I've only lived here for a short time. I moved far from my family to go to school. The area is great and the rent is affordable. I live in a 1 bedroom. The apartment is so cute and the perfect size and fit for me. I don't know everybody in the office yet but the girl who helped me was so nice and really helped me a lot. She told me all about the area like where the best places to shop are! She even told me to call the office any time if I have questions about Raleigh. Moving is stressful especially to a new state. I was helped a lot by being able to do the application process via email. It really made my move easier.

No words can express my disgust with this apartment complex at this time. Do not consider moving here right now during the renovation. There has been no consideration for the people living here now. The construction equipment was placed in our parking spaces months ago - along with piles of wood and siding. We had a parking shortage before this started, as the management knew. Now we either have to park a mile away, or circle the place ten times, or end up on the grass. I have had a nail ruin a tire, and now I have two more losing air - so I may have ruined them. The thing that makes this even harder to stomach is that we have a HUGE area between apartments where they once had a volleyball court (don't believe the pictures - go see for yourself) and a paved area - maybe a long-since abandoned basketball court? - but huge - where they could put the equipment and materials - or at least the materials! They did not plow the parking lots with the recent snow (until one of the last days of the second storm) and did not put anything down before or after the ice on the sidewalks. Numerous people fell, including both of us in my family, but thankfully we weren't injured. You would think they would at least care about liability. I could go on and on. We cannot wait for our lease to end in July. I hope this helps some people avoid the stress and daily frustration here. All of my neighbors are so distraught. Even if the apartments are great when they finish the inside renovations, no one who lives here now will be able to afford them. The rent for the tiny, nasty units we have now is already high. The area is WONDERFUL - just make sure you find a different complex in this area. Oh - and to be fair, the maintenance men are also wonderful.

The Falls at Duraleigh is a great apartment complex. This i my first year staying here and I love it! The rent is affordable, the location is good, and they have a nice staff. I plan to stay here for a few more years because it is such a great place.

The location is great I am a flight attendant based out of the RDU airport and it takes less than 20 minutes to get to work also the Crab Tree mall is only a couple miles away along with Walmart, Big Lots and other department stores. The apartments are decent sized and fairly cheap. Its a good place to stay and also has a pool, tennis court and clubhouse and plenty of other activities around the area to keep you busy.

I have been a resident at the Falls Since December of 2013. The office staff is quite pleasant to deal with and not only for me but while ive been in there, there have been some non-English speaking residents in the office at the same time. Everyone is always well taken care of with the office staff and when communicating issues that may spring up from time to time, the Maintenance staff has always been out there as soon as they could be and done a wonderful job in correcting the issue(s). I really like how the property is close to all many stores and shopping, running errands is quick and painless as can be. I would highly recommend that if you are looking for an apartment with a good neighborhood and caring staff, that you check out The Falls.

The Falls at Duraleigh is a great apartment complex. It is close to everything, modern, well maintained and has a great staff at the rental office. I can give the greatest compliment possible I lived there for 2 years, renewing a lease for the second year because I really liked it I was then deployed overseas for a year and when I returned to Raleigh, I had a choice of complexes and was thrilled to move back to Falls of Duraleigh which gave me the opportunity to live in a second building. I had the same wonderful experience living there in the second building as I did in the first in years past. I absolutely adored the rental office staff who went above and beyond to solve problems and work with me in various situations that arose. This is a great complex in a great part of town at a great price. Thank you Falls of Duraleigh!!

I have been here at The Falls of Duraleigh for more than a few years and admit at first it was hard getting used to apartment living here. I am realistic and now understand all that comes with living in a multi family community. If you want to be happy here be a good neighbor. Don't leave your trash outside of your door and put your garbage in the dumpster, pick up pet waste, put your dog on a leash, don't take up more than one parking spot when parking, don't smoke off your deck as it comes into others windows, don't leave your laundry in the machines longer than necessary, don't play loud music past a reasonable hour, and tell your guests to behave simple as that. The maintenance team here are prompt and friendly and keep the property looking nice. Parking is adequate as long as people don't take up more than 1 space per car. Any issues that are not communicated do not get resolved. Listen folks you are paying a reasonable price to live here, and as long as the rent stays that way I will stay. The laundry facilities are provided at a cost of $1.50 per load and are usually in working condition if not the company that owns the machines are good about coming out to fix issues. The water is free here, so it evens out. The dumpsters and recycling bins are emptied regularly and the grounds and pool are fairly well kept. I would like to see management more diligent and fine people for not picking up pet waste ,and dogs off leashes as some residents are that rude and inconsiderate but that is everywhere. As far as bugs, there are bugs in all apartment complexes, that is what exterminators are for, we have a new company that does a good job so far. I do also think regulating who comes into the pool would be helpful because many don't in general follow rules like no glass. ( if glass gets broken or pool gets contaminated the pool gets shut down! )This is the law people so if you want to swim in the summer follow the rules. The gym though small has basic equipment and now 2 new treadmills. As long as it is kept clean and wipes in the dispenser I am happy. The clubhouse is nice and many nice events are held for the community around holidays and such. I admit the apartment buildings are older built in the 80's but if you ask for something to be done within reason it will be. Major issues with other residents should be dealt with via the police or office staff/management which in my opinion are friendly and helpful.( especially the resident coordinator Nancy). She always lends and ear and takes care of business at the same time. It helps if you come into the office with a friendly demeanor no matter what your circumstances are. Complaining with a bad attitude does not make it better. It is what you make it...anywhere you go. I am not a employee of the company that owns or manages this community, I am just a realistic satisfied resident.

I have been a long term resident at The Falls at Duraleigh and have had a very positive experience here. I like the neighborhood and find it t be safe and convenient. The staff has always been friendly and receptive to my needs. I have looked at other apartments in the area and believe that living here is the right choice.

I've been living here for 3 years going on 4 and would have to say it's the most miserable place i've every lived. The main problem is the floors are just one layer of plywood and who ever is living on 1st or 2nd floor can hear every foot steep ,door slam etc. My building has family oriented people, working class and collage student's. i'm personaly working class and get up around 6 am most of the time. Noise has always been a serious problem on getting a good night sleep and have resorted to wearing earplug's. In saying that i have missed my alarm clock and also very worried about hearing the fire alarm if ever needed. The people who were aloud to move above me seem not to work because i've noticed there walking around in all hours of the night. It's so disrupting in daily life to hear someones every foot step especially while trying to get a good night's sleep. The people above me are so disrespectful to other's as there friends pull up and blow there horn to get there attention while not thinking about other's sleeping. I've noticed other's living here that are "very shady". I've seen swat teams looking for people and noticed police & probation cars around in all hour's which is a good thing but the ? lies in why? I would not recommend living here unless you could deal with noise,not sleeping well and paying rent to live miserable. I will be looking for a new place because management can not seem to understand they can't mix none working stay up all night disrespectful people umong working class. Be aware!!! I was never told befor moving in the subfloor is only one sheet of plywood and would be able to hear every foot step.

I've only been living here for less than 3 months and I hate it. My apartment looks nothing like the one I was shown its in serious need of a upgrade, I can't open my oven without opening my refrigerator door first, my front door is not measured properly so there's all sorts of cracks around it, I have outlets that don't work, my back door gets stuck shut, there is some sort of mold on my blinds, I recently had to spray for ants even though they supposedly sprayed on march 26th, extra charges are appearing on my rent and they don't state what I'm being charged for it just says "other charges". If it wasn't for starting a new job and not having the money to end my lease and move I would be gone. I don't recommend moving here unless you have to.

Please don't move here! They show you one apartment and you move into something different. Everything needs updating. We have a mold issue and all they did was paint over it. There are leaks everywhere which cause snails and roaches. They say they spray but the bugs seem to never disappear. The windows and door are old and drafty. We had to put plastic up and run our heat at 80 degrees just to stay warm. Maintenance is rude, rude and slow about fixing problems, the parking lots are over crowded maintenance takes up the parks so when residents come home they have no where to park. There is dog dodo everywhere, i mean everywhere even on the sidewalks, you can't walk on grass or sidewalks without watching your every step. No one ever answers the office phone even the message center gets upset and makes comments that they never answer their phone. We were told there were laundry facilities in every breeze way but their is only 2 machines in every building which houses at least 24 residents. The buildings all need painting and pressure washing there is chip paint everywhere and the side walk railings are falling down. If you value you hard working money please don't move hear or you will be wasting your money. We will not be renewing our lease. we been here 3 months and problem after problem has come up. 6 people have moved out of my building since we moved in. The office always answers the reviews by saying they invite the person to come by the office but they never address the problems. I am stressed about my living situation but the strict apartment policy is forcing me to stay till the end of my lease!

NO ONE SHOULD EVER EVER EVER LIVE HERE. During the summer the pool would be open maybe once a week because it was always being "cleaned." The wifi never works and the gym Equiptment was all taken out. The front office will not answer any questions or give you any answers they will simply say "we don't know." I received eviction letters because I was LATE one payment and I was late because they tried to charge me $65 in late fees for two months prior when my rent has never been late! They lost all payment records because they were changing management and they said they had no record of it but there computers showed I was late two months prior. My apartment was BROKEN INTO and the maintenance came to fix it but never finished fixing the door. They won't even let me move apartments because mine was broken into unless I re-sign another lease. I've called maintained AT LEAST 10 times since I've moved in to fix my cabinets that stuck shut when you close them and some of them even hang lose and no one has EVER came! When I signed I signed a 10 month lease and when I went to get a copy of my lease they told me I could not have a copy and I signed a 11 month lease.... WRONG. I have a one bedroom and they charge me $660 but I have friends in the neighborhood that only pay $670 for a two bedroom!!! The paint is peeling off of the buildings, the wood is decaying, and you have to fight to park next to where you live! It's WAY overpriced and all that money is just going to their remodelation of the fountain and office bridge. I would never dare try to go talk to anyone in the office because they are rude and never want to try and help you. Especially the new staff, they look at you and treat you like you are dumb. This place is more like a jail and somewhere that will make you go crazy than a home. NEVER MOVE HERE.

PLEASE DONT MOVE HERE!!! I've lived here 3 horrible, miserable years!!! I would have left a long time ago if ----- in the leasing office didn't lie to me about my lease and finally fess up AFTER I renewed, maybe because she doesn't speak a lick of English!!! My apartment ceiling has 5-6 huge water stains from my apartment flooding 3 times with broken water heaters .. Do you think they will fix it?? Of course not once I move they will just paint over it.... My kitchen/dining room floor is warped because of the water ... You think they will fix that?? Of course not... My carpets are trashed from the water dripping through the ceiling and them tramping through the water to "get it up" ...& they think I'll clean them when I move??? Ha ha NOT!! & I'll sue if they hold my security!! Maintenance tried to enter my apt with no warning to get a "carpet fan" that I took back to the office a month before.... Because they just left the fan to dry my floors which did nothing but raise my light bill!! I've filed complains with the management and owners NOTHING!!! Huge bugs all year, no parking, loud --------- and the trillion kids yelling screaming all hours of the night. Stairs are old and you can hear each person go up and down! My upstairs neighbor has a treadmill that shakes my walls at night, my car has been banged up by car doors since living here, they removed all the fitness equipment from the gym, the parking lot is always dirty!! I could go on forever!! NOT worth the rent which they raised by $60 or more each lease!!!! 4 more months & I'm free thank god!!!

I been living out here for about a year and half...on my 2nc lease....the parking lot is a fight for a parking space every night....some bulding do not have enough parking spaces for number of apartments....really needs assigned parking here very badly...the rent is too high for what your'e getting... there are two nice employees at the office that always try to help you out when you have a complaint, one is femal and other is male...too many rules seems to come up everyday...seems like you live in a prison , but you better pay that rent....nothing wrong with rules, but you don't want to feel like you have no freedom or living in a rooming house....but there is 2 maintence guys that are WONDERFUL, they is the only ones that seems like they really care, One is a very nice guy, friendly, and goes out of his way to try to help you, the other new guy is also friendly, and goes out his way to try to help you also, and they both always looks like they working as hard as they can to get the work load done as soon as they can......and i know they probably got a HEAVY workload......bring those high rates down some, and they will have more residents stay a lot longer and continuous residents is the bread and butter of any bussiness....

Where to begin... Trash pickup leaves bags of trash lying in the park ing lot. The buildings need to be pressure washed. There are cobwebs and spiderwebs in the hallways. Parking is less than ideal, there are no permits so anybody and their momma can bombard the lot. Front office is awful.. Continuously unprofessional. Will give you notice of eviction even if you paid your rent. Then you will have I go to their office to verify that you did. I know this happened frequently to me and one other resident. You will be shown an updated unit before the lease is signed and they will put you in a dump! Leaning shelves no light fixtures on any ceilings and bugs. Carpets wasn't cleaned. Neighbors are loud... The wooden staircases shake the whole building so you know every time some one goes up or down. I mean honestly it was a nightmare please do not put yourself and a loved one here to live.

I have been here about 6 months. It is way over priced for what your getting. I have had 4 things that broke in the apartment by themselves because they are cheap and old already. When i moved in, i had broken drawers that hang there when you pull them out, the ice maker didn't work, fixtures on my shelves are hanging off the bottom, very cheap appliances. I cant run the SINK AND FLUSH THE TOILET, VICE versa as well. Cant run any two waters in the house hold. I bought a nice welcome mat for my front door step as i take pride and care of where i stay. There is a huge water leak right outside my door and instead of fixing it, they just drilled a hole and it falls down up to 3 days after it rains. No more nice doormat, as to mention as well i paid about $40 dollars for it. 2-3 weeks and its ruined, cant even read what was on it or see the picture anymore. Most of the staff are lazy and don't care about the residents. HOWEVER there are two great staff on deck. ------- at the front office, is very nice and gets the job down in a quick manner, and i don't know the other guys name but the ------------------------------- who ------------------- on the handyman crew is an excellent worker as well. Friendly, talks to you and holds a conversation, gives the time of day and also a very fast, get it done the first time kind of guy. Overall i think im paying well over what this place is worth. It is in a great location though. Electricity tends to be pretty cheap, the water heater is very good, maybe even a little too hot. You guys need to stop leaving an hour to two hours early every night, and you also need to stop arriving so late. Whenever people don't do their job right they get fired. You should be held at the same expectation.

I won't be renewing my lease here. Pros: decent price, good location. Cons: outdated buildings/facilities, mold and insect issues (these buildings were built in the 1980s), maintenance is subpar. First off, their staff is almost always out of the office and their online payment system (Resident Portal) will cause you to get a latelate fee. Also their maintenance has never came on time and they tend to barge in unannounced,even if you ask them to call before coming. They also have alot of water issues (we've went without water twice so far). Also the sales staff will not tell you how bad the mold and cockroaches are but it's really bad...they even make you sign waivers about it. Please think carefully before signing that lease!
