This place... How should I say it nicely??? BLOWS!!! First off the staff (-----) ESP barely --------------.... Rude as I don't know what...& lied to me into renewing my lease then changed my rent without my knowledge or consent, she is a -----!! They give you the "I don't know answer" more than anything, and they are FAKE!!! Secondly the apt above mine water heater burst flooded my apt.... What did they do NOTHING!!! Bug central...t ------------------------ that are dirty and take up all the parking!! This is RPD second home, someone got shot in the apt next to mine over drugs... Ppl stomping on the stairs all night... Kids running around all hours of the night!!! HORRIBLE... Horrible.. Horrible.. If I could move... I would.... I hate this dump... PLEASE don't move here!!!! trash everywhere .. No parking ... Laundry facilities are majority of the time broke.... Or disgusting... Or both!!! Staff is lazy... I could go on forever!! Just DON'T move here!!

The Dive at Duraleigh; English is the second language, garbage all over-residents are too lazy to put their trash in the dumpsters, limited parking, cigarette smoke infested apartments, pool is closed half the time, laundry rooms are a mess(half the machines don't operate), water bugs all over apartment, always losing water service, fitness center has no air conditioning(management doesn't want to spend money to get the system fixed), creeps walking around all hours of the night, police are always driving through(they should build a station within the community), office staff is fake(bad turnover rate), fitness center is target of thieves(dumbbells, signage, exercise accessories missing) and vandalism(broken glass window, laundry card machine torn off wall)-all this with their camera/security system!!!, broken glass beer bottles all over, low or no income needed to live here as the same deadbeats are always lingering around all day, loud ------- music all hours, broken car windows, woman held against her will in apartment, gunshot from drug dealing apartment, resident with a dozen cats, most certainly illegal immigrants residing in community. It's the ------ of Raleigh, of the state of North Carolina.

I resided at this place for over 2 years and highly disappoined of everything the staff very rude and non caring, Its a wounder that i stayed so long..... The washers and dryers are gross and they never work half of the time not ever the money slots, in which one year someone had stolen all of the cash out of them..... So I highly do not recommend this place specially bc when they want the deposit for this place they want it right away but when you move out and want your refund it takes over 3 months for you to get it or even more......

This will be my third and final year at this hole. They need to change the name from Falls of Duraleigh to the Epic Fails of Duraleigh. The community has gone right in the toilet since they started taking in section 8 people. Nobody cares about anything. I don't think this place has been cleaned since the 80's. Trash thrown everywhere and many other cases of people not caring about their community(breaking the washing machine, etc). The pool is closed all the time because nobody on the staff can maintain the chemical balances of the pool. The only thing going for this place is that its cheap, but you get what you pay for. Stay far away from this dump if you have the means to live somewhere else. There are plenty of other communities around this area that are much better. I have been a resident here at The Falls for about 2 years. Since I am a college student I was looking for a nice place to live with an affordable price and The Falls has just that. At first I wasn't going to renew but then there was a a change in management and I decided to renew. The customer service level has increased drastically and I often stop by the office just to stay hi to the ladies. A lot of the reviews here talk about noise but what they don't get is that's going to happen when you live in apartments. Maintenance is pretty good and the guys are nice when you see them out and about on the property.

A nice place to live. Since PRG Management took over the property there have been many changes for the betterment of the community. I have lived here for five years and counting and haven't had any issues with the (old or new) staff.

Never Again
I Lived at the Falls of Duraleigh for one year. It was terrible. we had roaches from the initial move in, and after requesting the office to treat the home it never happened. The kids downstairs at one point were lighting fireworks INSIDE their apartment. Another neighbor had a chicken in the bushes for a short while. I am NOT making this up. "SWAT team" of police were roaming around in the parking lot on one occasion, not to mention I watched a whole different squad of cops bust in with a k-9 unit at the apartments across the street on Duraleigh. One night the pipes to our sink burst and had leaked all into the apartment below us, forcing maintenance to come in during early morning hours. That fiasco lasted for a few hours into the morning. While residing there, the management changed from being friendly and helpful to plain rude and unwilling to work with you. My friend moved into these as well and is having a worse experience than mine. I would not suggest Falls at Duraleigh as a place of residence to anyone who wishes to live in a quiet, stress-free environment.

Pretty cosy, great deal
After a year spent living with a terrible roommate, I decided I needed my own space this go-around. Not having a roommate means the budget is a little tighter, but the Falls has been pretty darn perfect for that. It's clean and cosy, and while my unit may not be the biggest one-bedroom I've ever been in, for the price, it absolutely cannot be beat. The only maintenance request I've had to place, simply for the garbage disposal being cranky, was taken care of within 24-hours. The walls are basically sound-proof, as far as I can tell; I hear less noise through them than I did through the cinderblock walls of my college dorm. I do wish there were washer/dryer hookups in the units, but there are community washers and dryers downstairs. The clubhouse is gorgeous! It looks like a Pier 1 add and has all sorts of cool features. All in all, great place to live if you're not looking to shell out an arm and a leg for a one-bedroom!

This property is one of the most wonderful place to live. It is very clean, the apartments are very spacious. And everyone who works in the office are very friendly helpful, and informational. They are very dependable. I would never want to live anywhere else but here. This is not just people living on a property it is friendships for a life time.

Five Stars
Bearing in mind that all things are relative, to be the first residence of a college kid, The Falls at Duraleigh gets five stars! It's clean, quiet, and I totally lucked out to get the top floor with a treetop view. It suites my needs just right! And though I've only been here a week , I LOVE my apartment here. :) (And I'll adjust my short-lived review if anything should change, but I have good faith this place will keep its status of excellence to me!)

Old & Falling Down
Living at The Falls was one of the biggest regrets that I have. I made the decision to live there in order to save money on rent. Yet it turns out that it wasn't worth it. There are much nicer properties at lower prices. Below is a list of why I wouldn't recommend The Falls to anyone: -very old and dilapidated property -multiple problems with water -water was shut-off for multiple days on 2 occasions due to them not maintaining the utilities -old and broken appliances -half size oven & dishwasher which are useless IF they work -pest problems -windows don't seal -water leaks at all faucets -maintenance takes many days to respond -police called almost daily to the property -drug arrests on property (can be found on News & Observers website) -shootings on property (can be found on News & Observers website) -loud & noisy -rude and unhelpful staff I tried to find the property manager to report some of these problems, yet she was never on-site. The other managers were rude and unwilling to help. I strongly recommend that others look elsewhere. David

STOP POSTING FAKE REVIEWS
As a former tenant who had a terrible experience with the complex, it is absolutely DISGUSTING that daily false reviews are being posted by, what I can assume to be, office personnel. Instead of trolling this website misleading prospective tenants, you should doing your jobs. All anyone need do is scroll down below this FALSE good reviews to see the truth behind this complex and everyone in this office. I will reiterate this is an awful place to live.

The roaches are horrible!!!!!!!
I have recently moved in to these apartments and i have never seen so many roaches in my life. While i am cooking i open the cabinet and there they are just falling out. I wake up in the middle of the night and there are roaches all in my kitchen. This is ridiculous. The office staff sound nice on the phone, but trust me they could give a damn. I would not recommend this place to a lost dog. I am certainly looking for somewhere else to move, I dont care about breaking my lease. Do not move here. Save yourself the hassel!!!

Great Experience!
I have been at Falls of Duraleigh for a few months. This complex is great. Quiet, well kept, the apartment is supremely well lit and filled with ambiance. I had one maintenance issue involving water which was resolved exceeding my expectations! The staff quickly learned me by name. So much better than many other complexes I have lived in my life time.

This is an honest review from a resident of 2 years until last month. This is only a good place for you if you are okay with roaches and REALLY want to live in this area but can't find anything else. In the 2 years I was there I always saw roaches. In fact, two weeks before I moved out, they sent someone to "exterminate" all the apartments but the most that was done was that they left a small trap behind my microwave. The bugs continued to show up everyday. In the winter the bugs are not nearly as bad, so if you move in during the cold months and don't see anything then don't jump for joy because you WILL see roaches. I was on the third floor and I couldn't escape them. If it wasn't for the bugs then I would have enjoyed my stay much more. Overall for my first apartment it was okay. GREAT location surrounded by nice neighborhoods to walk and plenty of places to eat and shop. But besides the great location it is overpriced for what you get. Please follow the advice of these comments because they aren't skipping a beat. I wouldn't suggest moving here unless you absolutely have to.

Sleeping with roaches
I have been here for 6 months and cant wait to get OUT! I have woken up with roaches on me and or in my hair.I wouldnt even want to think of a baby with roaches crawling on them and probably eatting it.The showers are always cold.I have been to the office every week to complain all they say is "oh no im so sorry".They do not fix the buildings on the out side.I have mold in my windows that they tell me to clean.The exterminator never comes.Office dose nothing.The roaches are from other apartments and the office know that and still do nothing.Do not wast your money!

I have never seen so many damn ROACHES in my life!!!!!
Please please please!!!! If you are considering moving here do not waist your money, time or energy....This has been the worst experience of ever moving into an apartment complex. I moved in on Saturday and moved out on Monday. What ran me away were roaches. The very first day that I was moving my stuff into the apartment that s when I noticed that there were a few crawling around. I sprayed that day and the next day that I came back to move the rest of my things in, the floors in every room of the apartment was covered with giant ROACHES! it was soooo damn disgusting I had to move my things out that day. I had refused to live there after that bc I new that the problem was not going to go away and that I was not going to waist my time trying to resolve the problem. When I complained the apartment manager she assured me that they would fix the problem but I didn t even give them the chance. After reading the rest of the reviews on here I am so happy that I decided to leave when I did.

Bad news bears!!
After living at The Falls for only a mere 4 months, I must say this is the worst experience I have ever had. And I have lived in the projects in Greenville, NC. This tops them all! Don't get me wrong, it looks cute from the outside with the colorful buildings and "flowing, lush" waterfalls, but do not be fooled! My apartment was INFESTED with 5 different breeds of cockroaches (I counted), and I had to be reimbursed for my first week it was so bad. The parking lot is full if you get in past 10 p.m. and most of the time I have to park next to the dumpster. With all the thugs walking around, a single white girl does not feel safe at all. The people that live here are nice and quiet, but being on the corner of 2 busy streets, I will nightly hear motorcycles and ambulances scream by. My apartment is TINY beyond comfort and I regret paying even the amount I do-it is such a rip-off. The clubhouse and pool opens late and close early-at 9 p.m. And they WILL kick you out AT 9 PM. The power has been shut off on 3 different occasions this month alone to fix a leak...how many plumbers does it take?! I can't even do my laundry because either the water is shut off or the clubhouse is closed and I can't get to the laundry card machine. Not to mention the MANY PILES of dog crap I have had to dodge because the staff does not push cleaning up after your pet. The staff *sigh* is the worst part. The guy who first walked me around had an attitude and was sloppily dressed, very apathetic and to this day has the same attitude. I have caught the staff on several occasions "lounging" in the office and putting customers on hold or putting them off when they are CLEARLY available. It is pitiful. The only reason I'm living here is because this is all I can afford but I will gladly take on a second job and pinch some pennies to get out of this place!! Cannot WAIT for my lease to be over. Please do not live here, you will regret it!

The crappiest apartments in Raleigh...
I used to live at the Falls of Duraleigh, but have since moved (Thank god!). People, I know it's cheap, but please, get a better job because you do NOT want to live here. Here's why: -Some of the laziest carpentry work I've ever seen. Gaps in counters, EVERYWHERE, so much so that any critter can just have a little oasis right up in there. Improperly installed linoleum (how can you mess that up?), rotted wood on the stairs, windows aren't properly insulated and installed so you can hear a pin drop outside, doors either aren't sealed or have old seals so that they don't seal all the way, thus letting in anything that can fit through that crack, that thick off-white paint that hides all flaws on the walls... -AC/Heating units are old as dirt. Sputter and short circuit when trying to automatically shut off. Thermometers are broken. Duct system has probably NEVER been flushed----> that musty smell in your apartment that you can't get rid of -SPIDERS AND ROACHES AND OTHERS, OH MY! The stairwells and outside of people's doors are utterly INFESTED with spiders and spiderwebs. -At 8am on the dot, the landscaping crew mows the dead grass every Thursday. No matter if there isn't any grass to cut or it just rained, they will mow the same area for 4 hours straight. Sorry if you wanted to sleep in, they gots some mowin' to do! -If you have something that needs to be fixed, whether you ask them to or not, the maintenance crew will come into your apartment when you're not there. That shouldn't happen as people steal. -A large, unsettling amount of -------- people. To the point of where the newsletters were in English and Spanish. Most are probably illegal to be honest, because if you're American, you can speak English. So look for lots of ill-behaved children running in the streets, loud parties and music, and people forever just hanging around. -Parking sucks. There's no such thing as "Vistor Parking", it's more like who can get there first. Despite what the signs say, they don't tow illegaly parked cars after 48 hours. I saw one truck sit in the same place for 6 months straight. -Front desk people are very phony and fake. They'll lie to your face and blow you off in a second. -Price of apartments vary with whom you talk to Which brings me to the fact that management is most likely going to comment about how they care about what was said in this post, blah blah blah. Don't bother, you're not going to fix anything and I would rather you just save your breath.

Moved into the complex due to budget. Cheapest in great area. No washer/dryer hookups suck but gives you the chance to have no water bill. Parking infront of the building sucks past 6pm - not enough spots and people don't know how to park in ONE spot. This is the last month of my 10 month lease and i have had my car dinged BADLY by two different people. Management is decent but needs to evict more people. One of my neighbors has parties every single night and throws beer bottles and cans over porch which is in the walk way to my apartment. Emergency maintenance is great and comes over within the hour. The apartments maintenance crew is horrible and takes atleast two days to come fix the issue. Although when it snowed, i busted my bum in the parking lot and they saw me and helped me get up and in my car. Staff is super friendly and nice but sometimes i feel like they are a little fake. Most of them can speak English and Spanish so good for those who can't speak English. They have a fingerprint system to get into the clubhouse after hours and have told me they were fixing it since i moved in. It is still not fixed. So you do NOT get 24 hour access to clubhouse. You wouldn't want it anyways. Be sure to go straight from your car to your apartment when its dark. I fear my safety without having my dog with me at all times. Not the worst apartments ever, but definitely ready to move out.
