Pretty decent place to live. I've been here about a month and haven't had any real problems. Fairly quiet, haven't seen anything to make me feel uncomfortable living here or bug issues. Parking could be better, but it's not really a pain unless you don't feel like walking or you're carrying heavy items.

The renovated clubhouse is amazing with the gym, theater, and pool. While the apartment has been around, the renovated units are great and the community will continue to improve! If you want to see things get better and better, this is the place to be!

I have been a resident, here, at The Falls for nearly 2 years. My concerns, only began, with the new management (PRG). I understand their concerns with "cleaning up" the community. Nevertheless, there doesn't seem to be any level of consideration for the basic issues that are an inconvience to residents. For example, many tenants leave for work and return home before/after business hours. The rent drop box has been removed because management wants to move transactions online. My rent is $905. I took my payment on the morning of the 6th. I was told that it was short and that my payment couldn't be excepted and a late fee would be added. I was told that the late fee would be waived if I could return the balance ($25.45) within "5-10" min. I could not. I'd already arranged to go to work late but couldn't be later. I returned on the 6th with $976.00. I was then told that I was given the wrong amount and that I owed $24.45 additional My money orders were returned again. I just want to pay my rent! I've never had my money given back to me. So, the next day I am able to go to work later will be the 10th. If I do not pay $24 by the 11th I will be faced with an eviction process and court fees of $195. Understanding that it is my responsibility as a tenant to pay in a timely manner it seems that everything is based on the company taking more money. If you are hoping for a company that is willing to, reasonably, accommodate their tenants, this is not the place. Sitting here with, MORE than my rent payment and I'm told that it can't be excepted. Very frustrating.

i have lived here for about 4 months. My "renovated" apartment has terrible looking walls and a toilet seat that looks like a pitbulls chew toy. The worst part is the management. I had a smoke detector that beeped for 3 days before they finally replaced the battery after many phone calls. And I just went to pick up a package and they only gave me one of the three packages. Mistakes happen but when I went to get the other 2 they had closed before they were supposed to. Do not move here!

Do not move here. I received one of the new renovated apartments and when I moved in I had holes in my walls and nails sticking out of my base board. I had to have them come back and repaint my apartment. The worst thing about it is the management didn't care at all. DONT MOVE HERE

We made the sad mistake of taking a short term lease here. Right now I have Spanish music blasting under my window, pounding and loud coversation. The staircase is filthy. It's 9 pm. Some people have to work in the morning, do they work? How do people drink a case of beer every night? Don't rent here. Went to the office and got a non answer. Will be there again tomorrow.

Good morning and Happy Memorial Day! Nothing like being woken up by saws, construction workers yelling, nail guns, hammers ect... early in the morning on your day off and a holiday. Not to mention the leasing office and staff are observing the holiday and are not open or working! Yes the apartment complex is under renovations, our buildings renovations began the beginning of April and outside renovations lasted about 4 weeks but still were not completed. Over the last week or two no renovations or construction on our building have occurred! But today bright and early of all days they choose to start back up? Anyways: Pros: location, staff is nice and polite especially Nancy Cons: Bug problems Parking is terrible if you work late and want to park anywhere near your building parking on the curb and grass is your best option Units are small, the previous comments that you get what you pay for no longer apply check the websites square footage and the price you pay for yes you will be getting new appliances from the previously extremely out of date ones. But you will be paying a pricey amount each month to live in a "spacious" box. Overall the property will probably look 100x better after renovations. During the renovation process a major inconvenience with no compensation for current residents. The new price range is not worth what you get, with a bit of research you could find a better deal elsewhere. If you do decide to move here I would wait until the renovations were completely done save yourself the headache.

First and foremost you get what you pay for. Coackroachs everywhere. I should have made a fuss before I brought in any boxes at this apartment because as soon as I got my key and went upstairs I was greeted by a roach or two. Also I was told it's time to renew my lease and was thinking of staying there however I had some concerns so I was told if I was having doubts about the renewal write down I wasn't going to renew with contact info and Nancy who was acting manager at the time will contact me. After not hearing from Nancy for two weeks I went into the office I was told that the paper went missing. After speaking to Nancy She said she'll contact me back with those concerns. Another week and a half has gone by and no Nancy so I called the office while at work since I received another notice about renewal. Then I decided I wasn't going to renew that same day I come home I get a late rent notice on my door. I paid it all the time on time they lost my check after going through my bank and receiving confirmation I knew I would not want to be here any longer because they loose too much things. Now they're trying to charge me 1,200 dollars because they lost my original 60 day notice. I would not live here they are not organized at all!!! DO NOT DO IT

New to the complex and so far, so good. Catherine in the office has been pleasant and helpful. The neighborhood is quiet. Maintenance has addressed my needs quickly and I haven't noticed any pest as a previous poster mentioned. Now the renovations have been loud and some of the nails went through my wall but I'm told that will be fixed. The main inconvenience is no washer and dryer in my apartment and a little pricey for what you get. My wish would be a playground area and possibly a car cleaning area but who knows.

For only a slightly higher monthly rent, you would be saving yourself an infinite amount of stress, health-risks and regret by choosing to live anywhere else in this area. Do not be fooled by the decently decorated model apartment - none* of the actual rentable space in this complex has these updated features, and, in my experience, units come with serious pest problems, failing plumbing, rotting wall and window treatments and convict neighbors. You should also be warned that you will most likely be charged for "breaking" each of these deteriorating features immediately following the end of your lease. The worst part- the staff is made up of uneducated, inattentive, and generally unpleasant people who have no qualms about lying through their teeth. In fact, blatant lying their main sales tactic. Susan, one of the main agents, is extremely emotionally unstable, while Nancy, who leads the team, lacks the basic communication skills necessary to run an upstanding establishment. Save your money, your health and your time and tour anywhere else.

I moved in June of 2014 into the first apartment. Come September I had to move out because the plumbing in the building I was originally placed didn't work. My toilet either overflowed or refused to flush and the sewer company found themselves in my apartment at least 3tikes during my short stay there. I'm a small woman in my early 20s living on my own so needless to say constantly having men in my apartment wasn't something I was fond of. Nor was I fond of middle of the night trips to the clubhouse because I couldn't use my own toilet. I went from having an oven that I could only open if I opened my fridge as well to an oven I could only open a few inches. The wall leading up to my door is covered in either mold or mud and I have neighbors who leave their trash hanging outside their doors. Its lovely.

For the price and the location it is great. But you get what you pay for. The apartments are old and have not been updated at all. There is a cockroach problem and they have an exterminator coming every week. So that tells me there is a problem with roaches throughout this property. Maintenance is sub par. The office are O.K. There is somewhat a lack of communication. --------- is the only one who knows what is going on and can answer all your questions. Me and my family will not be renewing our less for a second time. There are other apartments in the area that are better. Good amount of the people who used to live at the Falls are now living at the property across the street. So that says a lot. Don't be fooled by the 5 and 4 stars it is a drawing going on that if you write a review you could win a prize. Check the reviews before August and you will see a big difference.

I have been here for almost 2 years. Nancy my agent always makes me feel welcome and not like a number. Other agents are all very helpful and cordial. Cost effective and great community to share. Location is great, very close to the Walmart, and few minutes away from Crabtree Valley mall. The airport is not a long drive either. Nice restaurants in the area make this location very desirable.

As long as Iv lived here iv never had a problem. The grounds are kept clean, the staff is always nice. The gym is always kept clean and has perfect space. And the location is perfect! People write on here about dog poop being left out how is that the staff problem? You are responsible for picking up after your dog that's why that plenty of doggy bag stations.

Like most things in life, you get what you pay for. This is true for this place. The Pros: 1. The location. 30-second drive to Glenwood, strip mall across the street, including gas stations, restaurants and library. Convenient to Crabtree area, hospital, markets. 2. Price-Great for the area, neighboring complexes can run several hundred dollars more. 3. Request for bug spraying is done weekly (see con below). 4. Maintenance quick to respond to problems they can fix (see con below). 5. Parking relatively easy to find. 6. Office staff is friendly and helpful. 7. Gym is clean and can get the job done, although I never saw the disposable germ wipes replaced once. If you want a full workout, try Rapid Fitness on Glenwood. Never went to the pool, but it looked clean. 8. For the most part, the place is quiet. Never had a late night party keeping me up. The Cons: 1. In my 10-month lease, I counted 14 live cockroaches, including a dead one when I moved in. At my new place, they spray monthly. Here, they spray weekly. I hate bugs. 2. Maintenance won't fix something that isn't technically broken. (a squeaky bathroom faucet). 3. Twice, I heard 2 guys fighting in the middle of the night. The second time, the cops came. 4. The website shows you a crystal clear beautiful complex. In reality, some sidewalks are cracked, the windows haven't been washed in years and the buildings and fences badly need a new coat of paint.

I have been living here since March. The move in transitions was smooth and the agents were professional and courteous.I haven't had an issues. The location is everything and the price is very reasonable for the area. Thankfully, I haven't had an issues with bugs or anything else. The professionals has come out to spray twice since I've moved there. I also spray on my own. I am very pleased.

I've only lived here almost six months it has been a pleasure. The staff is accommodating, anytime you need maintenance or anything else they will do whatever it takes to make sure everything is handled. Rent is reasonable and your near so many businesses and main intersections everything is convenient.

I have lived here almost 4 years and love living here. I have made a lot of wonderful friends from other residents to the staff in the office and also can't forget Bob and Larry on the maintenance staff. The response to maintenance requests is pretty prompt. The convenience of living here is that I am 10 minutes from my job and most every store I shop at is within a 10 minute drive. As with every apartment complex, there will be issues with noisy neighbors and other things, but that is apartment living.

The staff is great. Danielle is such a rock star!! She has provided complete customer service from the initial visit to the property through the move-in process and even periodic check-in. Since my stay I've only had a few minor service request all of which were promptly addressed by the maintenance staff. Who will greet you as they work to maintain the property. Overall the community is very friendly and safe. The location is superb - convenient to restaurants, shopping, and within minutes of the major highways (i.e., I-540, I-440, I-40).

I have lived in my apartment at The Falls at Duraleigh for a little over 2 years. I moved here for the convenient location, but i am staying and renewed for another year for the service I receive. If I ever have a maintenance issue someone promptly comes. When I have a question (even if its a restaurant recommendation) the office staff is always friendly and helpful. These apartments have really stepped their game up over the last year!

Also the new team they have in the office is the best always really nice and professional when I come in to see them or pay rent. I would recommend anyone to live here. I have been living at The Falls at Duraleigh since 2011; I live in two different apartments from a second floor to a first floor. I enjoy my stay in both of my apartments my neighbors are very quiet. The neighborhood and location is great we have everything close and convenient. I'm very pleased with the maintenance staff they are quick and effective by fixing any problems in my apartment. The office staff is very friendly, helpful and professional. We love the surroundings, amenities and the beautiful grounds, overall my family and I love living here. The Falls at Duraleigh is a great place to live if you are looking for an affordable place to live, in a great location.

I have lived here since March of this year and its been a great experience thus far. Maintenance is wonderful here and respond to issues within at least 48 hours. Of course an emergency, would come first. Megan in the office is wonderful and will take care of any issues that she is presented with. The office is also opened on Sunday, which is nice for people who do work the same office hours. It's close to the shopping center on Edwards Mill and is super close to Crabtree Valley Mall.
