not so bad
I dont think the FOD are all that bad. They are for sure nothing special inside or out, but heres what Ive found: <br>They accept almost any pets, I have a big dog and they dont have a problem with that. <br>There seems to be a bug problem, I thought maybe it was just my building, but somebody else mentioned it too. <br>Most of my neighbors are quiet and keep to themselves so the only real noise I hear is people revving their engines at 11pm which could happen anywhere. <br>As for safety, it could be better, there are car break ins but its not so bad that I wont leave the house at night. <br>The Office and Maint. staff seem to be on the ball though. very helpful.

NEGATIVES: <br>I lived there once for about 6 months with my girlfriend and the place is a mess. She lived facing the pool and we never had good sleep during the summer because of the parties. <br> <br>There was an infestation problem and we lived on the 3rd floor in a studio...kinda hard to get such a small place(337sqft) nasty, so i´m not sure what caused that problem. <br> <br>Hmmm that reminds me, it could have been from that family that Cured their own Fish...IN THEIR APARMENT. OMG..that was the worst smell. You could smell it outside their door and out in the parking lot if you stood downwind from their balcany. <br> <br>That isn´t something you can hold the aparment complex responsible for though, so I don´t think it should be considered when deciding to move to the Falls or not. <br> <br>I do vaguely remember a problem with car breakins...which is Odd, because I also lived right across the street in another complex and I can only remember 1 breakin over there in 2 years <br> <br>POSITIVES: <br>1. Never had a problem with the Management <br>2. Cheap, they have one bedrooms(475sqft) for as little as $395. Of course this is always based on time of entry and demand. <br> <br>CONSIDERATIONS: <br>1. No Washer/Dryer in Unit. Means you have to go outside to the card reading, money snatching washing machines, that aren´t cheap. <br> <br>2. Don´t live anywhere close to the pool. You will have nightmares about the parties. <br>(SideNote: This place used to be called "The Players Club") <br> <br>3. Consider walking up 3 flights of stairs if you chose the vaulted ceilings on the 3rd floor layout.(matter of fact, consider that move in / move out...ugg my back) <br> <br>The only reason I would consider living there again is because I just don´t see any place being as cheap as they are. And for a poor SOB, that´s a GREAT thing. <br> <br>For that price I could put up with a WHOLE LOT. <br>

Worth what you pay for....
I have been living here for about a year now. I like it here, it´s close to a lot of things, my neighbors are pretty friendly, and the staff here does a good job with what they have to work with. <br>The community is older, and there are no washer and dryer connections, but recently there has been a lot of changes here in what seems to be an effort to improve the community. <br>When I first moved in, I did have older applicances (of which some of my neighbors still do--but they work), but when time ran out for the ones in my apartment, the maintenace staff was helpful in getting them replaced. <br>The biggest perk for me is the price. I work two jobs that are pretty low income (can´t seem to get into that right place in the job market yet), and I have car payments on top of rent, utilities, groceries, etc..., but the rate being lower than many other places is very helpful to me. <br>It´s not a bad place to live, despite what others may have said. I feel safe here, it´s home.

NOT SUCH A DEAL
I have lived here for almost 6 months now and I am very disappointed. The actual apartments are decent but the community and people suck. The second month we were here my car was broken into and everything stolen from it. The people in the office didnt seem to worried by the break-in. I even spoke with another tennant who said that breakins happen all the time here. the tennants are loud, laundry rooms rarely ever work (there are no utility hookups in apartments), and office people cant refund your money from the laundry machines b/c they go through a company that credits your laundry card which takes a month or more to actually give you a refund. I dont feel very safe leaving my apartment after dark due to the lack of security.

This is in a great location
The Falls at Duraleigh is a great place to live. It is very convenient to all the shopping malls, grocery stores and very accessible to interstates and major highways. <br>I am a grad student at State and moved here from Florida. I found this to be the perfect place to live because I was just starting out and had very little furniture to bring with me. I found that their one bedroom apartment was just the right size for what I needed. There are no washer-dryer hookups, but I found it convenient because there are laundry rooms in every building that you can use. I have lived in a place that only has one laundry room at the clubhouse, and that wasn´t always good for me. <br>The service here from both the maitenence and the office staff is great. They are all friendly, helpful, and concerned about my satsifaction living here. If I have ANY problems, I know that all I have to do is call and that things will be taken care of. <br>And eventhough there has been a change in some of the office staff, I find everyone there, both new and old, to be helpful and extremely nice. <br>I´ll admit that at first I was skeptical about the fact that there were no security gates or courtesy officers, but as a single female I find myself feeling safe here. It´s a well populated area and my neighbors and I all look out for one another. <br>Another great thing about the Falls at Duraleigh is that they are not outrageously priced, which is huge for me being I am still in school and have to settle for a not-so-full time job for most of the time.

Do NOT Move Here!!!!!!!
Oh, where to begin comments on The Falls at Duraleigh. I moved here back in Feb. of 2002, and it has gone downhill drastically since I´ve been here. I moved here from Ohio, and needed a place that was going to be affordable BUT safe at the time. The apartments overall are okay and actually have somewhat of a nice layout, however they are VERY small. Once you step out of the apartment it is a whole different world. When I was taken on the "sales tour" of course I was shown the model which was very nice. They have no W/D hookups in the apartment so you are left with the laundry rooms, which are very poorly kept up and dark. Safety is a huge issue here at the Falls. Since I moved in the rent dropped quite a bit which in turn brought in another type of tenant. I personally have called the police while living here to report vandalism to cars which is a weekly occurance. <br>The noise is absolutely unbearable...it seems as if everyone sleeps during the day and is in the parking lots at night. I myself never leave my apartment anymore at night unless someone is with me. That is how unsafe I feel here. <br>On another note about the facilities and maint. I came home after dark to an apartment in June 95 degrees outside and my apartment was at 90 degrees. My air conditioner was not working and it was going to be misserable to sleep. So I called for our supposedly 24 hr. maintenance. I was told that no one could come out and fix this problem because an clogged sink is considered an emergency not that your air isn´t working. A maintenance man did call me to inform me that it was too dangerous for them to make calls at night. Now that should be a hint that this community is not safe. <br>As far as the fitness room goes....don´t bother. Most of the machines have recently been removed and the ones remaining don´t work. Also, you will get ran out of the fitness room by people that want to sit on the machines and watch cable television. Alright, well I hope this has helped some poor sole who is considering moving to The Falls at Duraleigh. I would strongly suggest you don´t especially if you are a female living by yourself. I was new to the area and didn´t know any better....luckly I only have a 6 month lease and will be gone here shortly. Good Luck!
