As a long time resident of The Falls, I love the community, neighborhood, the majority of the staff and my neighbors but I would never recommend it to potential new tenants as there are no amenities or features here worth what the new lease prices are. $1,600+ for a 626 square feet apartment - in RALEIGH, of all places, is not feasible. (I paid $1,200 for a similarly sized 1 bedroom in California where the quality of life justified the high price.) You’re going to have multiple occupying units that aren’t leaseholders just to mitigate the expense. That creates an unsafe environment for all tenants.

The rent did increase and the pool is still closed, there seems to be nothing wrong with the pool and all the other apartment property's pools are open. It is very discouraging to have your rent increased by a good percentage

You get what you pay for. I moved into The Falls because I thought I was getting a bargain on my money. The property looked nice, the interior was newly remodeled and the pool and leasing office was gorgeous. These are all good things, however, the property has a horrendous roach problem that seems to be immune to the pesticide that they use. The exterior of the apartments are frequently dirty and it is clear that nobody cares to clean it, since there has been untouched spiderwebs from the bottom floor to the top of the complex since I've moved here last year. The residents are loud and noisy, and I can frequently smell weed coming from the other tenants, which The Falls seems to ignore. Maintenance also came into my home on a random Wednesday. I was not aware that my specific apartment would have required maintenance for the community, because it was not stated on my lease. I asked for clarification about this maintenance in an email, which was of course ignored. In short: Pros: Close to crabtree, cheap rent price, Google Fiber Internet option, pretty pool and lounge area. Cons: Weed smell, loud neighbors, nonexistent upkeep of apartment exterior, many roaches, little notice in coming into your home for required maintenance (and ignores emails when pressed for questions), golf cart taking "good" parking spots for months without movement.

I enjoy the location, the look of the community and layout. It's a great spot to go for a walk and is quiet during most times of the day. The appliances are stainless steel and there's a decent amount of storage as well. Pet friendly units are a plus.

I feel safe living here and it's a great location with shopping nearby. I want to give a huge shout-out to Mariah, Chase and the entire maintenance staff. I had a few small issues pop up and the staff always goes above and beyond to resolve any problems quickly and efficiently.

Very good. Professional staff and I like the neighborhood. The grounds are maintained and I like the amenities particularly the on-site gym. I would definitely recommend this complex to anyone who was looking for a new apartment.

Horrible experience. Roach infested. Horrible staff. Never can get through. They just want your money. They charge you an outrageous amount of money for a tiny bit of space and then when you complain about something that’s an issue they’ve caused they tell you that you have to pay them to be let out your lease or to be put in a different apartment that’s not infested, or just to send pest control in which yu pay for because it’s billed to you every month out and bomb your place

Being a resident of The Falls for about 5 years, it has been a very peaceful and friendly area. The staff are very friendly and work hard for the tenants and are never to busy to concern for an issue big or small. I also love the diversity of people living at The Falls as everyone seems to be very neighborly.

Quiet, conveniently located, helpful staff. Comparatively affordable. The toilet is small in my studio but otherwise it is a good apartment and I am satisfied. The gym facility is also has a faulty key entrance which does not allow me to enter from the back door after hours.

Great place to live! All of the staff are friendly and willing to work through any issues you may have. Apartments are smaller than most but they are great for singles. All of my neighbors are friendly, the grounds are well kept, not much noise, and the walk to the leasing office is so cute. I feel very safe living here.

I really enjoy living here but there definitely is a problem with people smoking weed and the apartments smelling of it every night. People can smoke inside and its fine but they choose to smoke outside and the buildings smell. There are also constantly roaches.

Its an excellent place to live! All the staff is great! I would definitely refer the Falls to family and friends. It has been a pleasure living in the community! The maintenance staff is excellent. When you submit a ticket they come within 2-24 hrs. The office staff is very understanding and works with your situations. Mirah Cole has really helped me out a lot in my situations and have worked with me! Thanks again!

I told management that I wanted to opt out if renewing my lease! Little did I know, so they said this forfeited my right to continue to stay here so it was open fir someone else to apply! I never gave a notice by mouth! Only said I wish to not renew but was under assumption that I would therefore begin month to month! So, I was told a week before my lease was up that me and my son had to vacate because my apartment had been rented already. Need I remind you that we have nowhere to go but all management can say is they’re sorry!!! What kind of property dues this and what about our leasing rights as well! Had I been explained that if I did not renew my lease , my place would be rented; then wouldn’t that had made a major role on my decision to renew my lease!!! The Falls can kiss my black ---!!! It’s getting ratchet and ------ out here anyway. All I do is smell weed in my apartment all day and night in 4580-301!!!! Period!!! Y’all property management team sucks !!!!

The Falls is a great community to live. If you love to walk for exercise the surrounding area is gorgeous. It's close to alot of shopping areas and grocery stores. I have alot of doctor's appointments and their offices are only 5 minutes away also Rex hospital is right up the road. The staff and maintenance are quick to handle any situations. All the amenities you need are at the Falls. I love it here!!

My experience at the Falls has been good. The office team is pretty friendly and normally reach back out pretty quick. Parking isn't great but the grounds are always clean and trash free. The price I pay is a great value compared to other apartments in the area.

Very good location for me close to my work and on the border of durham and Raleigh close to unc and marshals which is a plus Definitely enjoy it here wish I could use the pool more but that's a covid thing
