Beautifull Property

The Falls was one of the last communities I looked at, but was the first I considered to live in. The staff (management and maintenance) are very friendly and helpful. All issues are handled promptly and efficiently. The location is convenient and the prices are quite resonable. I love just to walk around and the landscaping.

Lovely place to call home

I recently moved into The Falls, and I couldn’t be happier with my experience! This apartment community truly deserves 5 stars. The modern design and amenities make it a wonderful place to live. One of the highlights is the management team. They are great—always friendly, responsive, and genuinely care about the residents. Maintenance requests are handled quickly, and the staff goes above and beyond to ensure everything runs smoothly. If you’re looking for a modern, well-managed apartment community, The Falls is an excellent choice. I highly recommend it to anyone seeking a comfortable and enjoyable place to call home!

I am extremely dissatisfied in the management and leasing consultants. They made my entire process 10x more difficult than it had to be. When approached the manager of the complex had nothing to justify the behavior shown by their employees and gave me the run around. All 3 people that I interacted with during this process were extraordinary difficult to deal with and had horrible attitudes. When contacting my manager and my guarantors employer the person who did it was so embarrassing and extremely rude that I was approached by both parties to ask why they were so hostile, rude and difficult to work with. I spoke to the manager afterwards who said she would reach out to me and I haven’t gotten a response. When asked what the resolution was the manager offered me a $25 gift card which I found to be insulting. Overall 0/10 I will not recommend this apartment to anyone if they have to deal with that leasing staff

My experience at The Falls has been wonderful. The complex is quiet and well kept. The neighbors are friendly and respectful. Maintenance problems I’ve had are resolved promptly. I have nothing but good things to say about The Falls.

great apartments when looking for something nice and cozy for first time movers, not necessarily the best to grow since there is not too much closet space. great location with everything nearby, food, grocery, shopping, movie theater, bowling, etc... the bugs on each floor are my biggest issue. overall a nice area and I would definitely recommend.

Very clean outside. Maintenance fast and efficient. Staff courteous. Do have a problem with delivery of packages that should be delivered to my door. Staff has been gracious enough to bring them to me since I have a walking problem. Overall experience great.

Everythings been great, with one exception being whenever pest control is scheduled it creates minor inconvenience for me since I work nights and the times they come through can vary. Anyways I’m grateful to be a resident here and I appreciate the teams hard work.

Overall The Falls Apartment complex is awesome! I order a lot from Amazon in half, the time they deliver it to the wrong apartment. They always send it to the same person and she is so kind and gracious and always brings my packages to me. I feel bad for her. I've called Amazon complaints corrected the address multiple times hope thinking maybe they just can't find it. I don't know what the solution is. I'm still working on. The USPS that delivers to my mailbox is worthless. I don't like being critical, but I won't lie.It doesn't help anybody to be dishonest about any of this. After saying what i've said, I must leave this on a more positive note I love living here. I like the people I like. The area i would recommend it to any of my friends.

Everything is great, staff are very friendly and attentive. A couple of comments, however: 1.) Since the parking is open-air, there should be some security- a guard or two patrolling at night, or at least cameras everywhere. My car was broken into last May, and there was another attempt recently. The police say this location is a prime target for auto theft because people know there is no security.... I would appreciate it if this could be remedied. 2.) I wish all the facilities were available 24/7. Since residents pay to live here, it would be nice to be able to use the billiards table and movie theatre in the evenings and on weekends. The fact that these are only accessible during business hours is not very convenient. Is it possible to have a ping pong table in the clubhouse? Would be much more fun than foosball.... Thank you very much!

I mentioned my request in the office. My disposal was fixed by the next day. Thank you Noise has been reduced. About safety…. I still worry about our recent automobile break ins. but I am sure the situation is being handled. I hope…. I just pay a little more attention to my surroundings when I come and go.

Some things are great, some things are not. Management is great, maintenance and security is not. Apartments are old, leaky, and kinda dirty when you first move in, caulking is gross, paint is gross, and definitely not what you would think for a place you pay so much for.

I have lived a short time in the community.. but the stay since I arrived here has been very comfortable and quiet, I think it is a very peaceful and quiet area and I like to have many shopping very close I like to live here...

Great maintenance team, but price keeps going up with no improvements. Also, way too many issues with water heaters bursting. I have to call maintenance emergency line at least once a year due to issues with water. Had to stay outside of my apartment while things dry out several times, and the management staff was not kind at all about my concerns that it keeps happening. There are good things about the community, but unfortunately I cannot recommend it overall. The price is too high, but all of Raleigh is too high as well. I'll give that the maintenance team does a good job of responding, but the manager of the property was not kind at all when I've interacted with her. Okay place to live, but not great.

It's a pretty decent place to live with pretty dynamic options from studios up. My one bedroom apartment came with built in washer and dryer. There were occasional problems with maintenance, but the team always came in quickly and fixed things up when I asked, and it would usually be within that day as well. Extermination services must be effective, as I saw only a few roaches in the first several months of living there, and over the years they tapered down to about one a year until my recent move out. If you can pay the moderate prices and find a view you like in the neighborhood, this is a worthwhile option.

I wouldn't recommend living here. It is over priced apartments are small. You are only paying for the location. I did not find the staff friendly or concerned about me at all. The rules are suffocating, worse than a retirement community. Definitely not for anyone looking to have fun or be fun.

Good quality apartments. Nice environment. Quiet. Well kept apartments. Great staff. Peaceful environment. Has a good gym. A pool. Yoga room. TVs in the workout room. Landscaping is really good. Just a great overall place to live.

I love the community the neighbors are friendly as well as the management staff. My only concern is the tiny spiders and spider webs found by the doors and hornets nests near the porches and patios. Also the neighbors with dogs should be inspected more due to them not cleaning up their porches which have dog feces and making the area outside your door smell horrible
