Avoid at all costs. Extremely unethical practices. I lived at Vintage Park for 1.5 years and would consider myself a good tenant. However, after closing-out, instead of a refund of my security deposit, I received the most suprising, unwarranted bill for a carpet replacement of the unit. My family and I left that unit in immaculate condition. In fact, during the "close-out" walk-thru, I commented to Genevieve that the carpet was getting worn from regular wear and tear. She acknowledged and commented that a decision to replace would be made later--no further comment... A week later I get a bill for $700 for carpet replacement because apperantly I had stained the carpet around the edges. Bleach in the living room and/or dining room. You have got to be kidding me--we don't even use bleach!!! The thruth is they needed to replace old carpet and used a stupid clause in the lease to spare themselves some expense. The bad part is they did the same thing to the tenant who was in my unit prior to my arrival. They made her pay for a cooktop. Great location; better apartment options around. Stay away from Vintage Park Apartments.

      We had many problem since we move at the Vintage Park she failure to fix the air condition for safety/health of our children and she refuse our payment of rent. Tiny the manager her behavior erratic annoying and unprofessional once your lease is active. She is rude exclusive ------ fabulous /rude her assistance will use a strong tone to scare you. A beautiful apartment into a disaster tenant affairs. I was totally shock how she tried treat the tenants like dirt and the high rent include the catch phase if your 1 day late it goes back to market rate. It could a be anice place if the replace the assistance manager/ the property manager. However her old truck maybe she should tried buying a new maybe she would feel better.lol I couldn't even move in good without harassment the manager knocks on my door and took photos of my animal and yell and scream because I ask for a 30.00 refund. Also she was falsify information--for complaints and she gave us a dirty stove with electric wires handout for month that was hazard to my kids. However, the manager /agent failure to explain the fire place to climb inside to open the hatchet we nearly got smoke out. I have small children this was incredibly disturbing. All wire was out she told us to use the oven an even ask me personal question not related to the property. I wouldn't recommend this place they try suffocate human and children unless and new management or better property manager that abuse her privileges and her partner in crime that refuse to give the right gate code. I ask hundred time I finally got it through the great vine but not the staff. Watch out for the impoliteness by so call manager and her on call supervisor with no phone number she can be distasteful too. There are two great employee in there a gentlemen and Jennifer are totally sweet and professional. I want to warn everyone don't be fool by the looks of the property they need a new team and the manager nasty ways should be monitor she should hired someone to check on how the staff is treating the tenants. Whatever happen to I care about my tenants health/safety and willing to work with you at times. I'm so disappointed this has occurred and watch for the smoker at the pool with long piper out of a bottle for god sake we have kids , they should keep that behind close doors. Watch your neighbor will complaint every 30 second they try own home instead failure to realize they live in apartment home.

        Beware!!! These apartments are built unsatisfactorily! The floors and walls are super thin you will hear every bit of noise from your neighbors. And you may get no help at all from management. Very poor apartment living.....would not recommend to anyone. Also had very bad mold problem in our windows and we have not yet received any treatment for it by management. Management came over took pictures and was supposed to set up an appt with contractors to come out and replace sills and treat the mold. It's been at least 4 months and still nothing.

        In brief, there are several other apartment complexes in the Vintage area that are of similar quality and price, and which - for one - I know at least have a manned guard station at entrance. I would suggest you consider living at one of the other options. PROS: Location Quiet Attractive Units & Grounds Skilled maintenance worker (tho scheduling is a pain) CONS: Number of parking spaces is inadequate Guardhouse at front/main car entrance unstaffed On-foot gate at rear of property has been broken for at least a month - anyone could enter Staff is rude - they act as if inconvenienced to assist with maintenance or retrieve packages, ie treat residents like staff, not customers. Many of the facilities are open only during office hours and/or closed very early, limiting value to residents: e.g. club house, grill area, pool/hot tub Other residents smoke in the stairwells, which is a health/smell issue, and the piles of cigarette butts are gross - neither resident nor maintenance cleans them up

            I have been a resident here at Vintage Park since January of 2010. The entire time I have been living here it has been a great place to call home. My maintence requests have always been completed in a timely manner, the office staff has always been helpful and the grounds have always been kept extremely clean.

              The new management is really bad. I have been here for the past 8 months. The lease renewal policy is really bad. It hikes your rent by almost 200$ which is ridiculous. Moreover the maintenance is poor. It tasks atleast 2 weeks for the maintenance staff to come in. The new management is really rude. Please stay away from here if you are looking for some long term housing.

                *****SOME OF THE BAD RATINGS ON HERE MAKE NO SENSE***** This is a very nice apartment complex in a great location with beatiful amenities!! For the people who have complained about the water bill going up, comman sense tells you that the more you use, the more it costs. I understand your right to complain, but give me a break. This is a very reasonable place to live. The one bedroom,office with the cedar lined closet is a great layout, and I highly recommend it! Thank You Vintage Park Apartments!!

                  I am living in this apartment since 2011(before grey stone management came in). Initially it was a good place to live. However recently with this new management coming, this apartment is no longer a good place to live. Out of many issues which are covered in other reviews already, I would like to focus on increasing water bills. Initially the water bill was flat $25 per apartment which was later ramped to approx $ 50-55 for a family of 4. This was still tolerable. However in recent months the water bill is ramped to $70 which is ridiculously high. Water bill increase from $25 to $70 is unexplainable. So even if you are vacation for a month, you will still have to pay this ridiculous amount. Why not have separate water meter for every apartment? Why other neighboring apartment residents are not getting higher water bills? Why only Vintage park? Furthermore, the swimming pool was closed most of the time for work in this summer. The management keeps the frontside of the apartment clean & making it attractive for new residents (it's a trap), but the rear side of the apartments is not kept clean. You will find dog poops everywhere. You will find unleashed pets chasing kids. The management is not responsive. I wouldn't recommend this apartment.

                    Although these apartment may look good or luxurious from outside but they are built from Cheap and wek Material. - If you are staying in 1st or 2nd floor, its will be horrible, as you can easily hear the sound of persons walking on top of your floor. No matter how they walk you still gonna hear the sound and thatz very annoying. - Parking is a big big issue, if you are coming home anyday after 8 pm, they you need to park very very far away. - The Staff is rude, The manager seems to be helpful but the rest of the staff has a lot of arrogance. Rent is very very high.. Stay away from this apartment.

                      I lived at the Vintage Park Apartments from July 2011-February 2013. I chose a bottom floor apartment. The first four months, no problems. Beginning the fifth month people moved in upstairs, for the next six months I battled with management about the noise issue from 1100-500 a.m. In July 2012 new management took over. They added 8 new parking spaces. From September-February parking was a nightmare. I work nights and so with no assigned parking I was never allowed to park in front of my building, so single women beware, sometimes the gate was left opened days on end.The next big change was no more packages left with main office, they said due to 'bombs' really? All packages and parcels are screened prior to shipping. So needed to have my packages sent to son's during the holiday season. NOT convienent. If I cooked anything over 375* my smoke detectors went off. Right before I moved I used the self-clean , alarms went off; I was told that no you needed to clean the oven manually. Then why have self-clean ? I was then charged for a dirty oven upon moving out. All in all its apartment life, but renter beware of parking, security and lots of extra charges. One positive, the city put in a walking path behind the building, but I had to get the code from a long time tennent, when I asked for it by the staff, was told they 'didn't know it'. Again REALLY!

                        I have lived here for 4 months and I have not been happy. First of all the water pressure sucks! Can't even take a shower most of the time and can't wash dishes, flush the toilet, and do laundry. Second thing is the parking is so bad if you don't make it home by 7:00PM you have to park on the other side of the complex and have to walk to your apartment that is about a block to a block and a half long. If you make it home in time to get a good parking spot you don't want to leave because you know you will lose it. Third thing the walls are so thin you can hear your neighbors conversations. The forth thing the office staff overall is really nice, but when addressing these problems that we are typing right now we feel like they are not taking them seriously and are not willing to fix the problems. WOULD NOT RECOMMED MY WORSE ENEMY TO LIVE IN THESE APARTMENTS!!!!! (VINTAGE PARK)

                          I've never lived at a place that makes you buy your own light bulbs for their ceiling fixtures. I also have never lived in a place that doesn't accept packages for you. The office staff acts like its a big deal to help you when you have a request. Parking is still an issue even though they expanded. No way to tell who lives here and who doesn't. Wish I had never renewed my lease.

                            Very disappointed in the management at Vintage Park! Went in with my elderly mom to find her an apartment close by to our home in Cypress. Was quoted a " special rate " for the 2 bedroom F apartment and when we called the next day the rate was suddenly unavailable but they had a great E apartment that we should see at $1400. This was way more then what my mom wanted to spend but she felt comfortable and secure and liked the layout. We signed an agreement and application and security deposit and waited for the approval. Mom has perfect credit so we weren't concerned about that but they seemed to drag the approval process with us calling daily to find out the status. Today Jessica called to inform us that everything was fine, to come in and sign the lease but "oh, the rent will be an additional $25 a month for the upgraded hardwood floors"! What?! We have written paperwork with the quoted price and $$ down. I called to ask for the manager Tia and was told by her that they would not be able to rent the apartment for the agreed price. Bait and switch. I'm quite sure this is illegal and will be bringing up the entire issue with our attorney. I'm so disappointed, angry and disgusted with the whole management company. After reading the reviews and doing research shame on us for going to see the apartment to begin with. Their rating is 43 percent for a reason. We are well educated people who were treated incredibly poorly. I recognize the demographic of young professionals they are looking for. I certainly hope they weren't discriminating due to my moms age. They would have been lucky to have her as a tenant. Very bad taste in my mouth. Shame on you Vintage Park apartments.

                              Very nice, upscale apartments for decent price, however, it's not worth living here for the absolute awful management that comes with it. I found out I was being transferred from Houston to Atlanta mid October. The lease requires you to give at least a 60 day notice to move out, so I walked to the office and personally gave a written notice at the end of October (my lease ending December 31st). A few weeks into November I called management to ask them a question regarding my move out, and that's when they informed me that I had failed to comply with the lease and provide a written notice that I would be moving out (which would cause me to pay the market rate rent for January when I wouldn't be there!) I told them I know I had given one of the people there my notice, and they were very rude in telling me that I obviously hadn't turned one in because they were unable to find it. Reluctantly, the extremely rude girl that "helped" me told me I could turn in another notice and post date it back to October. They will also nickel and dime you every chance they get, so if you decide to live here, make sure you take pictures when you move in and when you move out!! Before I left, I asked management if they could do a walk-through of my apt while I was still in town, but they gave me a list of excuses as to why they couldn't do it while I was there. I ended up leaving town before the walk-through. Today I received my move out final statement, and of course out of $250 deposit, I owe THEM $27!! I received a $20 fee for a "dirty refrigerator" among a list of other things that were ridiculous, unfortunately I have no pictures to prove otherwise. Like I said though, nice apartments, but not sure if dealing with the terrible management is worth it to live here!

                                pros- nice ammenities , no parking issues cons- thin walls( I can literally hear my upstairs neighbor vacuum and close their bedroom door) , cheaply built( platic bathroom sinks , cabinet above toilet is falling off the wall. EASILY THE WORST OFFICE STAFF I HAVE EVER DEALT WITH Things I have experienced since September till now: 1) for starters they ran my credit TWICE!!! This caused my equifax score to drop 28 points. I am still in recovery from 06-08 so I watch that like a hawk. They then had the nerve to play dumb and refused to help me rectify the situation with experian. Luckily the person I spoke with at Experian saw the obvious error and deleted the additional credit check. 2) Right after I moved in I crushed my hand in a window that obviously hadnt been tightened/ maintained since the place was built. This was brought about by their negligence and they refused to pay my $50.00 medical bill. Maintenance has been pretty responsive though for the most part. If the same thing happened to a child though I am pretty sure they would be paying out the wazoo. 3) They actually called and disconnected us from our energy company and signed us up with theirs. I am assuming that they get some type of spiff or kickback for increasing their providers customer base. They admitted the wrong doing to my girl friend but played dumb and flatout lied to me about it. I am considering filing an identity theft complaint with the FTC as a result of this.

                                  I lived here for 2 years. Pros: - New place, so it's very clean - No bug problem - Good location - Good service as far as the management, prompt maintenance - Really nice gym - Never had a parking issue Cons: - These people will nickel and dime you. When I moved out, I got a $25 oven cleaning fee. The oven was clean; trust me. They were just banking on the fact that I didn't take a picture of it, which I hadn't. Also my water bill was $45. That's a joke. My current residence has a water bill under $10. ALSO they tried to raise rent $100 both years when it came time to renew lease. - The sound is a real issue. There are no trees or anything blocking parking lot noise. For the love of God, get an apartment not facing the parking lot because YOU WILL HEAR EVERYTHING. The windows are thin. - I had some ------ neighbors underneath me that were constantly partying and beating on the wall(???). The management did nothing about this. In their defense, I'm not sure how much power they have in that area. - The pool is constantly crowded on the weekends. It's like a water park. Near the time I left, the pool had quieted down some... so maybe some of the old tenants left and this isn't an issue now. (I know they were raising rent prices.) - It's gated, but pretty much anyone can come in and out of there. Overall, I had an okay experience. Because of how bad the sound pollution was, I'm really REALLY glad to have moved, however. Just be aware: There are no sound ordinances in Harris County so the police can't really help you out there. If you're screwed with a noisy neighbor, management will be of no help and you're screwed for 12 months!

                                    We've been here for over a year and yes the apartments are nice with high quality finishings. Granite countertops throughout and vaulted cielings on the 3rd floor apartments. But we have literally had problems from the moment we got here. When we moved in the apartment was filthy with caked dust hanging from the vents and on all the windows and window sills. Our dryer would take 3 cycles before our clothes got dry, they replaced it twice and it still sucks. They say it's because it's not vented properly on the 3rd floor apartments and therefore there's nothing they can do. WHAT? My electric bill isn't too pleased about that. The grout is peeling and missing throughout most of the apartment, we asked to have it replaced and a year later it still hasn't been done. If something in the apartment breaks, they expect YOU to pay for it, even if it's not your fault. And the icing on the cake is that when you go in to discuss your issue they look totally annoyed with you and, I believe, truly could not care less. We're out of here as soon as this lease is up. I really think you can find a better apartment for the price in the area.

                                        I really Like this apartment. Best Thing is Free Covered Parking. I know its included in your Rent. For Kids there is Play areas. I rarely find play area in Houston apartment. Also, Big Pool area. We used to have lot of competition with Family friends at some time. I love it.

                                          I LOVE this place! AWESOME AWESOME AWESOME!!!

                                          I love living here! My lease was up in May but I QUICKLY signed for another lease!! In this area I see NO competition as far as prices or amenities! The floor plans are awesome and the staff is even better! I had a few issues with hot water and a few other minor things and those were fixed the same day!!! The staff always has a smile and always willing to help with any issue. They do a really good job at remembering tenants and making them each feel special! I love the living conditions! Come and take a look, the property is BEAUTIFUL!

                                            I have lived here for a little over a year. I have been very happy with this apartment. My apartment has lots of space, maintenance is very good and quick. The office staff is very nice and always willing to go the extra mile. I have never had any proplems at all and I would recommend this community to everyone looking.

                                              I have been living here for over a year and just had to put in my 60 day notice because my wife is pregnant again and we have outgrown the 2 bedroom. We definately loved living here and are sad to go. Of course sometimes parking was bad but that's anywhere you go in Houston.

                                                Terrible Managment! More ------ day by day.

                                                Nice looking place with high end fixtures, but that's about all the good things I can say about this place. I've lived here for a year and a half. Maintanance will never take care of the drainage problems of bathtubs in my building of the building of my friends apt. The managment is very nice until you sign contract, then could care less. I couldn't even get a battery for the gate remote 2 weeks after i moved in. The pool area is crowded with under age drunk teens who are loud and dangerous. no security!!! You must give 60 day notice before moving out, and you can't change your mind and stay. because they love to prelease the apartments as early as possible. Office staff is arrogant and masters of excuses. Stay away!!
