amenity? A "business center" that's really just a poorly-maintained family room with wifi and pool tables? Sure, "they got that!" How about a nice pool open 4 months of the year? Yep, they've certainly got that too, fenced in, not heated, with immature lifeguards who are sticklers for having you sign in and show a special colored tag you must obtain from the office prior to using. But they do have a private movie theatre! Awesome, right? Until you realize the $300 amenities fees don't cover reserving it for use after 6 PM when the sloths, I mean, the "management" office staff vacate quickly enough to leave a cartoon cloud of dust behind them. So basically, if you're working during the day, or day and night just to afford a little piece of mediocre "paradise," you're going to end up paying a reservation fee to use an amenity you're already paying for through...an amenities fee? It can't be all bad, right? Nah, they've got one heck of a crew that keeps the grass nicely cut. Starting at 6 am some days. In the summers, you have very tall plants blocking your view attempting to navigate the parking lot full of morons who take up two spots, or just park lazily on the curb instead of in the spot right next to the curb that's open, and in the winter you've got ugly, browning landscape in both the grass and these formerly tall plants obstructing your driving that essentially look like a napalm strike gone bad. I certainly hope your experiences fair better than ours, especially when trying to receive packages, as they constantly end up being dumped in the front office, often times with no notification a delivery attempt was never "made." I use the term loosely, as it has taken threat of lawsuit against both UPS and now Amazon just to start getting the property I pay for, and the service I pay for. For a leasing company, or property management company, or whatever they call themselves, they should pay special attention to US Title Code 18, Section 2511-2516, which covers authorized mail intercepts. In other words, as their makeshift package room is a.) insecure and b.) not an AUTHORIZED US Postal Depository, they are violating federal law. When you question them about asking the drivers if they attempted delivery, "it's not their job." Fair enough. As a final note on packages- don't expect to receive them in a timely fashion as they oft close the front office to go have drinks togeth...I mean, have "staff meetings" or "staff gatherings" as many signs refer to them as, so really it's a crapshoot to actually find someone in there. Even if they are, don't expect them to move with a sense of purpose. If anyone else is experiencing these side effects, I implore you to contact the City of Rockville (NOT MC311) and file a formal complaint. I myself have been on the phone with City of Rockville, MC311, the health department, Maryland's Tenant feel-good committee (whatever they're called) and a slew of other organizations like the BBB and FTC regarding these constant issues. Oh, and for those wondering how a business like this could operate, I'm not sure they're legally allowed to, as every state EXCEPT MARYLAND has their Real Estate license information listed on their website. After re-reading my first paragraph, let me be frank- I'm not racist, I hate everyone.

                                                2/21/2013

MOVE-IN: Initial move-in went horrible. The day we were moving in, a Leasing Office rep called me and stated we NEEDED TO GET THERE EARLIER BECAUSE THEY WERE CLOSING THE OFFICE EARLY (BECAUSE OF "STAFF APPRECIATION DAY"). THEY DID NOT BOTHER TO CONTACT US EARLIER THEN THAT DATE. SO off to a great start! SO WE RUSHED OVER THERE....Upon receiving the keys, our lease office rep gave us the keys, and NO ORIENTATION. We were on our own. Only to discover, one of the key fobs they gave us didn't work. The rep hastily gave us a new one, with little apology. One of the appliances did not work, light bulbs did not work, wall switches did not work, rusty nails were sticking up from the deck, towel bars were loose, painting was insufficient, etc. Nobody from management walked this apartment for approval. If they did, they had low standards. To management's credit, they did provide a small credit to my account for this inconvenience. Work was repaired within a few days. The maintenance crew complained to my wife that they had to drag an appliance up 3 flights of stairs to replace the faulty/broken one. Very unprofessional on their part. CONS: Staff is a revolving door at this apartment complex. I couldn't tell you how many different leasing agents there have been. Maybe that's just the industry? They do offer package storage, and yes they do occasionally close at weird hours. I mean REALLY? An entire staff meeting on a Wednesday that forces the entire office closed for half the day? They must be brainstorming ways to jack up your rent. There is a MANDATORY AMENITY FEE of like $400, which you are REQUIRED to PAY EVERY YEAR! ABSURD! They really do not give you any incentive to stay at their property. They will bait you in with a decent rent rate for your first year, but when renewal time comes around, watch out. Be prepared to pay that ridiculous amenity fee again, and your rent will go up about 12-18%. Which is 5-6x greater than the Montgomery County "Guideline" of about 3%. Not really sure where this property is bleeding money. The curbs have not been painted yellow in the appropriate places in probably 3-5 years. Landscaping is subpar. Streetlights have been out for months on end, despite complaints. DUMB residents leave the SECURE ENTRY (key fob) doors wide open, jeopardizing everyone's safety. But that's when the doors are working....which some have not for months. Residents are not considerate. But that's a sign of the times. Many FOOLS leave full garbage bags in the hallways, foyers. People are not familiar with dumpsters. It is a tough concept to put garbage in a dumpster. Residents do not clean up their messes. Residents feel THEY ARE PRIVILEGED enough to park where ever they please....parking spots really don't mean anything. I would say that at least 50-60% of residents smoke. So good luck if you are not a smoker. The gym is a joke, especially if you are paying a mandatory amenity fee. Many residents either defecate in the grass or are not picking up after their dogs. Hard to tell, there is so much fecal waste everywhere. Management says they'll have enforcement on the matter, but they just threaten it....for a year now. Overall, resident clientele feel they are TOO PRIVILEGED to be a good neighbor or have a community sense. Very childish atmosphere. PROS: Online billing. Apartments are very spacious and lots of storage. One Pool. Close to shopping (despite people excessively speeding all over the place). Safe neighborhood. Across street from Hospital, and now building a new fire station across street. (possible noise issue in the future). Apartments appear to have decent insulation. Maintenance is generally very responsive. Although they do not work on weekends. Overall, I would recommend this apartment property to those that wish to live in a safe neighborhood, and can afford it. The apartments have nice finishes (no brass colors), and have new carpet.

Thank you for taking the time to post a review. We are sorry to hear that you have been dissatisfied with some aspects of Post Fallsgrove, but glad that you have found our maintenance team responsive and that you enjoy the convenience of online payment (be on the lookout for our mobile app that will be available very soon!). We do charge an annual amenity fee of $300, similar to many other apartment communities in Rockville. We share your concerns about ensuring that our buildings' entryways remain secure, and we are in the process of a property-wide controlled-access upgrade; to date, six of our 12 buildings have had this upgrade completed. We are not aware of vehicles being parked inappropriately, but if you provide the leasing office with a vehicle description and tag number, we would be glad to contact the vehicle owner. We appreciate your feedback on ways we can improve our customer service, and if you would like to discuss any of your concerns in more detail, we welcome you to call or stop by the leasing office. Thank you again for your time and your residency.

I lived here for almost 2 years and was glad to get out. PROS: Maintenance calls were answered promptly. Movie theater was a nice amenity. Pool was always clean. They told you when you had a package in the office. Heavenly amount of closet space and kitchen cabinets, although the pantry could have been larger. Gas fireplace, large windows, high ceilings... CONS: It is overpriced, there are fees for everything, and the rent increases at renewal are criminal. My electric bills were insane...sometimes around $300! Clubhouse built with cheap materials and was usually very dirty and dusty. Walls were thin, I could hear my neighbors arguing or their baby screaming all the time. Car alarms would go off in the parking lot in the middle of the night and I had to call the police non emergency number. Main door to my building was broken for weeks, so anyone could just walk in. Heavy smell of second hand smoke in the stairs or hallways. If you have about 2000 bucks a month to throw around and need all the fancy amenities, then by all means. If not, there are definitely more reasonable places around to live.
