Great Improvement!

I believe The Falls has been unfairly judged as a bad place to live by previous residents whom have been evicted. As a resident, I have found that The Falls is a good place to live and the management staff is making improvements. The Falls, granted, is an older apartment complex, but on going building improvements and a newly renovated clubhouse makes it appealing as well as affordable. The Falls has also taken steps to improve security by having a coutesy officer who lives on site. In closing, I would recommend The Falls to anyone who is looking for an affordable, clean place to live.

    IF YOU WANT COCKROACHES, LIVE HERE!

    I cannot say how lousy this apartment complex is! Before change in management (when it was run by Archstone communities), this was a pretty nice place to live. Now, the new office staff is HORRIBLE. One guy in the office tells me how expensive/time consuming certain repairs are that I request; like it's not their job to fix things if requested. If you ever want anything repaired, you better plan on asking them about 10 times, and then MAYBE it will be done. I've asked them 7 times so far to fix a simple light, and they have not fixed it in over 1 month and a half. They are letting anyone move in here; my neighboors are very sketchy, they leave trash outside their door, and now I have HUGE cockroaches in my apartment. The other day I found what looked like a trail of blood down my steps. There are always sketchy people that mill around outside. My friend's car got stolen out of the parking lot. Cops are always here. The people in the office DO NOT LISTEN TO YOU. They are very unprofessional. Need I say more???

      If you can go somewhere then go, this place is horrible.

      Between all the drugs, prostitution, shootings, cops showing up due to the shootings, puke in the back of trucks, office not being open multiple times during their listed office hours, not completing work orders, laundry facilities needing an electronic key card to use the machines but the only way to put money on this card is to go in the office which is closed, laundry machines themselves are constantly broken; I wouldn't recommend staying here PERIOD. Also, the management likes to post very positive reviews on this site which is 100% misleading. If you have a family, a lady friend, or children (if you care for them at all) don't stay here. This place is not safe for them. To summarize my rant, for your own sanity go somewhere else.

        Wonderful Community! Great Management Personnel!

        The Falls was one of the last communities I looked at, but was the first I considered to live in. The staff (management and maintenance) are very friendly and helpful. All issues are handled promptly and efficiently. The location is convenient and the prices are quite resonable. I love to just walk around and the landscaping.

          Dont Stay here!!!!!!

          I currently am living here now.This is the worst place to live. I have been robbed by the maintence men, I have had my cell phone stollen, and a lady that lives across the street had her car broken into and her apartment broken into. They pay you no mind when you have something bad to say.Maintence sucks.It was a great place to live before they switched Managment about a year ago.Its loud and a very unfreindly enviroment.

            Don't go there

            I chose it based on location and price, plus the people were nice and they were making renovations. The reality was my apartment was not clean on move in day, the repairs I requested were not all done, my neighbor had cockroaches, the walls are thin, several neighbors played loud music, have restricted pets, and ride motorcycles around at all hours. The office is not always open during posted hours, and you won't see any progress on your complaints until you talk to a manager. I met someone else who still lives there, and he's having the same problems. The fitness center is still not open (I was told it would be done in December). They are painting, and they keep the outside looking nice, but that doesn't make up for the lack of care in other aspects. I'm glad I was able to get out and find another place to call home.

              Always check first

              IMO you should always check online, for any apartment, to see if there are any known sex offenders living in the complex or vicinity.<br><br>Aside from that, most of the reviews of this complex are accurate. Fitness facilities? There are none 10 months after they began renovation. Apartments? Noisy, paper thin walls, nasty carpet and cabinets, etc. People are loud, few speak english in the complex.

                I can't wait to move from here. The management is apathetic at best, and does not keep you apprised to what's going on (even when you ask). The workout center was supposed to be finished months ago, and I don't think it's even close to completion. My apartment, furniture, and clothes reek of smoke from the previous owner and the cabinets and appliances are yellowing from old age. Most recently, cockroaches and spiders have moved in, and I've even had to be treated for an infected spider bite. The walls are paper thin, and few of my neighbors speak english. I second that the location is great, but I don't recommend moving in here.

                  This place is horrible!

                  I've lived here for 9 months, and I can not get away fast enough. The wood is rotting all around the apartments, and there is no sign of renovation. There are a lot of sketchy people walking around all of the time. The walls are paper thin to the point that you can hear someone sneeze in the next apartment. Would not recommend living here. Great location, bad everything else.

                    i lived here for 9 months and can't wait to get out! for the size and condition of the apartments they should be the cheapest out there, yet, they raise prices because of all of the construction of supposed wireless/fitness rooms (WHICH I was told would be done the 1st month i moved...and nine months later still isn't finished!) sadly, one of the main reasons i chose this complex in the first place. cockroaches, peeping tom, and scary men who live here...need i say more?

                      I believe the last two reviews were written the management

                      After careful review of the evaluations I have concluded that this apartment complex is a disgrace and should have a complete overhaul including the management and staff. I do believe that the negative statments are true and should be highly considered. I have dealt with obnoxious management before and can understand what some of the people were mentioning. I am completely turned off by this place and I appreciate the honesty of the brave souls who live there.

                        I Certainly Agree!! Highly Recommended.

                        I first will say that the new management team is great, although having changes is never really fun but always good. Beyond fitness passes for all residents is what i was told, out of all the complex's ive visited in the past that were either doing construction or little touch ups they never once mentioned that they were going to be giving other means of accomadating all there residents. Maintnance is alittle slow but always friendly but i do realize that they have alot to do and when i call its always for something minor nothing major. My building is wonderful its quiet and all my neighbors are pleasant and always respectful when i pass by. The lighting around the parking lots could probably be replaced with all the new construction going on and the paint on buildings is alittle grose looking as well.<br>Overall the falls at duraleigh apartments is a great place to live and i would say that once my lease comes up in a couple of months i will too re-sign my contract.

                          Take my advice

                          When I moved in I was concerned about my safety, but I live close to the office, so it seemed a little safer there. When the new owners came, so did new management- which is horrible!!! They made many promises about how things were going to get better and NOTHING has! The so called 'service' is horrible. The people in the office are rude, no matter how nice you are-they don't care. They are like that Capital One commericial, no no no. e i e i no. we don't care if bugs and rodents are taking over your apartment, we will do nothing until a wk. from now, uless someone happens to be on vacation. We don't care if your air condioner isn't working and it's 100 degrees out, maybe we'll get to it next week. The air conditioner in the tiny crapy weight room is never working, and the code bar to get in is NEVER working. They lie and say 'this is the first they've heard of it' when others in the apartment complex say they've continually made them aware. My previously "halfway safe" building now is filled w/ people I wouldn't want to walk by during the day, much less at night. There are 'gangs' of druggies walking around constantly. Vehicles w/ windshields blown out, people who don't care if they run over you, flip you off and stalk you. If I could afford to break my lease I would be gone in a second. I am tough, and if I don't feel safe, I would NOT reccomend this complex to anyone unless you really don't care about your safety. (and the parking has much to be desired- hardle any lighting- and many bush's-not safe. and my windows have been crap since day one, it sounds like they are open, but they're not.-very noisey and car alarms going off all night every night)the previous owners would come and fix things emmediately and replace anything w/ problems, the new people do not care if your fridge isn't working, they just keep telling you it does. they are HORRIBLE.

                              When viewing this property you have to keep in mind that yes they do have new owners but Archstone never wanted to put in the Money nor the Time, The office staff is Excellent and they always tend to my needs and i always see one particular Staff member always going out of his way to make everyone laugh, the women that are in there are nice to but they are new to the complex,and the gentleman that is there is the only one left from Archstone's staff, they do very well, now for a complex to be so bad everyone that i talked with here seems to think that they are doing a WAY BETTER HELL OF A LOT BETTER job than Archstone. They are putting in a new Movie Theater, a Billards Room a wireless internet cafe' i mean come on people its obvious that this new company brandywine is all about business. I recommend this property to anyone.

                                There are Better Places

                                This community used to be owned and operated by Archstone. When it was, this was a fairly nice place to live. However, since it was sold to a new owner, this complex has gone down hill. Maitenence has declined severely, the office staff are jerks, and they allow anyone to move in. One majoe problem with this complex is the "low-rent" tennents that live here. I have never had a problem with any of them, but then again, I wouldn't recomend talking to them (that is, if they speak english). People are loud and there are a lot of shaddy characters living here. Find someplace else, this isn't worth your money.

                                      I did all my searching through the internet and leased via phone. So when I showed up from out of state I was disappointed with the size but ended up making it work. They have a nice fitness center and pool area that you can only get access to through your finger print. Overall, it wasn't a bad experience but I wouldn't rent from them again.

                                        I just moved here a little over a month ago. It's a little smaller inside than I would like, but definitely saves me $$$$$. I think it's worth it for the time being. The only problem I've had in my apartment was a clogged garbage disposal, and it was fixed the same day. The staff is friendly, and so far, a couple of my neighbors have said hello.

                                          Could use improvement....

                                          Not too bad of an area<br><br>In a centrally located area & is quick access to many amenities in the area<br><br>Apartments could use major renovations especially w/respect to storage space. The kitchen is pretty tight area, very little room to move around. The one bedroom plan is very small & you're advised to get the larger 1 bedroom floor plan.<br><br>As for safety, there's definitely been a shift in the type of residents who live here. A more younger crowd has taken over along w/many immigrants. However, I do feel completely safe in the area, both night & day. But like any area, you always have to watch your back. Nonetheless, safety is ok & I've even seen the RPD patroll around as well (probably at the management's request)<br><br>As for the management, I've never had a problem w/them. Very helpful & quick to respond to request. Pretty good management.<br><br>Overall, this isn't a bad complex. It has it's positives/negatives. The rent has drop (for the whole area as well) which allows those on a budget to afford it. Good fit for a college student

                                            The name says it all !!!!

                                            The FALL of Duraleigh....<br><br>Honestly, it was very hard for me to say any thing bad about this complex remembering when I first moved in. I've lived here for about 4 yrs. I moved here b/c I wanted to stay in NW Raleigh versus N.Raleigh & Capital Blvd area which seems too congested in many ways. <br><br>At that time (2001), the rent was low & was a bargain for this side of Raleigh. There's club house/state-of-the-art gym which included a indoor racquetball court, etc. In addition, the staff has ALWAYS been on top of things including repairs, requests, etc. I could always expect a 1-2 turnaround.<br><br>HOWEVER, over the past 2 yrs., I've noticed a steady decline in the living standards in this complex. You have a demographic shirt as rent has lowered. You have more & more kids running around w/no supervision. I still can't figure out how 4-5 people can live in a 1 bedroom apartment?!?!?!? <br><br>As for the security, again, like the complex, it has gone downhill. It's not the ------. Overall I would say it's pretty safe. I've never felt unsafe but my car was vandalized. There was nothing the staff did nor could do. They do send out letters warning residents & in the past 2 yrs we've gotten more letters. Nothing to be afraid of though the complex could use more lighting. <br><br>They also put in a security fingerprint system (for the gym) since the arrival of rift raft crowds. Several pieces of gym equipment were vandalized which led to several changes to the clubhouse (fingerprint security), including many restrictions which were not in place yrs before. <br><br>As for the apartments they're small! Especially the 1 bedrooms. You definitely don't get your money's worth (atleast prior to 2 yrs ago). The low rent should speak for itself. They supposedly did renovations 4 yrs ago, where I don't know?!?!?!?!? You have VERY LITTLE storage space which is evident. This might be the biggest draw back!!!

                                              I wrote the 'That is Correct' Review on 10/28/2003 and this is my Re-Review. <br> <br>Ok, what do I have to say now that I'm living back at the Falls....well I'm happy. <br> <br>Positives: <br>I don't live near the pool now, so I don't have any complaints about noise. <br> <br>I haven't heard of any complaints or notice of vehicle break in. <br> <br>I still like the Management and have never had a complaint with them. <br> <br>They now have Finger Print Identification on all Residents. <br> <br>It is used to gain access to the Gym and Laundry Card machine. <br>I can't figure out if this is just real backend security for identification purposes or if they actually ever had a problem with people stealing a treadmill. (`:? <br> <br>Negatives: <br>I do still see jinormic 'water bugs' that look a whole heck of a lot like those other creepy crawlies I'll be nice and not mention. <br>But these are never in my appartment. Although if they were I wouldn't be supprised if I got charged a $250 Pet deposit considering the size of these buggers. <br> <br>Debatable: <br>Laundry is $1.25 per load. <br> <br>Like I said at the beginning, I'm satisfied here but then again I'm single now so I'm not sure how a family guy would feel here. <br> <br>And once again for a single person, this is the lowest rent you can find without a roommate and without being in an unsitely area of the greater metro.

                                                I just moved in about six months ago.I haven´t had too many problems so far.They had to do some repairs to some things once I moved in, but it was done quick.Could do without my loud neighbors, but what can anyone do about that other than to continue to complain-maybe they´ll get tired of hearing about it and move.Rent is cheap.Electric bill isn´t bad because apartment is small-works for me.Just wish they had washer and dryer connections,get tired of people taking my clothes out of the dryer when they are still wet and sitting them on top of the dirty washer lids.

                                                  hell on earth!!!!

                                                  My husband and i moved in to the fall sept 5th o3.We shoulda know there would be problems by the time night fell our very first night in our apt.About 30 residence mixed with thier friends had a "ho down" in our parking lot right below my building till about 5 aM along with several cars on a nightly basis cars blocking our cars in our spaces till morning.On the other hand we have vandalism of atleast 4 neighbors cars including my lexus(glue in the keyhole clever but childish.i would not go outside day or night being female and now we have peeping tom. i wish we´d have known about the conditions we were coming unto but we didnt.On the positive side i love the layout of my 2 bdrm and it´s third floor so i feel somewhat safe.The managment needs to fix the parking ,may i suggest assigned spaces(two per apt)and put a penalty for parking in the handicapped spaces because my huband is FULLY disabled with a placard that hangs in our windshiels yet everyday and night every one thats not disabled take the space.I would not recomend anyone that is a quiet married couple or someone looking for security do not consider the falls at duraleigh.
