RUN!! Roaches, roaches everywhere
The pest problems are ongoing. They never stop! If its not carpet beetles you are battling roaches, if not roaches then some other strange looking critter.I hope you like to cook and kill roaches at the same time, cause you will!The orkin man sprays when he wants to.He dose not always come.I know because im off on the day he should be here.The orkin man said that the roaches ARE NOT from me but my neighbors.I went to the office and spoke with ----------.I told her what I was told.She told me that there is nothing they can do because they only spray when asked.My down stairs neighbor has turnd the living room into a bedroom and her kids throw trash in the stair way.I have voiced these concerns many times and all anyone there does is apologize and throw up their hands.They have bad maintenance.They always take the cheap road.Office staff will be nice and friendly, tell you anything they think you want to hear and still do nothing to fix the problems.there was a roof leak in the ceiling of the common/stairway area that dripped onto the third floor landing and soaked the stairs and landing underneath. I notified the office about this and they told me they had already scheduled to have it fixed.Still not.I would not recommend this place.

Happy to be OUT!
I've loathed this place for a while and today's events solidified that sentiment. I have lived at The Falls for 4 years and my lease expires this month (Praise Him!). I've been moving out of the apartment over the past month because I travel a lot with my job and I knew I wouldn't be able to do it all in one swoop. I haven't been by there in a couple of weeks. On my way back into town today I stopped by the apartment and attached to the door was an eviction notice! An eviction notice!!! I will admit that I indeed paid the rent late this month (I needed those funds to secure a much more decent dwelling place) however, they received the payment 5 days prior to the date the eviction was filed. Why would you file an eviction (a) when the person has already paid you and (b) when the person has already informed you that they would be moving by the end of that month anyway? When I went to the rental office to inquire about the notice I received the typical response from the two individuals who were working today, "I don't know, I'm not the one who handles that, yada yada yada". I was LIVID! And of course, the person who handles that was.... you guessed it! "NOT IN TODAY." I explained to the young man that I had in fact paid the rent and I informed him that I dropped the payment off the day they closed the office because the water was off. (That in itself was a trip. For the second time the residents have had their water shut off with no, ZERO notice! During the summer I went for a 2 mile jog only to return to my apartment and be unable to take a shower because the water was off. No one would answer the phone in the office so I walked over only to find out that the City of Raleigh had informed them that they would need to turn the water off throughout the complex for several hours at least a week prior. Problem is; they failed to tell the residents! But at least they were still present that time the water was shut off. This time they just put a sign up saying the water was off and they were gone. Convenient wouldn't you say?) Anyway, it was on that day that the rent was paid. Of course the young man had no explanation as to why the eviction was filed. He looked in their system and was able to see that no money was owed. I give him credit because he did try to come up with some bull crap about someone possibly entering the dates wrong or something (nice try but no). I also informed him that there should be a credit on my account because anytime I've paid the rent late I've paid more than was required and at least once they overcharged me because someone had put my lease information in incorrectly (not surprising). To make a long story short (kind of lol), he finally calls the assistant manager whom he told me handled all the financial and court records. Of course she too plays the blame game. She says the case was dismissed and tells him to tell me that when people throughout the city pay their rent late, the court THE COURT! files an eviction. I'm not John Stossel but GIVE ME A BREAK! You want me to believe that the Sate or even the City, has hired someone and developed a system to monitor who throughout the ENTIRE City of Raleigh pays their rent late then that person files an eviction on behalf the apartment complex/Renter? (I promise I'm not dumb; I just look like this.) And even if that were so, the very system that they use to monitor who pays rent late should also be able to catch the fact that the rent was already paid before the eviction was filed. And why has it never happened before? Ironic how of the 9 times my rent was late over the past 4 years not once has this court house employee filed an eviction on their behalf yet on my final month he/she does. I'm just happy to be out of that dump! It's a roach haven. I lived there for 4 years and never bought real plates and glasses and rarely cooked because the kitchen was roach infested. The only reason I didn't move was because I was laid off and unemployed for 2 years so I was stuck. There are pests around the place that I had never even seen prior to living there. The place is in need of some serious renovations. And I'm not talking about that patch work they've been doing. I'm talking complete overhaul! I'm sure they have violations throughout the complex. I could go on and on about this slum but its Friday night and I've been working hard all week. I deserve to enjoy myself in my new place :) P.S. If you do decide against my better judgment to rent here, be sure to document EVERYTHING. And I mean everything from the repair requests to rental payments. Keep the notices they put on your door and take pictures if necessary. This comes in handy should you end up in court with these slumlords. I have my file ready with video recordings :)

THERE IS A PETITION!
Two woman came knocking on my door yesterday asking me to sign a petition. I happily agreed to sign it. I agreed with everything these young ladies had to say. The Falls at Duraleigh has been ripping us off! we can use the gym anymore because it closes so early. We stiil haven't been able to use the pool. I CAN'T EVEN DO MY LAUNDRY ON SITE because the machine to load money on it is in the club house that's closed before I go to work and then closed when I get home from work. These two lovely ladies provided me with this website to write a complaint. So now I'm gonna help them out a little. DO NOT LIVE HERE
I have been living here, (and now unfortunately continue to live) in this apartment complex. It was good - until the Roaches started. At one point I had a spotless apartment. SPOTLESS. And still they came by the hundreds. I had the exterminators come through TWICE and all they told me was "Keep your apartment clean" Excuse me but what about the other 11 apartments in MY half of the building alone? Let's keep in mind that at the time the roaches first appeared 3 of them remained unoccupied. (One will forever be unoccupied because it's The Falls showcase apartment). Now they will tow your car without giving you your 24 hours between your notice! I even have PROOF that it hasn't been 24 hours yet. If they don't bring me back my car on little to NO charge to me I will tell ALL the new tenants that they are making a poor decision living here and report them to the DoRE. Trust me - It's cheap alright - Cheap and holds no regards to the tenants. I will NOT renew my least with them OR ANY OTHER PROPERTY owned by this company. Ever.

Horrible, horrible, horrible!
Simply put - DO NOT MOVE HERE! I rented at this complex from September 2009 until April 2010. I was allowed to break my lease early because the management company refused to fix safety hazards in and around my building. The first thing you notice is the -------like setting of this complex. When you visit, don't be fooled by the way it looks in the middle of a weekday. Visit during the weekend and you will find for yourself how trashy the complex and most of the people are who live here. But that wasn't my biggest complaint with the complex. Like I said, the management company refused to engage in any type of preventive maintenance or ensuring a safe environment in which to live. When I moved in, September 2009, there was a roof leak in the ceiling of the common/stairway area that dripped onto the third floor landing and soaked the stairs and landing underneath. I notified the office about this and they told me they had already scheduled to have it fixed. It was not fixed as of the date of my move-out, April 2010. In the meantime, after rain events during the winter the water would freeze on the steps, creating an extreme safety hazard when walking up to my apartment. The office did not even apply salt onto the ice until after several complaints to the office. They don't clear off the snow/ice from their sidewalks, creating even more hazards. When I signed my lease and retrieved my keys, I walked in and immediately noticed that one of the kitchen under-the-sink cabinet doors was hanging on one hinge, the floors were not vacuumed/swept, and the vent fixture in the bathroom ceiling was falling down. Debris was tossed into the bathroom sink, and some of the items from the previous tenant were still inside. When I opened another kitchen cabinet door later, it came off in my hands. The dishwasher had food particles still inside. The apartment was not cleaned and fixed before I moved in, which is required after each tenant moves out. The office did fix these items, but that is as far as they went to maintain a comfortable living environment. The apartments are very noisy, the noisiest I have experienced in both Raleigh and Morrisville, and I have lived in four different apartment complexes in the area. Some of the people that live here are very shady. I was actually solicited for money by one of the tenants of my building! I warn you, be very thorough in your research and if at all possible, don't move to the Falls at Duraleigh. All they care about is getting your rent check at the beginning of the month.

Nice Neigborhood, Loud none Spanish Speakers, Parking(BAD), Office Staff(Cool), Maintenance(Fantastic) & Bugs(Some but VERY Few)
I have lived at the falls from 2010-2011, I have had an okay experience. Would I recommend this complex yea, to a young person who likes loud neighbors and can't sleep. But not to an individual who has a job. I love the fact the staff was helping in most situations, others they just could not help without enough evidence. The falls has awesome amenities and great parties. They love their residents and will do all the can to keep you, even through rough times. Very few times I have seen water bugs as the rumors have floated. The parking is rough, if you are not home by dark you can forget it, I feel like the should in force parking rules. But other than the reason I am moving out the rent is awesome, but the neighbors if you get lucky can be a pain. So on a scale from 1-10, this is how I rate The Falls. Cleanliness- 7 Staff- 8 Amenities- 10 Parking- 1 Helpfulness-10 Caring-9 Affordable-10 Neighbors Respect-1 Mail Deliveries- 6

how many days until im out of here!?
For a single person who is looking for a cheap studio apartment this place is perfect! but don't be fooled by the nice pool and decent clubhouse.. the neighbors are loud partying and bbqing outside until 5am most nights in the summer, i've been here a few years now (and counting down) and every year they have redone the roofing (major pain in the butt! it takes weeks to finish theres roofing all over the patio, sidewalk in bushes) and you can count on yardwork being done starting at 8am every thursday rain or shine (i work early mornings so i charish my days off and sleeping in) there are constantly police patrolling, asking questions, being called for domestic disputes. I did love my studio... but the 1 and 2 bedrooms fell short (space, quality, and bug wise) and my toilet has overflowed multiple times in multiple different apartments. The maintenance is quick but kind of creepy. and the front office is so disorganized they don't even know what we've paid for haven't paid for (as far as app fees, deposits, pet fees and even monthly rent). There are people walking outside all hours of the night, I don't feel safe walking to my car, and the lights infront of the doors to the apartments are often off for days if not weeks. asside from the pain of walking to the laundry rooms they are often dirty, don't work, take 20 dollars to wash and dry 1 load, and the machine to reload your laundry card has been busted for months! lets just say you get what you pay for!

I am a potential renter and have not had a good experience with this rental property thus far. My anticipated move in date has been changed several times and while the circumstances for the change in date have been understandable, the management has not been helpful to me in this transition. While my rental agent has been attentive to my needs, I have had no response from upper management despite my attempts to contact them regarding this matter. I am now over one month past my original move in date. My most recent move in date was to be a few days ago. I had already moved my things into my truck and had the power turned on in the apartment when I receieved a call from management telling me that I could not move in that day due to a circumstance that could have been detected in advance. If there is any way to get my $50 application fee and $150 administration fee back, I would have already have obtained an apartment elsewhere.

Ive lived here since May 2008, and have seen vast improvements in the way the complex is run. The new staff is super friendly and actually does what they say they will do (I love Tameka, she's the best!) within an acceptable time frame. The amenities are kept clean. Ive never had problems with bugs or rodents in my apartment. Maintenance is fantastic, Jim takes care of all my minor and major issues. There's plenty of parking, and the grounds are kept clean. Seriously, all of the issues I've ever had are because of my actual neighbors, not the management or maintenance. For the price, I would recommend The Falls to anyone that asks.

The Truth about Falls of Duraleigh...
If you only read one review, then read this one. The staff here leaves fake reviews which is misleading. So here is the truth about this establishment. There are ups and downs to living here, just like any where else.. POSITIVE ATTRIBUTES: tons of amenities at a reasonable price, nice area, bus route literally on the corner, convenient location--(Wal-Mart, restaurants, Starbucks, and movie theater all very near by)-- plenty of parking, plenty of laundry rooms, and it's quiet for the most part. Now for the NEGATIVE ATTRIBUTES: the staff is not very friendly, they will tell you over and over on this site that they are, but the simple fact is that they ARE NOT! The good thing about that is you don't have to deal with them very often. There are roaches also... not an enormous amount but their presence will be noted at some point while you live here. Management does have orkin come out every so often. I would not recommend doing laundry at night because along with roaches, there are a lot of bugs in the laundry rooms. To give you an idea with how the roach situation is in a years period of time living here I have killed 7 inside my apartment (it seems they get in by crawling under you door frame) The maintenance guys are ok with their work.. it is obvious they are not professionals though.. you do have to bug them to get work done and it might take a few times for it to be done right, but.. odds are you won't need them to come very often. There are some structural problems with the apartments also.. but I can't say specifics because the apartment staff may know which tenant I am and I don't want any trouble. Overall, if you're looking for cheap and half way decent then I would recommend it. If you can be picky about choosing a place then I would not recommend living here.

The Office and Maintenance Staff are what keep me here! :)
The reviews of the Falls at Duraleigh are not great and that's unfortunate. Stuff happens everywhere you live and you can probably assume that the majority of people who make negative comments on these sites are the ones who were probably at fault and now are just being spiteful. The management and staff were probably just enforcing the rules and those unruly tenants were the ones at fault. Hands down, the office staff here are awesome. They are so friendly, so attentive and give great customer service. I have lived here for almost a year now. I'm thinking about renewing, I probably will, I don't have any reason not to. My apartment is fine. It's nice and clean, no bug issues, the maintenance staff are incredibly prompt, super nice and quickly complete any work order requests I've made. They are always making some kind of upgrade here. Lately it has been the roofs, the pool and they are now installing a new security system for the clubhouse. My apartment is cute and I like it. I stick to myself, pay my rent on time and go about my ways, I'm aka a good tenant. If you are good to them they'll be more than good to you. I've had no problems here. For the price it is great. As a college student on a budget it has been fantastic. To those of you who have made poor reviews of this place it is probably because of your behavior, maybe your attitude problem, paying your rent late, causing other problems, etc, or a simple solution to those who have bug issues, maybe you should clean your apartment!

Lived here for over a year
I have lived here for over a year after graduating from East Carolina. The previous post is correct in stating that this is a great place for new grads. I would also have to say that I enjoy living here as someone has now firmly in the job market. I love living close to the mall and especially to downtown (the cab ride from my apt is only $10!). My apartment is not huge by any means but it is spacious enough for me. My neighbors are all around my age and one is even a trainer at the gym right next door. One complaint I do have is that the apartments do not have a valet trash service and also that parking can sometimes be a hassle. Most of my maintenace requests have been minor the worst being that the burners on my stove went out one time. The staff replaced my stove within the same week though, which was nice. Upsides: good location, great price, pool and apartments seem to be filled with younger people, good office staff, pets are allowed, and there's a water fall... Downsides: parking sometimes, no washer-dryer connections inside apartments (but I did meet my boyfriend in my building's laundry room, haha), a few families with younger kids, could use more light in parking lot at night, treadmills in gym aren't working sometimes, and sometimes neighbors can be loud at night with music. I've liked living here and prob will be renewing for at least another 6 months if we don't buy a house soon.

GOOD FOR RECENT GRADS
I just graduated from NC State in May and moved into The Falls right after school. the price on my large 1 bedroom is great and is allowing me to save money and the apt is big enough for just me. I've never had a problem with maintenance and when I needed my stove burner replaced they came the same day. Parking isnt always right up against my building but its never far enough for me to complain. My neighbors seem okay and they say hey to me at the pool and in our laundry room sometimes. I've been in the office three or four times and they seem pretty busy but are always nice. The best part about this place is the free carpet cleaning and bug sprays, along with the clubhouse which i use the free internet to apply for jobs and watch TV on Hulu.com.

Was thinking about moving in......
I was searching for apartments online for days and The Falls at Duraleigh seemed like the best value for the money. Its like the cheapest apartments I could find, but the website makes it look like a great place to live. Then I came to this website and saw all the horrible reviews. I had set up an appointment to fill out an app and possibly lease an apartment, but after all these reviews I called to cancel the appointment, and the woman answered the phone and said "hello?" WOW. I told her I wanted to cancel the appointment and she said "whats ur name?" so i told her and she said why are u canceling, and i told her because of the negative reviews on the internet, to which she replied "if it looks too good to be true it probably is." i couldn't believe she said that....but anyways I'm glad I canceled the appointment. Never got the chick's name....oh well.

NOT THE PLACE TO LIVE
If you want a decent confortable safe place to stay, dont live here. If you dont believe the negative reviews, just ride through the complex. Notice the cars that will tell it all. Notice how people work on their cars as if this was a garage, look at the windows. Some people have blinds tore up, different color curtains. ROACHES yes roaches, water bugs, and spiders. Just ask if their is a bug problem. People do not stay here long. Cars driving through entertaining everyone with their LOUD spanish music. Some of the residents dont even speak english.

This is a very nice place to live. It is so quiet I forget that I have neighbor. The staff are very helpful, and any maintanence is taken care of quickly. We are close to furniture shopping, a nice mall, and Wal-Mart, Target, and grocery stores. The aminities are really great and kept in good repair. Great place to live.

Friendly staff but more work is needed to make this a desirable place
I have lived for about a year in this apartment complex. The price and location are very good, the staff is very friendly and cooperative, and parking is adequate but you may not always get it closer to your apartment. I have never encountered any crime but heard of a break-in once (the management staff reported it). Here are some of the things that need to be fixed: 1. There are cockroaches. Every day I see 2 to 3 moving around. 2. They have a very nice club house with a mini movie theature but it opens only during office hours (Mon-Fri 9-5 and on Sat 9-1) so bad luck for those who work during the day and want to enjoy a movie in the evening. 3. You can easily hear the noise coming from the apartment above you. This is specially annoying during night time. 4. Maintenance is somewhat dissappointing and intrusive. Five of the maintenance men opened my apartment and walked in one day while I was inside working without knocking. This is to fix a neighbour's a/c unit. They removed the cover and left my a/c unit open for almost a month (it is still working yet noisy). 5. Expect renewal rates to increase. 6. very crowded and some of the neighbours do not respect the cleanliness of the place.

Use your mind
I am not sure why there are the following bad comments for the Falls. Why wouldn't anyone like to live amoung drunken illegal people, why wouldn't someone want to be held at gun point by the thugs that room here 24/7, why wouldn't you want the TASK force here with a big drug bust, why wouldn't anyone in their right mind love to park at night with no working outside lights, and while we are at it, why wouldn't anyone love the fact that are uncontrolled vicious dog all over the place, and let's not forget, that they let your neighbors in who appear to be fine people, only to find out they leave, but have transfered their lease to someone else --- you tell me, a woman, a man, 2 children, suddenly become 5 drunken illegals. Be forwarned or be stupid, or at the very least, look around before you sign the lease.

Ready to Re-locate
I have been living at the Falls of Duraleigh Complex for 1 1/2 years. I have never been late with my rent, I keep my aprtemnt clean and I am friendly to my neighbors. Apparantly, none of this matters to the management at the Falls of Duraleigh Apartment Complex. I had a hotwater leak in my aprtment. It flooded my whole kitchen and the living room. This occured in the early morning hours. I called the rental office to see if the after hours service could dispatch someone to help. NO ONE picked up the the after hours line!! I had to resort to calling to 911 and the Raleigh Fire Dept. had to come and help. Finally, about 40min. in to this mess, i got a hold of someone and they dispatched maintainence. Maintainence consists of 2--yes--2 men for a huge complex. They took their time to begin clean-up. Meanwhile, with all this going on, NO ONE FROM MANAGEMENT came to my apartment to see what happened. No one called me, either. NO compensation was offered--not even a vacant apartment to stay in until repairs were made. These people have NO regard for their tenants well-being or safety. They just wasnt the rent promptly every month. my lease expires at the end of the year. I certainly WILL NOT be renewing my lease here. I am extrememly disappointed on how I have been treated throughout this ordeal.

Ive had a great time here.
I've been here for 2 years now and thinking of signing a new lease when this one is up. I haven't had any real issues and the office staff has always been nice to me. I wish there was washer and drying connection ( my only problem). Parking wasn't great but it wasn't a big deal, walking helped me lose about 5 pounds plus the steps :). when I upgraded apartments parking is now a breeze, however I have gained 5 pounds :( lol. This place in not bad like everyone makes it seem, you aren't going to have peaches and roses everywhere that you live and believe me if you think this place it bad then take a trip to roxboro road in Durham and when you come back you will think differently. Bugs are not an issue, I have seen one or two water bugs, but please go to an apartment complex and tell me that theres not any there. I love this place and the staff has been wonderful and I have never had an issue and its so close to everything, I mean you can walk to pizza hut! doesn't get any better than that.

Undoubtly the Worse Place I have Ever lived
Granted, We owned our own home and we were looking to buy in Raleigh, therefore we felt after speaking with management that this apt complex would be a safe, clean, middle ground until we purchased our home. How WRONG could we be? This place is awful, break in's, robberies, bugs, many, many illegal residents. Police were at this complex 1 month ago, guns were pulled in the courtyard by all police, approximately 6 of them. This happens all the time here. Just ask the management or better yet go to the police station and ask to see a police log for this apartment complex. also, if you want 17 neighbors in a studio apt next to you, this is the place to go. Illegals move in and then 20 more family members move in within the month. YIKES, because they also bring bugs, trash, loud music, etc. NOT THE PLACE to live.

OMG Don't Move Here
I signed a one year lease with this place and regret it now. For one the parking is awfull, you should be so lucky to be able to get a parking place next to where you reside. The other is that you have to use a laundry card to do your laundry. While even though that sounds convienent...it is not when the machines never work. My stove has not worked correctly since I moved in. Also the dishwasher has rust pieces that get on your dishes. Know those are minor things here are much bigger issues. So one of the tenants that lives next to me had his apartment flood. A pipe burst and it was a gush of water comming in to the apartment. They had the tenant in a hotel for 3 weeks. They didn't even get someone out there until a week later. Secondly do you like bugs...think not! Well I had an infestation of termites that were all over my bedrooma and living room. I hate bugs and was so upset and in tears over it. They put me up in a hotel, however they will not be taking care of the issue until 7 days later. Had a expert come in that drilled holes into my wall and sprayed some foam chemical into each hole. Now I have holes in my walls. Know the staff is very nice excepts for one. She is the --------- ------- and she is so unprofessional and rude. I am not sure why she is in the position she is in! I have always worked in a professional atmosphere and have been in the Financial industry for years. I can not understand why someone who is so inexpierenced in the business field is in a position such as ----------. She belongs in house duty where the public doesn't have to deal with her.

Apartments are good
These apartments are nice for what you pay for. The office staff is always very accomodating and the maintenance is very friendly. I have had problems with Bugs in the past and the office came to treat for them immediately. They only thing that I wish it did have was Washer and Dryer connections, but they would probably be more expensive if they did. I really enjoy living here. It is convenient to everything I need and have been happy for the 2 years of living here

Big disappointment
Unfortunately, I got to agree with almost all negative reviews here. First of all, customer service, well ladies there just dont care. For example yesterday April 26th 2009, office should be opened till 3 pm. Nobody in the office at 1:15 pm , just a notice on the door, that they are closed on Sunday 04/26/09, no reason stated. Other days you just cant find anyone in the office, especially around noon. Maintenance guys, nice people, but so few of them, they just cant keep up. They never keep schedule, sometimes come 2 weeks after they promised to fix something. I know management wants to save money, but instead of lazy ladies in the office, please hire another guy, who actually cares and is able to help maintenance guys. Bugs, cockroaches, ants,... dog poops, dirty laundry rooms, dirty pool, trash bins, stolen laundry, stolen mail, ... We have nice clubhouse, but its open only till 6:00pm, so great just for impressing visitors. -------- residents, well true is, there is more and more of them every year. But I think most of them dont make any troubles, unlike some black people, thats another story. I would blame office staff on this, they are trying to get new residents at all costs, so they dont really care, what kind of people they approve. So instead of spending money on new web site, or fancy clubhouse, this company should care more about office service, maintenance, safety.

A successful experience...
Upon move in at a convenient location here in NC's capital every process since has been swift. I give high props to a helpful leasing consultant and her kind general nature of caring about a resident's concerns or questions. Thank you for making the moving transition such a sweet one Ms. Jessica Coeper!!! Sometimes I sure do wish I could choose whom I would like for a neighbor though!!!
