Nice place to live been here since summer 2007 and loving it
The location is great for us we are very close to school and work. Really like having the library with in walking distance. A wide variety of eating places and stores to shop at. A very nice staff to work with and a wonderful atomopshere. The staff are very helful and understanding. When ever I need maintenance assitance they are ready to assit. We have enjoyed thus far staying here. Overall very nice place to live.

What the hell!!!!!!
I lived at this apt complex and the negitive things that were said about this place are VERY correct. What I'm reading now is either the apartment managers making these comments to get people to rent there. Or PAYING residents $$ or taking some off their rent to get them to make a positive comment. Trust me people this is NOT NOT NOT a place to live. Read all the negitive comments ...they are REAL....NOT false....what they are saying is very very true!!! They took me to court over rent when they already had my rent. The court had copies of my emails that the apt manager admited that she had my rent...but was still going to take me to court to get me to pay court cost. SHE ADMITED TO HAVING MY RENT!!! Major reason why I am not living there any more. Trust me people...this is NOT a place to live. You have any what so ever...do not give it to these people!!!!! I've seen alot...and the thing about those BIG bugs....they are sooo there...they get into your apt....they are soo dang gross!!!! Go rent some where else!!!!!!! Please save yourself and your children!!!!!!

Good for the money
I have lived at this apartment complex for 4 years and I have seen many improvements over the last few years. They built a huge clubhouse that is nice, but not sure why we really needed that. Would like to have seen more done to the apartments instead. It looks like they are replacing the roofs which is great and will make it look better around here. The staff is nice and response time to my apartment problems is pretty good. I had to have a new dishwasher and that took about a week, but they came back and put it in. They do parties sometimes, but each time I have gone not that many people were there. The rent is fantastic so I can deal with the other stuff. Not a bad place to be.

Convenient to Everything
The Falls @ Duraleigh is very convenient to everything. It's close to shopping, our church, medical facilities, and some great restaurants. The office personnel are great and very helpful. It's not a bad place at all to live.

It's not perfect, but...
I enjoy living here. Although it's not "perfect" (what complex is perfect) I like the fact that I can call the leasing agent/management about an issue and they take care of it immediately and effiecently. If I have an issue I know it will be resolved and I don't have to keep calling about the same issue. It also helps, when your a great tenant! Kudos to Tonia and the Falls Team!

Run away Quickly
This place is a Dump. Waterbugs (roaches) everywhere. No one cares, hapanic parties at all hours. This place should be condenmed, I am writing immigration, they will have a field day here. Glad to break the lease and get out of here. Cheap is what you get.

Falls of Duraleigh --- dont live here~!
i live here now and all i can say is that theirs loud -------- music all the time... NO PARKING AT ALL PAST 7pm... and the apartments aren't well maintained... the electrical outlet in the front room of my apartment has sparked when you use it since i moved in... Ive been here a month and they still have yet to fix it... a stove that doesn't work... walls cracked at the sheet rock seams... sink moves around on bathroom counter... windows are so dirty you cant see out of them... blinds are yellow and disgusting... fridge leans like is has no legs on one side... and cant have satellite TV if you're on the 3rd floor... i mean what kind of place is this? is the Raleigh housing that ----ed up that they cant even pursue the rule of making sure properties are up to code? DON'T MOVE HERE.......... DON'T RENEW LEASE UNLESS YOU WANT THIS ----!

HUGE WATERBUGS EVERYWHERE!
I Lived at the Falls for almost two years and had to break my lease just to get the hell out of that hell hole! I moved in at night and as I carried my things up the stairs was Frightened by Huge Roaches, so I thought until I found out they were waterbugs(same thing to me,I don't like either). I was ready to stop moving in that night and get my deposit back but it was my first place, So I went to the rental office the next morning and was told that someone sprays every two weeks. They must have been spraying water because the stairs would be covered with them and I had to kill about 23 in my home. I was embarassed to have people over,as they would be like what the hell are all these big bugs doing around your apartment! Also, My upstairs neighbor was a drug dealer and so there were all kinds of strange looking people going back and forth to their apartment and hanging around on the stairs. Parking was so TERRIBLE, as I had to walk up the street to my apartment every night when I got off work and there aren't any bright street lights,so by me being a single woman I would have to literally Run to my apartment. There weren't even parking spaces in the daytime as It seemed Nobody worked! The night I moved out there were people hanging around everywhere. I was so HAPPY to leave and to find a better apartment on such short notice(I won't stay in projects), as I felt like because I didn't have any credit this was the best I could do. I have a really nice place now and thankful! Yes the rent was cheap but the reasons above show why! I WOULDN'T MOVE BACK THERE IF THEY PAYED ME!

2 weeks left on lease....can't wait to leave
1. maintenance live onsite....but it still takes days to get things fixed. I called about getting my pantry door fixed in sept....its still hanging on one hinge. 2. If you live on the first floor you share your space with roaches and the other bugs. I had huge waterbugs coming out of my vents.Called office several times...they sent bug man to come out...he did nothing. 3. the appliances are from 1976. 4. This is suppose to North Raleigh....pull in this complex ur not anymore. 5.I had to call maintenance on the first day......oven didnt work....fridge didnt work.

A True Slum in Raleigh
This place is the worse apartment complex in Raleigh, most apartment renters here are illegal --------, the place is Filthy, the laudry rooms are overflowing with trash, bugs every, dog ---- everywhere, the staff is the rudest people on the face of the earth, the apartments are VERY old and made extremely Cheap. Gross, Gross, Gross, is all I can say. If you are an illegal mexican, this place will be heaven on earth, for anyone else, STAY Away, if nothing else, for your own health.

Apartments from Hell
This is the worst place I have ever lived. I have never experienced a more rude staff and noisier neighbors than I have here. If you have a noisy neighbor, you call the office, they tell you to call the police, they police says there is nothing they can do, to call the office. The office staff said that they can do nothing about a noisy neighbor unless they hear it for themselves, I asked would they come spend time in my apartment to hear what I go through on a daily basis, they said, and I quote..."Absolutely NOT". I was told that if it was so bad that I could move out. I asked about my lease and was told, "you will be responsible for the remainder of the time on the lease if you move out". You want the worst living experience? Then move in here. It's dirty, noisy, the pool is filthy, garbage overflows into the drive. They haul deserted furniture to a parking space and leave it sitting there for weeks at a time. Old appliances included. If your bathtub stops up, good luck!

I have lived here for almost 5 months now. I used to love it, not anymore! My upstairs neighbor chooses to lock their puppy out on the balcony instead of walking him in the designated pet place. For the past month and a half, I have complained to the front office that the dog cries for ~20 minutes at a time and has urinated all over my belongings that I keep outside. NOTHING has been done. It is very unsanitary.

I wouldn't live here
I lived at Falls for 1.5 years and just moved out recently. The parking is horrible especially if you get home after 10pm. I had to park several buildings away on numerous occasions. My apartment flooded several times from pipes leaking from above apartments. The first time when I called maintenance after hours they said there was nothing they could do and they would be by in the morning. Many of the office staff members were not even apologetic and no one even informed the manager of what happened. The office staff is another issue. The manager is wonderful, but it doesn't seem like the other staff communicate with her, because she never knew what was going on. The assistant manager was always very rude and inconsiderate. The other office staff were fine and maintenance staff didn't really seem to care about anything. My dishwasher broke and it took 3 months for them to replace it. I had to write a letter to their corporate office and threaten to mail it before they actually even ordered the new dishwasher. They originally told me maintenance was too busy with emergency issues, such as fixing broken heat & a/c units. It was sad that I had to even write they letter. The noise levels were crazy in my building. But even if my upstairs neighbor had their TV on, I could still hear it. Several neighbors loved to turn their music up as loud as it could go (at least that was my perception). The landscaping was not well maintained. The rent was fairly cheap, so I guess you get what you pay for...

Its ok
Ive been living here since July and I will admit, being on the 3rd floor it was very hard to keep the apt cool. Mine would stay at a humid 78 degrees even if the AC was set on 70 and would not start cooling the place down till well after the sun went down. Aside from that, I have been pretty happy here. Office staff is polite and has put my work orders in and had them fixed within 24 hours and even one of the maintanence men helped me move in after he was OFF DUTY! The rent is ok for the smaller 1 bedroom however, I wouldnt pay anyting higher than I am now. Parking is ok here! Even if you dont get a spot right outside your building, there is plenty of space on the sides of the buildings which isnt far to walk at all. I have felt very safe here and everyone I have met is very nice! Very nice pool and clubhouse! I would recommend this place to anyone.

I like it here
I've lived here since December of 2006. I have at no problems at all, the building is quiet, the parking situation in front of my building has never been a problem (though it seems crowded in other parts of the complex), and the rent is very reasonable. I'm going to be moving out because I'm moving out of the area, but if I wasn't, I wouldn't hesitate to stay. I've been very happy here.

Lease is up Feb... CANT WAIT!!
1. LIVE ON 3RD FLOOR -TOO HOT (100.00 LIGHT BILL FOR ONE PERSON TO KEEP THE APT COOL) 2. THERE ARE BIG WATERBUGS- ITS NOT PLEASENT TO HAVE TO KILL ONE EVERY SINGLE DAY 3. THE OFFICE IS NOT HELPFUL AT ALL-THEY NEED A NEW STAFF 4. THE PARKING IS REDICULOUS YOU HAVE TO BE HOME BY 4PM TO GET GOOD PARKING OTHERWISE YOU WILL BE PARKED MILES FROM YOUR BUILDING AND THIS IS NOT GOOD FOR SOMEONE WORKING 3RD SHIFT 4PM TO 1AM 5. THE STAIRS ARE NEVER CLEANED (VERY FILFTHY)

This place is horrible
I have lived here 1.5 years. It has gone downhill badly. If something breaks or tears up, they replace it with the cheapest things they can find, and within a month or 2 it tears up again. If you call to report it, they are never in the office, the answering service either hangs up on you or doesn't report your complaints to the office. The parking is terrible. They give out parking tickets randomly to cars that are parked properly, but they do not ticket cars parked on the curb or blocking other cars in or out of limited parking spaces. They will tow your car from a valid parking space and leave illegaly parked cars where they are. The office staff is rude and they do not care what your problems are. If you have a problem with noisy neighbors and call the office to report it, they tell the people you are complaining about who called and cause too many incidents. I had that happen and had to call the police to my upstairs neighbor. I do NOT recommend this place even to people I do not like. My hot water heater blew up and we had to stay somewhere else for 4 days while they ran dryers over the same carpet that had been flooded, and used MY power to do it, I had to pay the increased power bill. If you want daily problems and noisy neighbors and rude office staff, then this is the place for you.

this place is no longer fine
since I wrote the original review the Falls @ Duraleigh neighborhood has gone majorly down hill. First of all the complex is full of lowlifes and illegal immigrants . Fair housing is one thing but come on!As soon as it gets dark thug looking young males canvas the parking lot to hang out. Recently a spanish speaking leasing agent was hired . Anyway she does not seem to understand some of her english as a first language residents and looks at you like your stupid when you ask her a question. Also one of the maintenance staff was on duty on a weekend and watched as a group of partyers drank out of glass containners around the pool which is not allowed and can cause the pool to be shut down by the county. The dog poop problem seems to have been taken care of a bit , but many ignorant pet owners still let their dogs do there business and don't think they need to clean up after them after all it is a city ordinace . I wish we could shovel some of these pet owners into a poop bag and toss them Maintenance requests are taking longer and longer,as I have been waiting to get something minor fixed for days now. There is definately reverse discrimination going on here, and preference seems to be given to minorities even though they are not so much the minority anymore. Many times in the morning there are guys with loud stinky leaf blowers going around the parking lot so you cannot have your window open in the am for this reason and in the evening you have people smoking, cursing, fighting or just basically being loud and obnoxious at all hours of the night, and it is really fun to wake up to mexican cha cha music/ or loud rap music that vibrates the buildings. In the morning as many residents think it is ok to play their radios extremely louldly while hanging out in their cars! the laundry rooms are constanly dirty even though they just replaced the floors the lowlifes throw there trash and discarded laundry all over the place, and can't seem to empty the lint trays. The washers only have cold water, and many times the washers and especially the dryers are brocken.

Hot as H3LL!!
I currently live here on the third/top floor. It is extremely hot in the apartment. Though the AC is set on 65-68, the temperature in the apartment remains 85. Maintenance came in and changed the filter and insisted the AC was working properly. Needless to say my energy bill has doubled for the summer months, yet it still 85 degrees inside the apartment. We have had several 100 days in Raleigh lately and the temperature in the apt has been as high as 90. On one of those days I requested they bring in a window AC unit (more $$$ on the energy bill). They brought it in and an improvement could be noticed, thought the temp was still too high for an air conditioned home. When I came home from work, they had come in and removed the unit, with no warning! My advise is to stay away from the third floor units!!

Bad Place to Live
I have lived at the Falls at Duraleigh for 6 months. The place looks nice on the outside. I did not expect these apartments to be so crappy inside. The management is awful. The maintaince does not respond quickly unless one threatens the complex. I have plumbing problems and the complex have turned off the water for two days due to plumbing issues. I had dishwasher break down on me on several occassions. The list just gets bigger. I am not renewing my lease. I got fingerprinted to use the gym and clubhouse. How about this in 2007 you have to get re-fingerprinted? Otherwise, you cannot access the gym. I would not reccommended these apartments to my worst enemies. The parking lot usually has -------- hanging out as well as other stray cats and dogs lingering. The washer are constantly breaking down and taking peoples money.

These apts suck. You pay ur rent but they take you to small claims court any way. I paid it on Friday, the following MONDAY they filed a claim with small claims. I have the reciepts and the e-mail from the Manager admitting to having my rent. <br>You cant trust what they tell you.

High Energy Costs Terrible Parking
Living during the summer almost broke me from the high energy costs to maintain a 75 degree apartment. (Around a $110 bill in July.) I lived in a top floor apartment but the least that could've been done was installing better insulation. At the time of inspection of the apartment I was not told that this would be a major factor in the summer.<br><br>Parking is a nightmare with no assigned spaces. The leasing office did initiate a parking sticker program for vehicles but have failed to enforce it with any sort of towing. Even promising a tow truck would be making rounds nightly. Now when there is no parking residents park at the mailboxes and across where the shrubbery is planted. They did fix a notorious area for late night parkers that rendered it impossible for commuters to get out in the morning, but this was done only after a huge outcry from residents. I feel even with enforced parking there wouldn't be enough spaces to accommodate all residents which is possibly the reason they haven't resorted to this measure.<br><br>Roaches have been spotted outside my door and in the building stairway. One was also found in my apartment but none since then. <br><br>Neighbors can be very noisy and privacy invading as they stand around parking areas and stairways shouting loudly, sitting in walkways talking on phones and hitting on members of the opposite sex. These are residents simply trying to get to their respective vehicle. Beating on walls and loud music can be heard as late as 1AM on weeknights.<br><br>Washers and dryers are not in rooms but in the middle of each building costing anywhere from $1.25 to $1.50 per cycle. Calling for maintenance on the machines came with ridiculous turn around times rendering all washing of clothes suspended unless you went to the building adjacent.<br><br>The staff is friendly and approachable but are unable to be relied on for issues outside of 9 to 5. It's almost as if any rules the leasing office enforces are lifted when they close for the night.

Everyone has their own experiences with their living arrangements. On December 5th my apartment was robbed after I moved into an apartment complex in Durham. I didn't even unpack. The complex tried to compensate and move me into another apartment, but it was infested. I didn't get the opportunity to unpack then either. My parents sold their old house and moved here, to the Falls. My mother told me to move here. She explained to the office personnel my situation. The manager, at that time, moved out of her apartment and gave it to me!! I have been at the Falls for 2 years and am going to stay here. The office personnel are great, outstanding!!! The maintenance personnel…all you have to do is call. The Falls at Duraleigh is not the hood or ------. As for infestations, the Falls is clean. The first and last time I called because there was a bug in my house, I called the rental office and the Orkin man was at my house that day! It’s your neighbors and how you maintain your own home that will determine if you have an infestation. The neighbors are friendly and its quiet. The apartments at the Falls at Duraleigh are reasonably priced quality apartments (this is the only complex that I have seen like that) and as a student, price is everything. Moreover, if you are looking for an affordable apartment, trying to live in peace, and not worry about crime move here.
