Great apartment living!

I have lived at Post Fallsgrove for four years and absolutely love the property! I have found that the management staff are kind, courteous and professional. The management staff frequently plan apartment events where they serve appetizers so residents can become familiar with one another. The gym is well kept and has the essentials-some have complained about not having enough equipment but the complex is not meant to have a gym the size of Bally's fitness-it has more than enough machines to cater to numerous guests. If I have a maintenance request I find that it is handled within the day which is great considering they only have one or two maintenance workers for the entire complex. I find that the grounds are well kept and frequently see cleaning crew in the morning and afternoons cleaning any trash or debris on the property and in individual apartment buildings. There are landscaping crews that visit each season to refresh the look of the property, adding new plants, trees or flowers. The property is well-lit and there are numerous parking spaces to accompany all the residents and guests-those that complain that there are not enough spaces are usually too lazy to walk more than 15 ft. to their building. I have heard of some complaints about hearing sounds of neighbors walking on the floor above them-but this is an apartment! If you want no noise: plan on living in a single family home-but when you live in a metropolitan area, it is absurd to think you deserve (and will get) absolutely no noise in an apartment setting. The complex is located within walking distance to shops and restaurants and only a few minutes from the Interstate. The area of the apartment complex is safe and I frequently see police cruisers patrolling the area to ensure that everything is OK and that cars are not parked in violation of signs. There is ample lighting on the property and I have never worried about walking my dog at night. I have been incredibly happy living on this property and would recommend this apartment complex to anyone!

    Great Apartment Complex

    Have lived at this complex for over 4 years. Management is professional and courteous. Maintenance issues were always addressed in a timely manner. Many residents complain about noise from adjacent apartments as well as road noise. It's an apartment. There will be noise. And although the price may seem steep for an apartment.. Look at the area you are in. Everything is in walking distance. Plus.. It keeps "trouble-makers" from moving in, even with this county's ridiculous housing assistance program, which, as everyone knows, brings unwanted issues to good communities. I've thoroughly enjoyed my time living at Post and look forward to the years to come.

      not worth money

      Where to start? Clueless management, overpriced, thin walls, poor construction, security issues even though there are key entries, parking problems, $300 annual amenities fee, dwindling amenities, no annual cleanings, not worth the money. You can do better.

        Do NOT rent from Post Fallsgrove

        I rented for 4 months and it was HORRIBLE. Floors and walls must be poorly constructed becuase I could hear neighbors above me, below me, and on both sides of me. Parking was not good and my car door was dented from rude neighbors and guests. I could not sit on balcony due to cigarette smoke from neighbors. Noise from road was HIGH. Windows are thin. Outside door of building was often broken so building was NOT SECURE at times. Buildings do look nice from outside but don't be fooled!! My advise, DO NOT RENT from Post Fallsgrove.

          Very Disappointed

          Well over 10% increases in rent per year. Over priced units. Whole family got carbon monoxide poisoning due to a malfunctioning gas stove that was not properly repaired after our first call to maintenance. Office staff told us that, "carbon monoxide isn't that dangerous." We paid a non-refundable amenity fee of $400.00, only to have management start charging us per use for the amenities after we moved in. Second hand cigarette smoke continuously fills up the hallway and blows into our unit, causing our son to have asthma attacks. The neighbor responsible for the smoke collects pots of cigarettes, ashes, and water in her aparment and car and despite multiple complaints from residents, she has not been evicted and the problem continues. Another neighbor's car alarm goes off nightly, again with management doing nothing. We have had several gas leaks in our building. The unit next to us had a carbon monoxide scare when a resident left her car running in an attached garage. This is not a safe place to live and management is dishonest. The local area is beautiful, so checkout nearby apartments that are nicer and renting for less.

            Outrageous rent increase!!!

            I first moved in mostly because of the location -- close to my work and lots things just right across street. I like the amenities Post offers as well -- gym (as long as you pick the right time to avoid the crowd), package pick-up, and maintenance is quite efficient too. But they do raise your rent just crazily. I started with $1390/12mon lease for my 1bed/1bath and they asked for 9% raise for the 2nd year; I went argue and they dropped to 6% so I stayed for another year. Now I am about to renew again and they ask for a 12% increase!?! And this time they say this is the market price they have to adjust...blah blah. Also, the new neighbors I got the last couple months are making lots noise (guess I was lucky to have quiet neighbors before), so I finally realize how cheap the materials are for the apartment. The office doesn't do anything to any noise complain either. Overall, not worth the money staying here anymore. If you don't care about the rent increase for each renewal and don't get bothered by noise, you might like it here. It's a good neighborhood after all.

              Not worth the money

              When I first moved to Post, I loved it. I had a top floor and have literally never heard anything from my neighbors beside or below - it's really quiet. The apartment is in good condition and I love the large kitchen. The one complaint I would have with the actual apartment is the lack of closet space. I also LOVE the Fallsgrove neighborhood. I had no plans to move, but I got a renewal notice stating they were increasing my rent by 10% (the suggest Montgomery County increase is 2.9%, mind you). This would bring my rent - before the trash and water fees - to almost $1600. NOT WORTH IT for only 715 sq feet or so. I can move a few miles away in Gaithersburg and get 225 sq feet more for at least $200 less. The rent increase was completely unreasonable and I immediately started looking. I enjoyed my apartment at $1450 or so and was ready for a reasonable rent increase when I would renew, but 10% is ridculous and almost an insult. I have also not been impressed by the new faces in the management office since I leased 1st quarter of 2009. They're unfriendly and have lost at least 1 package of mine. (Post - don't offer the service if you can't be reliable with it.) The maintenance staff was great when I had an emergency repair, though. All in all, Post is not at all worth the money unless you get a good deal for your first year. Just beware that rent increase at the time of your renewal...

                Noisy. In Need of Updating. Not Worth the Price.

                I wanted to like living here. From my tour of the property and individual units, everything appeared pretty nice. But once I moved in, my opinion changed. The Noise: My biggest complaint is the noise. Unfortunately I haven't had a decent night's sleep since living here. I expect to hear certain things, but this place is just awful when it comes to noise. I literally know exactly what my neighbor above me is doing while he is home. I can hear the toilet flush, the shower running. I can hear each and every footstep as he makes his way through the apartment. I also hear my next door neighbor's baby crying at night. This is simply unacceptable, especially for what you pay. There is also zero buffering from the outside. Expect to hear sirens, trucks, and even people just talking outside. The Apartments: The apartments are also in serious need of updating. They are aged and worn out. The main lobby/office is so much nicer than the individual apartments which is quite deceptive. The carpets in my unit are over worn and stained. The appliances are very cheap and noisy. My refrigerator makes a loud thump each time it turns off. I can barely hear my TV while doing the laundry. The bathtubs squeak constantly while taking a shower. Just awful. Taking out your Trash: Such a pain. You have to lug your trash quite far around the property in order to dispose of it. And then you have to write them a check for $10 a month for such inconvenience! Parking: If you come home late, expect to search for a spot and have to walk far to get to your apartment. This place appears nice from the outside. Again, I wanted to like living here. But once you move in, it is quite a different story. I cannot believe they can get away with charging the astronomical rents that they do, considering the quality of the apartment and considering the location. Yes, Fallsgrove is a nice "address", but only if you live in a single family home or a townhouse where you can be assured the construction is better than a shoebox. On the plus side, the maintenance staff are friendly and helpful. Just wish I didn't need them so often. Honestly, I just want to get what I am paying for. And that simply is not the case here at The Post. They increased the rents according to what the market will bear, not according to the value which you are provided.

                  delayed repair and lost packages

                  First, post fallsgrove have taken 16 months to repair a damaged countertop, entered my apartment without prior notice, and the "leasing specialist" told me that they are ENTITLED to enter my apartment whenever without notice, without an emergency. Second, several of the "leasing specialists" have repeated misplaced my package. When I received "package delivered" notice from UPS, the leasing agents would fail to locate my packages. Instead of trying to look for the packaged, the agents would literally told me to file a complaint to UPS because UPS must have lost my package, or the sender must have forgotten to send me the package. In all three occasions, the 4 packages involved were signed for by the rental agents and labeled as "delivered" in the tracking record. The same thing happened with four of my packages, I've gotten the same responses from two different agents. Three of the packages were later located at the rental office, misplaced, one was never found. I personally think the agents are stealing from the residents.

                    Disappointment

                    For the amount I paid in rent, it was not worth it! The quality of Post Fallsgrove has drastically gone down over the past few years. I've noticed a lot of unsupervised kids and teenagers hanging out in the computer lab. Often the free wireless internet doesn't work. Crime has also been an issue (cars AND apartments getting broken into). The walls were also thin enough to hear my neighbors' tv. The maintenance is terrible! I would not consider renting here again.

                      Nice place

                      We lived here for 3 years, and loved it for the most part. We lived on the fourth floor, with no elevator, which was exhausting. I have no complaints about the management or maintenance. The apartments themselves are pretty nice, the kitchens are all white, that was really the only negative. Always plenty of parking. Grounds were always kept nice, pool also. The grills outside are SUPER nice, they are gas grills, and Post Fallsgrove supplies the gas. There is a hospital across the street, and you sometimes here the ambulances, but you get used to it. Rent goes up pretty quickly and is what forced us to move out. It is a little pricey, but if you can afford it, its worth it.

                        Crime

                        I recently moved in and in the first week, my large television was stolen right after an apartment repairman stopped by to fix something for me. I reported to management and filed a police report. Management SENT THE SAME MAN to my partment to change the lock! Thank God a policeman lives across from me and stepped in to move the investigation along. Management did absolutely nothing and I'm not even sure if the "thief" still works there. It would be worth it to buy your own locks.

                          Been here 3 years-love it!!!

                          I have lived here for 3 years now and love the management team. They were kind enough to bring me a package when I could not get home in the rain last night. This package was needed for my presentation the next day and I am so appreciative that the management staff was able to assist me with this. The grounds are well kept and I see the staff picking up cigarette butts all the time. Maintenance is great. I make a call one day and it is fixed the very next day. What more can I say, I love it here.

                            This place is awesome! Like a cute little community!

                            I just recently was relocated to the area and have stayed at Post Properties in the past. The leasing offices have always taken care of me in the past so I wanted to stay with another. I was not wrong :) Since moving in a couple months ago, Lori and Kimberly have been fantastic. I got their largest apartment and love it. The ceilings in the apartment are enormous, the highest I have had in any apartment. I never hear my neighbors so the noise issues I have read about on here seem to be people not used to normal apartment living. I think this is a pretty quiet place to live. The place is great for pets, they have walking trails around the community and my dog is very happy walking around and sniffing. My cat loves sitting on the balcony and looking at all the passerbys. I never have to get into my car for food because there is a grocery store and restuarants across the street from my apartment. I also love that all the buildings requrie a fob to get in and a guest has to be buzzed in. Never had a maintenance problem that wasn't fixed right away either, though I have only been here a couple of months. Great ammenties...pool, fitness center, theater (who has a theater as an amentiy?), business center... I whole heartedly recommend this place!

                              It's a sauna/gym combo, so be ready to sweat like a pig.

                              Wonderful staff, but the gym is worthless unless you want to work out in 80 degree plus temperatures. It was 82 degrees in the gym today. It's been this way for months, so obviously not a priority.I've complained until I was blue in the face, since this was one of the main reasons I moved here.Unfortunately, the other gyms in the area are overpriced. The walls are paper thin, so consider living on the top floor or buying ALOT of ear plugs. I live alone in a one bedroom and still can't figure out why my electric bill is 100-200 dollars every month. I called the leasing office and Pepco for help, but nothing has helped. Even though I walk to work, I would never consider renewing my lease at $1500/month for rent, trash, water and sewer....

                                  It has been a happy 2 years here!

                                  My husband and I have lived here for 2 years and have had a wonderful experience. The staff and residents are very friendly. We love the pool and gym and have rented out the clubhouse twice to invite company over. The shopping across the street is amazing. We eat over there all the time, our bank is there, and the grocery store is open late. It is also easy to hop on 270 to get around the area. I have not had any problems with noise, but we are on the top floor. I really have no complaints that are worth noting. I would highly recommend living here. We will miss it!

                                    Beautiful Apartments and Grounds, and a Great Staff. Already Resigned.

                                    First off, I am nearing the end of my 6-month lease, and have already signed for another year. My roommates and I are sharing a 2-bed den (I don't know why it isn't just called a 3-bedroom) called, I believe, the Willow floor plan. I am in the mid-sized bedroom. The master is a good deal larger than mine, while the smallest is just a few square feet less. I will try to break down my review into the sections Apartmentratings.com uses, and give a complete evaluation of my experience here. First Impression: While the first impression I had when touring the community was entirely positive, there were a few problems after moving in. Post charges a $10 trash fee which, while not enough to make me reconsider, still should have been mentioned as part of the lease (it was mentioned the day we came to sign). This wasn't a big deal, especially since it was split 3 ways, but unexpected charges always bother me. The next problem appeared when our first water bill arrived. Water is paid through Post instead of the WSSC, and the charges are about 1/3 higher. Once again this only amounts to about $10 a month for my apartment, but others might use more water and it could get annoying. Now, the issues above are fairly minor and wouldn't bother me if I was expecting them. However, my first night in the new apartment (during November) I found out that the ac/heating in the apartment didn't reach my bedroom. Let me explain: My room is at the far corner of the apartment/building, furthest from the air handler, and simply didn't get any airflow. With the bedroom door closed, the temperature got down to about 45degF (yes, I measured it). This could pose a serious health hazard for some people, and should be taken care of before the apartment is occupied. The good news, however, is that maintenance took care of it right away and, while my room is still the least conditioned of the three, it is never uncomfortable. Parking: I came from a much smaller community in Rockville, and compared to that the parking here is amazing. I almost always get a spot right next to my building, and even if I don't there are plenty of spaces all around. Even if the parking lot was somehow filled up, there is still street parking right in front of the building which is never filled up. Also, an annoyance at my old apartment was all the trees and birds around the parking lot (leading to a lot of pollen and bird poop on cars). There are very few trees in the immediate area, and this has not been a problem at Post Fallsgrove. Maintenance/Staff: I'll begin with the office staff, since they are probably the most important selling point of an apartment complex. Everyone here has been exceptionally polite and professional; I often go to pick up a package only to spend a half hour just talking to whomever's in the office. Whenever I've had a complaint, they've dealt with it as best they could and I've never left with the feeling of "what the hell am I paying for". Next is the maintenance and grounds staff, who have also been incredible. The grounds are kept looking beautiful, which I'll touch on later, and the staff are very polite and courteous on the rare occasion I run into them. As for maintenance, Post has a policy of refunding rent whenever something isn't fixed right within 48 hours (This isn't the exact wording of the guarantee. Please look it up on their website if you want the details.) and they are very good about getting things done in that timeframe. When we first moved in, our washing machine was making a LOT of noise. They checked it out the same day, found some bad bearings making the noise, and replaced the whole washer the next morning. While the guarantee states 48 hours, most of what we've needed fixed was done the same day, and everything has been done within 24 hours of our putting in the request. Construction: Well, if you've lived in this type of community before you've probably seen the same drywall, moulding, and appliances a hundred times before. There's really nothing special about the apartments that you can't find elsewhere, although I will say that the appliances are a bit nicer than I've seen in similarly priced communities. The walls are fairly thin, but insulated enough that a TV on in the next room shouldn't keep you awake. If your bedroom is next to a bathroom though, I would suggest turning on the exhaust fan and listening from the bedroom to make sure you can live with it. My room, and headboard, are right next to my bathroom and the fan is a bit loud when I'm trying to sleep. Besides the flaw with the ac/heating that I mentioned earlier (which seems specific to the Willow floor plan), there are no other serious problems with the construction. We can hear our neighbors from time to time, but we also have particularly loud neighbors. One little annoyance however, and this has been mentioned by other reviewers, is the creaking bathtubs. The tubs are huge, probably 1.5 times the width of a standard bathtub, which is probably why they creak. Personally though, I think this is just a minor annoyance and is easily outweighed by having the extra space while showering. Neighbors/Noise: As I said, I have particularly loud upstair neighbors and the noise can definitely be annoying. But I wouldn't say that this is indicative of the apartment quality, as noise from the road and other sources is well muffled. Also, despite their being loud my upstair neighbors are very nice and always pleasant to talk to. While most of the other neighbors don't really seem eager to strike up a conversation (typical of places like this), they always smile and say hello when I pass them in the halls, making for a pleasant atmosphere. Grounds/Amenities: The grounds are very well maintained; I don't think I've seen a single piece of trash outside the dumpster area in the six months I've lived here. The common areas of the buildings are kept very clean, and the hallways are very well lit. Each building has interior stairwells, and requires an access key to get in. The doors/buildings are well maintained and provide a good feeling of safety. Although I don't use many of the amenities like the business center or movie theater, they are still nice to have. And the fitness center is larger and much nicer than I would expect from an apartment complex. One of the major selling points for Post Fallsgrove is the shopping center within walking distance. It's a beautiful little center with a great selection of restaurants (my roommates and I are partial to Moby ----'s), a Safeway, dry cleaners, FedEx Kinkos, and plenty more. It's pretty popular, which can make traffic in and out a pain, but living so close I almost always walk anyway. If you have children though, definitely hold their hands if you're crossing the street near the main entrance, as a lot of people run the stop signs. Overall: Well, the fact that I already resigned for another year should indicate that I like this place. Not only is it close to work for myself and both of my roommates, but the shopping center and other nearby businesses are a very nice benefit. Shady Grove hospital is right across the street and there are lots of doctor's offices nearby on Shady Grove Road. Rockville Pike is 5 minutes away and has pretty much every type of business you could ever need within a couple miles, and there is easy access to I-270 if you need it. Prices seem a little high, but then that is true of this entire area. But, while I wouldn't consider Post a great value, I definitely think it's worth every penny to live someplace safe with a great staff, beautiful apartments and ammenities, and in a very safe area. I plan to spend at least a few more years here and when I do decide to leave, it will be a very difficult decision. Update: (3/15/2009) I'm updating my original review just to give some final thoughts before I move out. Apparently I lied about staying here for a few more years, but that's more about now having to commute to Alexandria than anything with the community. After almost 1.5 years here, there has only been one lasting problem (the ac/heating/airflow issue I mentioned above) which, while annoying, isn't management's fault and can't be fixed without major renovations. As I said above, it is particular to the Willow floor plan and I would simply suggest asking a current resident about whatever floor plan you are looking at before moving in. Rent went up when we resigned only $30 per month, and every other expense has remained fairly constant. There was a period where the leasing office was undergoing construction a few months ago which, surprisingly, didn't seem to affect the service at all. The office was moved down the hall and packages were kept in a separate room, but the staff did the same excellent job of dealing with any issues that arose. Overall, if not for my commute (3 hours per day in traffic is too much) I would be staying, and my roommates are in fact looking for someone to replace me.

                                      Awesome Staff, Awesome Place!! I just love it!

                                      Now that I have your attention, let me just say that this place is very nice. Its only been a couple of weeks, but I just moved from a very popuplar place in Germantown which was was terrible to a bit of luxury. I have a 4th floor 1 bedroom apartment which is great because I don't like anyone living above me. I have not heard any noises from the 2 neighbors I have on either side of me. The layout of this 1 bedroom apartment is very nice. I have the larger 1 bedroom and the actual floor plan picture does not even do it justice. It is really big. The large walk-in closet from the bedroom is one of my favorites since it provides me with plenty of space for clothes, and even doubles as storage for me. The view I have is beautiful as I face East, so I get the morning sun! If I really had to mention anything I did not like, it would only be the lack of an elevator, and thats really it. Walking up 4 flights of stairs can be a little hard to do with lots of groceries, but its good exercise! Location, Location, Location!! - I love being within walking distance of the Fallsgrove Village Center (I think its called that). There is a Safeway, Chipotle, Mama Lucia, Panera Bread, Krispy Kreme, Liquor, Tanning... all kinds of stuff. Staff!!! - Jay Blackman is awesome!!!! He showed me the best customer service I have ever received from renting at an apartment community! He kept me informed of everything going on every step of the way!

                                      The staff managed to lose my rent check...there goes my credit rating...

                                      The staff is friendly (that is, not flaming jerks), but entirely incompetent. Some brainiac lost my rent check (or allowed it to be stolen) and now are trying to assess a late fee--and won't accept another personal check because they notified me of the mistake after the 5th of the month. In the past, the staff has lost delivered packages, but now a rent check?!?! Wow. Do NOT rent here. Maybe the excessive noise, bad construction, screeching brats are ok; but not worth losing your credit rating.

                                        Life at Post Fallsgrove

                                        I feel uniquely qualified to write a review on Post Fallsgrove, since I have experience with three units there (Buildings 12, 1, and 2). A lot of these reviews are a bit negative and inflammatory, but there is some truth to them. In the grand scheme, however, this is a pretty decent place to live. I appreciate the proximity to I270, walking distance to nearby shopping center, nicely kept grounds (now that Post took over), cleanliness, safety, and decent management and maintenance. Here are some of my experiences: I'm currently living on the fourth floor in a building adjacent to Shady Grove Road and we get a lot of road noise. Trucks from the local quarry and emergency vehicles going to the hospital often wake us up too early. It's true about the creaky bathtubs, I know when all my neighbors shower. Sometimes it wakes me up in the morning. I'm sure they know when I do, too. There's some weird ticking sound in the walls--it goes on for about a minute and happens every few hours. It's occurred like this in each of the places I've lived in, never figured out what it was, couldn't correlate it with heating/air/water/doors opening or closing, nothing. It was loud enough to occasionally disturb my sleep in one unit. It's not bad in my current unit. Mgmt looked at me like I was crazy when I discussed it with them (Alderbranch mgmt--Post is much better). Kacey Ma, the current manager, is a human dynamo--pleasant, gregarious, and efficient. I try to work with her exclusively. Junior staff sometimes give attitude or BS the policies if they don't know them so be cautious. If they look like they might not know what's going on, they probably don't. Parking is generous, both in the number and size of spots. I don't know what these other people are talking about--there's no problem with parking. Ok, if you get home after 7 you may have to walk a 200ft to your apt. building. Whatever. They plow the lots promptly and efficiently. If they "plow you in", you can borrow one of many showshovels at the office to dig your car out. No worries. Office hours are somewhat limited, I find it difficult to coordinate retrieving packages from the mgmt office since. If you call them, they'll take your package right to your apt and leave it inside so no one swipes it. :) Hot water is limited. I asked the mgmt to turn it up and they wouldn't. They suggested taking a shower half an hour before or after my wife does so the water heater has a chance to fill and reheat. Truth be told, it's easy to access the locked water heater closet with a screwdriver or pocketknife so this winter I'm planning on cranking that badboy myself. My fridge's icemaker's water delivery tube becomes detached and pees on the floor from time to time. I've asked mgmt to fix it 4 times. They fix it promptly but it just breaks again a couple weeks later. I guess the appliances are pretty cheap. No problems with any of the other ones, though. We had a secret smoker in the hallways of building 12. Mgmt put up signs, didn't really help. ------- smokers. Someone's dog ralphed on the stairs in building 2 once. And I found a steamer early one morning, too. They were cleaned up as early as one could reasonably expect. Just a couple illustrations that you really can't control people. The gym was recently updated and is fairly infrequently used. The business office is often busy. Before I got DSL, I only went there in the middle of the night. Never used the pool. The Rockville Millenium trail, a 10-mile loop around Rockville, runs right through the Fallsgrove community. I like that access. There's also a paved biking/walking trail following nearby Goode road. If you want access to decent running/walking/biking trails, this is a great spot. I guess I expect a little better building materials and insulation at this price, but hey it's Rockville. Everything around here costs more than it's worth. This is about as good as you can do. In closing, I say roll the dice and hope for decent neighbors, pick a building with an elevator to facilitate moving, and get a unit at least on the second floor, and away from Shady Grove road. All in all, it's a decent place to live. =)

                                        Overpriced, trashy, noisy

                                        I moved here from the west coast and so regret signing a lease!! children screech routinely, teens make-out on the stairs, loud rude people. I totally agree that this is -------like for the area. OK, maybe not that bad, but for 1525/month i expect some degree of class and professionalism. The apartment itself is unremarkable-nothing objectionable, but nothing remarkable either. be certain to look at your unit prior to signing--i foolishly did not and am paying for amenities not included in my unit. Very noisy--slamming doors, children running halls, loud trailerpark people. I will likely pay $3000 to get out of my lease in a couple of months.

                                            I lived at Post Fallsgrove for a year June 2006 - June 2007 and it wasn't a bad experience, but with living anywhere there are of course some issues. My fiance and I moved in when the community was Alderbranch Fallsgrove. When it was changed to Post, there were a lot of renovations done that weren't necessary, but the changes were nice. I am sure these "added value" to the area and were done so that the rent could be raised. I'm going to break down my review so to cover cost, parking, building and neighbors, management, maintenance, and amenities. Cost - We paid $1420 a month which is a lot for the large 1 bedroom, but it was one of the least expensive in the immediate Rockville area that met all of our needs. They did; however, offer a 5% rent increase at 90 days before our lease ended for the renewal and required a response in at least 60 days or an 11% rent increase would apply to the renewal. At that time, we weren't sure what we wanted to do yet because we were considering more space for an office or a guest room. We asked about transferring and we were told that there would be a transfer fee, that we would have to pay the application fee again, and that our rent would most likely go up depending on the apartment we transferred too. We then asked about month to month renting and discovered that it would be nearly $1700 to rent month to month (almost $300 more than our current rent). In the end, we decided to move back to our hometown for the summer and will most likely find a less expensive place elsewhere later this year. We got our security deposit exactly a month after moving out minus the water bill which Post took over from Ista during our last month. We were charged around $45 for the last water bill which is a lot because our water while living there was average $12 a month. I haven't called about it yet to inquire why the cost was so high. Our monthly bills weren't too bad, but I don't have a renter s history to compare them too. Parking - We never had a problem with parking, but we lived in one of the furthest away buildings from the community center. They also plow the parking lots during the winter, but be careful because some of the cars in the area were plowed in. I'd also like to mention that the area is rather popular due to the shopping center across the street which was very nice to have, but I would be cautious driving through the area. Building and neighbors - We were disappointed that the buildings did not have elevators, especially when moving while living on the fourth floor. We just tried to convinced ourselves we needed the exercise. :) We rarely heard our neighbors, but if anyone walked into the common area hallways you'd know. With any apartment complex the noise level is based on the people around you. We were lucky enough to have quiet and very nice neighbors (some even had children). On the other hand, some of the people who lived in the area didn't clean up after their dogs! Yuck! We had a dog and always cleaned up after him, we had a hard time understanding why, if we could do it, couldn't they. Also, during the winter and during bad storms someone was smoking in the common area hallways which filled the staircase with smoke and someone was also leaving trash, more than once, in the staircases. I felt that paid too much to live there to put up with that. Management - We complained to the management about the above mentioned problems and they posted signs on the doors about it. We were happy with that, but I'm not sure how effective it was. Additionally, we received a lot of letters from the management during our lease about a variety of things and we felt very informed of the on goings. The only complaint that I might have about them was that we never received calls that we had packages and sometimes wouldn't know until days after it had arrived. A courtesy call would have been appreciated. Maintenance - The maintenance guy whose name is Richard, I think, was very nice and helped me out personally a couple of times (locked myself out of the building). I didn't like that they would come into the apartment when we weren't home, but I rather they did that then leave the problem unattended. The only emergency that we had was that our garbage disposal was leaking badly and it was fixed within a couple of hours (it was just a loose screw). The maintenance people also came to fix the water heater that had a bad seal, but they knew about it before we did from a tenant below us who mentioned a water puddle on their balcony during a hot dry day. It had to be attended to twice to ensure the seal was well done and to ensure the wall, carpet, and padding were completely dry around that area. Amenities - I didn't get a chance to use any of the amenities except the pool. It was really nice and was not too populated. The chemical that is used is strange, it s not chlorine and therefore was very different then I'm familiar with. All of the grills were replaced, but we didn t get a chance to use them. :( Overall It was a nice place. I think we got what we paid for and it may have been a little on the expensive side, but we were happy while living there. I think that with anything it s a gamble because of the many different factors that are involved in living somewhere among other people. I wish whom ever is reading this good luck and happy hunting!

                                              Good management Horrible noise

                                              I just moved into this apartment about a month or two ago. From the outside you think it would be a good sturdy place with thick walls. Not the case. I live on the first floor and I can hear everytime the people above me walk around. And If they are getting frisky, you know about it. If they knock on one of their bedroom doors, you can hear it. I can also hear both my neighbors on either side. One couple was yelling the other day, and my wife and I just grabbed some popcorn and enjoyed the drama (hey less than TV).<br><br>Other than the noise the apartment is great. Great layout great management. Is it worth it eh.. I'll leave it up to you to decide. Me? I'm moving into a townhouse next year.
